Enjoy the open layout of this cozy cottage that offers an at-home feel. Newly remodeled featuring vaulted ceilings, a spacious kitchen with stainless steel appliances and beautiful views from 2 decks. The downstairs master suite has a private deck, an en-suite bath with custom granite shower with tub and vessel sink, W/D, and Pack ’n Play perfect for families with little ones.

The main living space includes a powder room on the main level, a fold-out couch for additional sleeping arrangements and a private deck off the kitchen and living room. The smart TV has access to all the latest apps through the smart TV functionality using your own personal subsciptions. There is also high-speed internet.

This unit occupies the top 2 levels of a 3 level duplex. There is a separate unit downstairs with it's own private entrance, it is not connected to this unit and does not share any common living areas. Each unit has its own designated parking spots in an off-street driveway.

*NO PARTIES: We have a strict 'No Party' policy-parties or events are not allowed. Quiet hours are enforced from 10 pm to 8 am.*

*PETS: ONLY 2 PETs ALLOWED (N/A to service animals, applicable to ESA's) . A $50/per pet fee will apply and pets can not be left unattended in your room. Please advise at the time of booking, we will send a request for pet fee payment which is due upon receipt. Pets brought onsite without permission/payment are subject to a $250 fine.

## Access

You'll have private access to the entire house, including two decks with beautiful views of the surrounding nature and 2 tandem parking spots. Max # of 2 vehicles.

## Interaction

We are an off-site host. We are available via Airbnb platform to assist/answer questions. For emergencies, you can call our dedicated hospitality department.

This property offers contactless self check-in at your leisure with our smart lockbox.

## Neighborhood

The most amazing part of this property is its location. Within minutes of many boutique and world renowned wineries and amazing eateries. Only 1/4 mile to the Russian River. Please note, Guerneville in general is a densely forested and hilly area with narrow winding roads, the unit is located in such terrain.

There is a Safeway within 10 minutes on River Road.

## Transit

Uber is usually available with 10-15 minutes of wait time. Reception is not available for T-mobile and Sprint at the house, but there is strong Wifi.

## Notes

For security there is one camera at porch facing the parking spot.

Full refund if canceled 24 hours in advance, minus 4% credit card transaction fee if booked via VRBO or directly.
