This 2-bedroom property is architect-designed and Edinburgh's only certified eco-friendly ‘Passive House’, set in woodlands and a large private garden. The property is located 15 minutes from Edinburgh Airport, and a 5-minute walk from a frequent bus service to Edinburgh city centre (20 minutes journey time).

4 guests sleep comfortably at Kingswood in two, lower-floor bedrooms. The master bedroom holds a king-size bed and the second bedroom has twin beds and ample storage. Kingswood also has a bathroom, with wash basin and bath, and a separate shower room, with two wash basins and walk-in shower. An additional 2 guests can be accommodated in two single camp beds in the study.

On the lower floor is also a media room, with smart TV, and a utility room with a washing machine. The property also has central heating and complementary WiFi.

On the upper floor is a large, open-plan lounge, dining and kitchen area, perfect for enjoying a family holiday in Edinburgh. A comfortable seating area, fully equipped kitchen and dining table ensure a relaxing self-catering break for all, whether you are staying with family or friends.

Relax at the end of a day of sightseeing and enjoy the sunset with a drink on the large, enclosed terrace, accessed via sliding doors from the living area.

Bookings made at this property require a £500 damage deposit, which will be due 7 days before check-in. Providing there are no deductions to be made from this, the payment will be refunded to your card 5-7 working days after departure.

This property operates a key safe, so you can let yourself in to the property any time after 4pm. The key safe code will be issued before your arrival.

If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.

The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

All properties are strictly non-smoking and do not accept hen/stag/party groups. At least one guest must be over 25 years old.

If you would like us to provide linen for the camp beds and have booked for 4 or fewer guests, please note there will be an additional fee per per camp bed.

Local Area

The property is in the popular Corstorphine Hill nature reserve. You can hop over the wall and enjoy relaxing walks in the forest, which offer fine views towards Edinburgh city centre, and to the hills to the North and South. There are food stores within walking distance (15 minutes), and a large park a 5-minute walk away. Nearby, there is Cramond island shore and a beautiful walk along the River Almond.


Accessibility

The lower floor, where the bedrooms and media room are located, are easily accessible. Please note the upper floor, with the open-plan living area and terrace, is only accessible by stairs.
