Newly built in 2021, this private family home is situated in a quiet neighborhood in the heart of Wells Beach with a sunset view that can’t be beat. Three-story home with four decks provide plenty of space for the family. Offers fantastic, unobstructed sunset views over the marsh from the decks on the main and top floors, and grass back yard. Directly across the street from public beach access #8 and #9 (2 minute walk). Air conditioning throughout the home, fully equipped kitchen, two family rooms with cable TV, internet throughout, indoor and outdoor dining areas, and beach chairs/boogie boards/kayaks/lawn games available. On-site parking available for 3 cars maximum.

FIRST FLOOR: Open-concept floor plan with entryway, fully equipped kitchen, family room, dining area, and half bath. Kitchen island seats three, dining area seats 8. Kitchen appliances include dishwasher, two sinks, microwave, oven, fridge/freezer. Dining table for 8 on the back deck off the first floor, with gas grill just off the deck. Air conditioning unit cools the first floor.

SECOND FLOOR: Spacious primary bedroom with picturesque views over the water includes a king bed, en-suite full bathroom with walk-in shower and double vanity, and large walk-in closet. Second bedroom with queen bed has ocean view. Each bedroom has its own AC unit. Full bathroom with tub/shower. Washer/dryer with detergent/laundry supplies provided.

THIRD FLOOR: Walk into a full family room equipped with cable TV, and covered porches (including seating) on east- and west-facing sides of the house to take in the ocean or sunset views. An ocean-view bedroom has a queen bed, while the sunset/marsh-waterfront view bedroom has two twin beds. Both bedrooms and the family room have air conditioning units.

OTHER AMENITIES:
- PARKING: Parking is available at the house for three cars - two in the front on the flagstones, and one on the side on the stones (Dolphin Street). Overflow parking is available at the Wells Transportation Center a few miles away.
- Bed linens, quilts, pillows, and bath towels are provided for your convenience. Please bring your own beach towels.
- Dish soap, laundry supplies, and hand soap are provided. Both bathrooms on the second floor have hair dryers. Bath products are not provided. Toilet paper and paper towels will be here upon your arrival, though guests will need to provide refills for the remainder of the stay.
- All four porches (two on third floor, two on main floor) have porch furniture for comfortable seating. The back deck on the main floor has a table with seating for 8 and an umbrella.
- Gas grill just down the steps from the main floor back porch, and grill tools + propane tank are provided.
- Two sunbathing chairs, eight beach chairs, boogie boards and skim boards, and two kayaks are available for use throughout your stay.
- Grocery store, restaurants, arcade, mini golf, and other attractions are all in the neighborhood.
- Utility closet off the kitchen has vacuum, broom, mop, etc. if needed
- Open flames are strictly prohibited indoors/outdoors - candles, fire pit, etc.
- Pets are not allowed.
- Smoking anywhere on the property is strictly permitted.
