Please refrain from smoking inside the home! Any smoking evidence will result in a fee for odor removal and furniture cleaning.

★ NO PARTIES/EVENTS ★
We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits.

House Rules
- No unregistered guests
- No events, no parties
- Guests that are local to the area will only be considered for extended stays.
- Quiet hours: 10pm - 7am
- Please remove your shoes at the entrance before entering the rest of the house
- Guest's account must have a verified direct phone number on their profile which will be checked prior to reservation. If the host cannot directly contact guests on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to it beginning.
- No smoking of any kind (cigarette, marijuana, or vaping) - a $250 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property.
- The maximum occupancy on this property is 12 people. Any additional guests that arrive without permission will be vacated off the property for trespassing. All guests must be declared on the reservation.
- Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check-out procedures prior to departure.
- Late check-out fee of $50 will be applied if you have not vacated the property 30 minutes after 10 AM check out unless prior permission is granted from the host. If check out is more than 2 hours late, you will be charged for an additional day and will be charged at our base nightly rate, but this does not award you to stay for the additional day as this could impact other reservations.
- Any tampering of any electronic devices in and around the home is prohibited.
- Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund from Royal Maple Property Management LTD who acts as an agent of the property.
- Guest's account must have a verified direct phone number on their profile which will be checked prior to reservation. If host cannot directly contact guest on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to it beginning.
- Profiles that are new with less than 5 reviews or have a 4.5 rating or less out of 5 are required to pay a $750 damage deposit prior to a booking being confirmed and check-in instructions being shared. The damage deposit is fully refundable at the end of a reservation assuming there is no damage to the property.
- Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be canceled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.

Highly recommend
We came to Edmonton over the holiday break, mostly here for the mall; which was an easy 20 min drive from this location with minimal traffic no matter the time of day. We had 10 of us, Grandparents, adult siblings and our families, kids ages ranged from 5-13. Plenty of space for hanging together or apart, nice open concept in living/dining room. Cozy sleeping with good sized bedrooms, clean bedding and extra blankets! Getting ready was a breeze as all 3 bathrooms have a shower and the upstairs baths have plenty of counter space. Great cookware available and necessities were provided upon arrival, coffee, toilet paper, shampoo/conditioner. Would stay here again!!
