Overall a cute, private, practical house with a central location in West Sedona that's great for those planning on spending their days out hiking and biking and their nights chatting on the back deck. The house is pretty good size for a 3-br. The back yard is very pretty, private, large, and has lots of nice vegetation. The deck is huge and has tons of seating: two tables plus a lounge nook. We didn't spend much time out back though because there wasn't anything to do back there and no view. If we'd been traveling with friends or if there was a view, the deck would have been great for hanging with drinks, but since it was just us and our kids, we see each other a lot already. :)
LOCATION: I don't want to disclose the exact location, but it's about half a mile southwest of Whole Foods, far enough from the big road that you never hear traffic. You can bike to the Soldier's Pass or Teacup trail heads in 10-15 minutes, which are both excellent hiking and biking spots with amazing views.
The third bedroom is a converted garage off the kitchen with a fold-out couch that we put our 10-year-old in, and he had no complaints. Lots of space in there or the second bedroom for air mattresses, which I'd recommend bringing if you have kids since the beds aren't huge and there is so much floor space. We also stored a couple bikes in the bonus room.
The only downside to this house is that there's not a lot to do at the house itself. No view, hot tub or pool to draw us outside, and it was generally either too hot or too cold out there to be pleasant just sitting around on the deck.
VIEW: There is not a view of any of Sedona's famous red cliffs, just a peekaboo view of the tip top of one nearby scrubby hill. Since there wasn't a lot to do at the house and it was just our family, we ended up watching Netflix or playing board games when we were not hiking or biking. Sedona is quite expensive in general, so with three kids we didn't feel it was practical to go out to dinner each night, thus we wished there had been a hot tub or something fun at the house. We only had sit-down meals twice, and both times it was like $130 with tip and no alcohol for the wife and I and three kids 10-14 years old. Like for some reason in Sedona there is no such thing as a lunch that costs less than $20 before drinks and tip unless you go to the one hot dog place or the one cheap taco place. Even pizza is fancy there unless you go to Domino's. So we cooked mostly.
