Out of Bounds is a wonderful family-friendly retreat! You'll feel right at home with the cozy furnishings and decor offering touches of New Mexico Southwest decor. As you step inside your immediately welcomed by the open floorplan with soaring ceilings and views of the tall pines.
THE FAMILY ROOM: offers lots of room to hang out and relax by the fireplace. Big screen TV w/ surround offering Cable and your favorite streaming services.
Thoughtful spaces have been set up to relax, get a little work done, or connect with friends sharing photos of your day at the horse races, hiking, or out on the slopes!
THE KITCHEN: spacious eat-in kitchen has lots of granite counter spaces for prep. SS French door refrigerator with ice maker. Keurig & drip coffee makers. Selection of Kcups/ Teas, & metal filter for drip coffeemaker. Generously set up with everything you need to prepare meals, just bring the groceries!
OUTDOORS: enjoy relaxing in multiple outdoor spaces to take in the natural surroundings. The outdoor covered patio off the main living room features privacy wall and custom outdoor kitchen! Both upstairs bedrooms have balcony access with seating. Take in the tree views of the east valley mesas! By day, just extend the patio awning for some shade as the hummingbirds buzz by. In the evenings, cuddle up with a blanket and be amazed by a night sky full of stars! Frequently visited by local wildlife including deer, elk, and the wild horses of Alto!
THE PRIMARY ENSUITE: located on the main level and features a king size bed, cozy furnishings and quality linens, Smart TV, sitting area w/ gas fireplace, large walk-in closet and storage, dual sink vanity with great counterspace, Wonderful french doors and windows to the east let in lovely natural light and unobstructed views of the tall pines. Enjoy morning coffee or an afternoon glass of wine on the covered private patio.
GUEST BEDROOMS: perfect for a young family with kiddos to have their own space! One bedroom w/ King bed, the other w/ 2 full size beds. Both feature large walk in closets, TVs w/ cable, and step out balcony w/ treetop views. A full bath w/ shower tub combo is accessed from the hallway.
Out of Bounds Retreat is equipped with central heat & A/C for your comfort. Gas fireplaces in the living room and Primary Suite. Free Wifi and all TVs are Smart TVs w/ cable and ready for streaming your favorite programming. Guests enjoy complete privacy, no shared spaces, and full access to the entire property and garage w/ the exception of locked cabinets for Owner access only.
NO PETS & NO SMOKING. Country Club amenities are for the private use of property owners only.
Guest Access:
SELF CHECK IN: Access codes for the remote lock are EMAILED to the reservation holder w/in 48 hours of arrival. Be sure to complete your guest check in form after booking and provide your email address and contact phone.
DIRECTIONS AND CHECK IN INSTRUCTIONS: For the privacy of any staying guest, physical addresses are not provided until booking and confirmation is complete. Check in instructions are sent 2 days before arrival, or instantly when booking within 24 hours of check in date.
DIGITAL GUESTBOOK: Directions, check in instructions, and everything you'll need to know are available provided in the digital guestbook! The link is sent via email after booking and completing your check in form. We'll also send via SMS text message prior to arrival.
ACCESSING THE HOUSE: The driveway up to the house is gravel with a slight decline then level. There are a one step up to the front porch then entry to the house is through the front door. The primary suite is on the main level, all other bedrooms are upstairs. Guests have full access of the home except for any locked doors which are for owner's access only. Guests are welcome to use the garage. No remotes provided, access is from inside the house only.

The Neighborhood:
Alto Lakes Golf and Country Club is a private golf community with sprawling vistas, lush pine forest, and breathtaking mountain and canyon views. The Country Club Community is extremely quiet and noise ordinances are strictly enforced. Please be respectful of the quite enjoyment of your neighbors as sound carries in the canyons.
While Alto provides visitors and residents that "away from it all" feeling, we are conveniently located just 1 mile from the turn off to Ski Apache and Ruidoso Winter Park, 2 miles from Alto Lake, and 12 miles from Ruidoso's bustling Midtown and Grindstone Lake.
Lincoln County is a haven for outdoor enthusiasts with great golf, live horseracing in summer months, and dozens of trails open year round for hiking and biking.
Step back in history and take a tour of Billy the Kid's stomping grounds on the Billy the Kid Scenic Byway or take a day trip to nearby White Sands and other great state parks! From mountain peaks to the desert basin, we have it all!
Getting Around:
Driving access is generally easy to moderate and all roads in the Country Club are paved. Some areas around Ruidoso and Alto are hilly to mountainous but generally easy to get around year round. During winter months, guests are encouraged to have access to 4-wheel drive and/or snow chains in the event of a major winter weather event. For extended stays, travel insurance is always recommended.

Ruidoso and it's surrounding area is truly a year-round mountain playground offering something new to explore each season. Winter is synonymous with skiing and snowboarding at Ski Apache, tubing at Ruidoso Winter Park, and holiday shopping in our bustling Midtown. Escape the summer heat! Temps here average a cool 75 degrees. Memorial Day kicks off live horse racing at Ruidoso Downs Racetrack. Outdoor enthusiasts can enjoy fantastic golf and miles of trails for outdoor adventure.
