We are minutes away from the Convention Center (GRB), Toyota Center, Minute Maid Park and PNC Stadium. Enjoy breathtaking views of the Houston skyline & Minute Maid park in our rooftop terrace! Our home primarily caters to business personnel, conference exhibitors / attendees, sports fans and small families visiting Houston.
The Space:
This home sits within a private gated community in the EaDo area. It spans over 2,000 sqft. with 3 bedrooms and 3.5 baths, an attached garage, a chef's kitchen with granite countertops, an open floor plan living area, and an array of windows throughout the home for an abundance of natural lighting! There are 3 separate outdoor spaces throughout the home with enough room for you and all of your guests. You will be close to local attractions and major freeways for an easy commute within the city. If you’re here for an event at Minute Maid park, it is within walking distance from our home!

There are 3 fully furnished bedrooms with en suite private bathrooms. Each bedroom has 9-10ft high ceilings, custom window treatment, ceiling fans, and large Samsung or ROKU TV’s. There are textured glass windows with privacy window films in all of the bathrooms to allow for great natural lighting.

✵ One (1) car can park outside directly in front of the garage (please do not block any neighbor’s driveway)
✵ No more than two (2) cars are allowed in our community per reservation
✵ This is a private gated community - towing is highly enforced

✵There are railroad tracks behind the home, so please be mindful if you are a light sleeper
✵ The train travels at a low speed and has a “NO HORN” policy when it passes through our area
✵ The sound of the train mechanics is at a subdued volume and adds to the industrial atmosphere of the home!
-------- Key Rules --------
✵ **NO PARTIES / EVENTS** Any evidence of a party or event that is unauthorized by the property manager will be charged a $1000 fine, and your reservation will be immediately terminated.
✵ No smoking inside of the home or garage (will incur a fine)
✵ All trash must be taken out of the home prior to check out
✵ All dishes must be washed or placed in the dishwasher prior to check out
✵ Quiet Hours: 9pm – 9am (strict noise ordinance in our community)
Guest Access:
Guests can access the entire home during the reservation time frame.
Getting Around:
You can get around using your personal vehicle, shared ride space (Uber, Lyft, etc.), biking or walking (weather permitting).
Other Things to Note:
Check-in is any time after 4 pm. Check-out time is at 11 am.

✵ Guests can request an early check-in within 1 day of arrival date.

✵ Guests can request a late check-out within 1 day of departure date.
✵ Late checkout is not guaranteed; we will not be able to approve any late check-outs before the 1-day window

✵ NOTE: Guests who check out late without prior approval will be charged a $100 fee that will be deducted from the security deposit.

✵ A security deposit is not required to book a reservation. Guest will only be charged up to the amount should there be property damage during the reservation time frame or extra cleaning needed post check out.
✵ Please be assured that no security deposit is paid at any point unless a damage claim is filed or extra costs were incurred by the host.

✵ Maximum amount of people allowed at the home = 8 guests
✵ Only the number of guests on your reservation are allowed at the home during your reservation dates
✵ You can always update the number of guests prior to your check in date
-------- Animals / Pets --------
✵ **NO ANIMALS / PETS** We respect our guests who have animal allergies so please do not send a request to book if you are traveling with an animal.
✵ Any unauthorized animal on-site will be charged $600 / animal / day.
-------- Pest Control / Wildlife --------
✵ Our townhome is located near an open field and has some surrounding mature trees, therefore it is expected that bugs or other wild-life can be encountered near the property.
✵ Examples include (but not limited to): birds, bees, wasps, flies, mosquitoes, spiders, ants, crickets, palmetto bugs, tree roaches, rolly pollies, silver fishes, raccoons and opossums.
✵ The property is regularly treated for bugs and other pests by a professional pest control company.
✵ We take additional measures to minimize the activity at our home. There may be an increase in activity due to weather changes or nearby construction. Since this is out of our control, no refunds will be given.

✵ For the safety of our guests, we have 5 external cameras in public spaces located throughout the exterior of the home and inside of the garage.
✵ These devices allow for viewing and monitoring of only a public or common space (i.e. front door or outdoor area) and are clearly identifiable.
✵ Common spaces DO NOT include sleeping areas or bathrooms.
✵ Please do not cover any cameras; doing so will prompt the management team to come by and assess the situation at the home.
✵ In alignment with AIRBNB’s monitoring device policy, there are NO CAMERAS located inside of the home:
- No devices are located in private spaces (i.e. bedrooms and bathrooms)
- No devices are located in a room or area that is listed as a sleeping area
- No devices are concealed or hidden from view
- No devices are aimed at or capable of recording a private space
