The Space:
Nestled in Phoenix's historic district, our 2-bedroom/1-bathroom apartment radiates charm, housed in a quaint 1950s building. The apartment unfolds into a spacious great room, combining a cozy living area, dining space, and a convenient workspace. Sink into the comfort of our sofa, indulging in your favorite movie (with multiple streaming services available) in the warmth of the electric fireplace.

You willl delight in our fully equipped kitchen, perfect for whipping up meals. Alternatively, savor your creations alfresco in the beautiful shared courtyard, complete with a wood pellet grill. For dining out, an array of local restaurants awaits your discovery nearby.

Retreat to the comfort of soft microfiber sheets in our inviting bedrooms after a day exploring Phoenix.

Mornings here start with a refreshing beverage and light snack from our breakfast bar, featuring a selection of coffee (regular and decaf), teas, creams, sweeteners, and individually packaged breakfast items. Start your day refreshed and ready to explore.

Guest Access:
You will have exclusive access to the apartment, and shared access to the outdoor courtyard. including a wood pellet grill and dining area for up to 6.

Situated in a historic district, our neighborhood is a delightful fusion of charm and convenience, offering a quieter yet captivating alternative to downtown Phoenix. The area brims with diverse shopping and dining experiences, ensuring you're never far from your next discovery. Additionally, with easy freeway access, the entire greater Phoenix area is within your reach.

While this enclave offers a more serene and peaceful ambiance compared to the lively downtown, it retains its urban character. As with any city setting, some areas are still evolving. Our family, with a young baby and toddler, finds this neighborhood welcoming and comfortable at any time of day, providing an authentic and secure Phoenix living experience.

Getting Around:
You'll be close to the I-10, I-17 and AZ51 freeways, providing easy access to anywhere in the greater Phoenix area. Public transportation is also convenient with the light rail only a mile away!

Other Things to Note:
Please respect our neighbors by keeping the noise level down between 10pm and 6am.

For the safety of other guests and staff, all pets must be kept on leash whenever in shared spaces. Promptly clean up after your pets.

Please note, our home is part of a historic building and, while full of charm and character, it may include some quirks like slightly uneven floors or older-style windows. We invite you to embrace these unique features that contribute to the authentic experience of staying in a space with rich history.

House Rules Policy

Our vision as host is to provide the minimum possible set of rules. It’s your life and your vacation. We want you to have the best possible experience and the most freedom possible.

However, due to our property contracts, there are some rules we are legally required to enforce. As such, we are legally and practically required to take the critical rules seriously.

The specific rules for each policy are stated in your house manual, and on the AirBnB listing details.

Penalties for a documented breach of a listed house rule:
No Parties
$100 penalty plus any business damages suffered as a result of the violation up to $2000

Undisclosed Pets or Pets larger than 75 pounds
$200 penalty plus any business damages suffered as a result of the violation up to $2000

NO SMOKING on the property, including outside
$500 penalty per instance plus any business damages suffered as a result of the violation up to $2000

Marijuana smoking is not allowed and is still ILLEGAL at our listing, as it is considered a public space
$500 penalty per instance plus any business damages suffered as a results of the violation up to $50000

Interaction with Guests:
To ensure you have an uninterrupted and private experience during your stay at The Orchard House, I typically won’t be present on-site. Nonetheless, for those unexpected emergencies or urgent needs, rest assured that a trusted member of my team is readily available to assist you in person.

I’m fully committed to providing prompt responses and support through phone or in-app messaging throughout your stay. However, I kindly request that communications after 9pm be reserved for urgent matters only, as this time is dedicated to rest and family. Your understanding and cooperation are greatly appreciated, and contribute to a smooth experience for all parties involved.
