Summary:
Get ready to enjoy a luxury escape in Jax Beach at this beautiful single family home!! You will be just 5 short blocks from the ocean, local bars and restaurants! This house is a great choice for families, friends, wedding guests, golf getaways and business professionals.

The Space:
The house has all the essentials to help you have an enjoyable, relaxing stay:

- Full kitchen, new pots and pans, knives, and coffee maker
- Smart TV in the living room, login to stream any of your favorites!
- Towels and linens, including beach towels.
- Great place for families! *High-chair and pack and play available upon request*
- For the business professionals, this house has a workspace to accommodate your needs.
- Cleaning supplies as requested, ample supply of paper towels and toilet paper.
- Washer and dryer available for free during your stay.

We have a smart thermostat in place in this unit and do limit temperatures to the following ranges to reduce our environmental impact:
Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F
If this is outside of your comfort zone then this unit may not be a good fit for you.

As a note, this home has 2.5 bathrooms. 2 Full bathrooms and half bath without a shower/tub.

Guest Access:
Guests have access to the entire property - front yard, back yard, and house itself.

Other Things to Note:
PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)

This house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.

We do charge a pet fee of $40/night per pet that you bring with you. This reduces to $200/week per pet and $400/month per pet for longer term guests. We ask that pets that visit this unit are below 20 lbs in weight. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***

***Parties/Events of any kind are strictly forbidden at this property. If you host a party/event/gathering at this property we will levy a $1000 fine.***

We provide a grill for guest use at the property but ask that you clean it after use.

*Not cleaning it will result in a $50 cleaning fee on top of the existing fee.*

We do not provide propane but the previous guests may have left some for your use. If the existing tank is empty you are welcome to buy one for your group and leave what you haven’t used for the next set of guests.

Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . We may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.

We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.

The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
3+ hr early arrival/late departure: $300 or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.

***Smoking is strictly forbidden anywhere on the property - the house, front or back yard***
***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee***

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

Great location and easy check in
I will say I think this property would be best for younger people. The location is fantastic and ample room for parking. The basics are provided. It could use some refreshing and maybe a few extra towels and blankets. I expressed some concerns with a few things that needed to be cleaned better with the agency and I assume they’ll make an effort with those issues for future guests. Note that the layout is very vertical, all the bedrooms are upstairs. We also didn’t spend any time on the top floor balcony, it’s a bit underwhelming.

Great unit, great stay
I booked a short stay at this property on VERY short notice (the night before). Communication with the property manager was efficient and in real time; all details were locked in within 30 minutes or so of booking, and all follow ups during the stay were excellent. The property was in great condition, clean, and with nice furnishings. The kitchen, a bathroom, deck/backyard, and family room area were all on the first floor, with bedrooms on the second floor and the rooftop deck accessible from a spiral staircase. It's about five blocks from the Jacksonville Beach pier. Parking was inexpensive at the pier, and weather was volatile during our stay, so we drove it rather than walking. The firepit on the deck is a cool perk, but the propane tank for it was empty during our visit. We live within a few hours; this will be a great place for us to return to in the future.

Great weekend with my 3 sons visiting for The Players. House was perfect for our needs, clean and in a good area. Would recommend to anyone staying in the area - convenient to everything!

Wonderful stay
My husband and I very much enjoyed our stay at this property. The house is very well managed. We found the property to be very clean and Eric the property manager was always responsive. We were able to bring our beloved pup and she enjoyed the fenced yard. We expect to return to the area in 6 months and hope we can book with this property again. We had everything we needed for a comfortable stay and then some.

The best location ever
10-minute walk to anywhere: The Beach, Publix, The Church, Business, Restaurants (many great ones). On a very quiet street. Incredible Master Bedroom suit with the most comfortable king bed. Two AC Units. It's a really fabulous house. I bought a full propane tank for $24. The grill works well.
