Enjoy a luxurious mountain getaway at this spacious 6-bedroom retreat that is located just a 3-minute stroll from the slopes. Relax in the private hot tub while enjoying awe-inspiring mountain views. The multi-level 6600 sq. ft. home boasts an expansive outdoor patio with a hot tub, an open floor plan, & an impressive movie theater room for you to enjoy. Conveniently situated at the base of Peak 8, enjoy easy access to skiing, hiking, & entertainment options in Breckenridge.

The Space:
Unwind at this luxurious 6 bedroom, 6.5 bathroom vacation home with soaring mountain views that will comfortably accommodate up to 16 guests.

Upon entrance to the home, you will immediately see the spacious layout for the family room and kitchen. Experience the warmth of the indoor gas fireplace in the family room with comfortable seating for up 6 people. To the right is the fully-equipped kitchen with stainless steel appliances where you can cook your favorite meals. The spacious kitchen also features plenty of cabinets for storage and seating in the bar area for up to 6. Enjoy your dinner while sharing stories of your adventures in the dining area with seating for up to 12 people.

Access to the outdoor patio on the main floor is next to the dining area. On the patio, you will see a built-in gas grill, an outdoor fire pit where you can roast s'mores, and enough seating for up to 8 people. The master bedroom is located on the main floor and boasts an indoor gas fireplace, a flat screen TV, a large walk-in closet, and an en suite bathroom with a jacuzzi tub and a walk-in steam shower. The main floor also has a half bathroom and a laundry room with a washer/dryer for your convenience.

As you head downstairs, to the left you will see the gaming room with a pool table and a shuffleboard, a bar with 7 chairs, and the second family room. The downstairs family room features a sectional couch with seating for up to 7 and an indoor gas fireplace, where you can cozy up next to each other while winding down for the night as you watch your favorite show on the flat screen TV. The downstairs area also has a full bathroom next to the gaming area with a walk-in shower, and a secret room that features a steam sauna, where you can relax and let your stress melt away. For a fun family night, head over to the popcorn machine and open the door to a massive movie theater room with exceptional recliner seating for up to 8, a state-of-the-art surround sound system, wall lighting, and a 10-foot projector screen.

To the right of the stairs, you will have access to the outdoor patio with seating for up to 15, a large outdoor hot tub, and outdoor gas fireplace. The first bedroom downstairs has two bunk beds, one with full size beds, and the other with twin size beds. Access to the top bunks are through unique rock climbing steps, perfect for those who want a little bit of adventure before bedtime. There is an en suite jack and jill bathroom that connects to the last bedroom of the lower level of the house to a queen size bedroom with a walk-in closet, and flat screen TV.

The upper level of the home features a second master suite with a comfortable king size bed, a private outdoor patio with seating for 2 where you can enjoy mountain and forest views, a large walk-in closet, and an en suite bathroom with a jacuzzi tub and a walk-in shower. The bedroom to the immediate left of the stairs has a queen size bed, flat screen TV, and an en suite bathroom with a shower/tub combo.

Further down the hall, you will see a door that leads to a unique space that features a living room with a comfortable sofa and an indoor gas fireplace, mountain views from the windows, and a flat screen TV. Sharing the same space with the living room is a fully-equipped kitchen with stainless steel appliances, and bar seating for up to 3. This space also features a bedroom with a king size bed and a flat screen TV with a walk-in closet. There is a full bathroom with a walk-in steam shower next door, and a washer/dryer combo. This entire room can be accessed from the outside through the single car garage.

Guest Access:
Guest will have access to the entire home, outdoor patios, and the private hot tub. You will also have access to the garage where you can park up to 3 cars as well as the driveway which can fit 2-3 cars.

The Neighborhood:
Conveniently situated in one of the best locations in Breckenridge, you are within walking distance to multiple Peak 8 activities and ski lifts. There are plenty of hiking and biking trails nearby for you to enjoy. Should you decide to take the free bus into town, you will have access to plenty of shopping, dining, bars, and other entertainment options you won't want to miss.

Getting Around:
The Breck free ride bus is a convenient option, with Gold Camp bus stop on the Black Express Route only a 3 minute walk from the condo. The Main Street trolley is also a great choice for wandering around downtown Breckenridge. Uber/Lyft are always available.

Other Things to Note:
Please note that, like most homes in Breckenridge, this home does not have A/C.

Please use the parking garage available; no street parking in the neighborhood.

Summit County may place a fire ban from time to time to prevent wildfires. This limits the use of the fire pit, unfortunately. Please ask us if a fire ban is in place ahead of time if you plan on using the fire pit.

There is a Ring doorbell at the front door as well as a camera facing the garage for security purposes.

Please note that the tub is serviced between guests. Sometimes the tub is just chemically treated, but sometimes it has to be drained and refilled. Because of this, please note that the tub may be cold on your arrival and may not be hot on the first night of your stay. As such, if you wish to use it, please ensure you turn it on and turn up the temperature when you arrive. Be sure to keep the cover closed at all times when the tub is not in use!

Please note that there is a missing flooring downstairs.

Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.

• 50% of payment is due upfront and the rest of the payment is due (14) days before arrival.
• Booking Fee: We charge an additional, non-refundable fee of 2% of the total payment to cover the cost of booking processing.
• The credit card holder must provide a picture of the back and front of their ID via a secure and encrypted portal upon confirmation for fraud protection.
• Please promptly respond to any inquiries or requests for additional information to ensure the confirmation of your booking; failure to respond in a sufficient manner may lead to cancellation of the reservation.

Nice house / poor condition
I will start by saying this is a nice house, the reason for this poor review is the condition. I understand we are at the end of a busy season and the house has likely been occupied for the last 4 months but overall condition was not as advertised. Upon arrival we found the following: - Several pieces of glass and a nail on the basement level's exposed concrete floor - That is right the floor in the basement level which is the game room and second living area was exposed concrete, not carpet as soon in the pictures (we later found out this area was flooded and the carpet was removed, this was not mentioned to us) - The hot tub was not working, we had to have service men out on three occasions during our 7 day stay. Due to this we were only able to use the hot tub on 3 days (this seems to be an ongoing issue, the hot tub needs to be replaced) - A leak from ceiling in the dining room - Broken stool in game room Upon sending these findings to the property manager we were reassured a service man would be sent out to address the issues. The only issue that was addressed during our stay was the hot tub which took multiple visits.

Perfect!
We had adults of all ages and 4 children under 6, perfect experience! Enough space and bedrooms for all to enjoy! Easy checkin and out process, easy access to info about the property, would definitely stay again.

Great Location
This home is exceptional. You feel like you have your on space. I would have given it a 5 star but the manager was delayed in telling us the downstair rooms had been flooded and the install of new floors had been delayed. He told me he had tried to contact me but he did not text or email if he tried hard. I only found out because I had reached out to them about check-in the day of. (A offered discount would have been nice) Just beware of the extra fees that are above the nightly rate. They add up. Other than that, it's a very nice vacation get away. One more thing....make sure you have a four wheel drive to get out of the driveway if snow is on the ground.We had rented a van without 4 wheel drive and it definitely was a challenge to get it out of the driveway.

Beautiful home. Good location to slopes. Furniture in den is uncomfortable. Needs better seating. It also needs some TLC. The sauna had an issue before we got there which caused the sprinklers to come on and flooded the downstairs. They had put some rugs down on the bare concrete floors in movie/game room in basement. The door handle to front patio is torn off. Garbage disposal began leaking under kitchen sink out onto kitchen floor while we were there. Maintenance came and put a bowl under the disposal to catch the leak.
