Features 55” flat-screen TV, wifi, dining table for 4, full kitchen with stove, ref, oven, coffeemaker, dishwasher, cooking utensils, and plates/bowls/silverware. Also, includes a washer/dryer and 1 car garage parking for your convenience!
- Pet fee $50 for each dog and cat (non-refundable). Dogs over 30 pounds not allowed

PLEASE NOTE: Primary guest ages 25 years old below, no reviews and not at 4-5 star reviews. We will require a $500 additional deposit which will be refunded at the end of your stay, given that there are no issues or any damages.
Local hangouts include Riverpark, Tower District, Woodward Park, Fig Garden and old Town Clovis. One of the best restaurants in town: Annex Kitchen (Italian inspired and great for a date night), Benaddiction (great breakfast options), La Boulangerie (French Morning Cafe), Wassabi Off-the-Hook (Japanese), Casa Ciriba (Mexican Food), Robertitos Taco Shop (super late night night Mexican food).
Please note: Even for longer stays we only provide starting supplies like toilet paper, paper towels, dish sponge, dish soap, body soap, and shampoo. You will need to buy your own after it's all used up.

-By booking this property, you have agreed that a Maximum of 1 car is only allowed.
Only park in the garage. Any extra vehicle should be stored at a public rental storage facility. DO NOT PARK BLOCKING ANYONE FROM GETTING IN OR OUT OF THEIR UNIT. CARS BLOCKING ANYONE FROM ENTERING OR LEAVING WILL BE TOWED.
-We charge $100 fee for the first pet will be added to the reservation cost and $75 for any additional pets and will only allow a maximum of 3 pets only. This does not cover any damage that may be incurred or cleaning up excessive pet hair or waste.
-IMPORTANT: Dog poop must be picked up - especially in front of the property or on the street as there will be a FINE of $200.
We cannot accept animals that are not fully potty trained or will possibly scratch furniture. We have some new furniture inside and will have to do a close inspection before and after to make sure there is no damage which we have to consider in regards to the security deposit, including smell or hair. Guests should be able to clean any hair out before leaving.
-$25 fee for Excessive pet hair cleaning up.

-Any noise/disturbance that causes neighbor disruption will incur a $1000 fee, because that can lead to us being forced off Airbnb by the housing community association.
-No Smoking allowed. Smoking inside the property is subjected to $750 FINE which will be used to deodorize the home before the next guest arrives.
-There will be a $250 fine if we found our smoking detector is tampered after checkout

REMINDER:
Effective Sep 18, 2022- For any URGENT REPAIRS needed on the property. We always notify our guest immediately, and let our handyman/service company get inside the property even if the guest is not there. Please note this is only for situations that needed an URGENT action to make sure guest's needs are addressed and resolved immediately. Thank you
