The main spaces of the condo:

- A luminous and open living space with a sectional sofa, a flatscreen Smart TV, and direct access to a private balcony through two sets of sliding glass doors – the perfect spot for downtime moments.

- A dining table to seat 4 people comfortably in front of the glass doors to the balcony, which you can open to extend the space to the outdoors for an al fresco-like dining experience.

- There’s a very well-equipped kitchen complete with a refrigerator/freezer, built-in electric stove, microwave, coffee maker, cookware and more so you can prepare meals at home.

- A private balcony with lush jungle views. A great place to start your morning with a coffee, get some fresh air, check the weather, or just ‘be’ in the moment.

- 2 comfortably furnished bedrooms, 2 full bathrooms with rainfall showerheads, and a half bath to accommodate 4 guests as such:

Akumal is truly a natural wonder. In Mayan, Akumal means The Place of Turtles, and it lives up to its name as it’s one of the finest snorkeling spots in the Mexican Caribbean.

ANAH puts you at about 42 km | 26 miles south of Playa del Carmen and about 20 km | 12.5 miles north of Tulum. Nestled along the Riviera Maya and in a great spot to explore both towns. And within a 5.5 | 3.4 miles drive to Akumal Bay Beach or Kay Beach Club for beach and water activity or visit the marine research center dedicated to protecting the sea turtles at Xcacel Beach (5 km | 3.1 mi away), where you’ll also find a freshwater cenote, Xcacelito. A great way to spend a day.

Guest Access:
You’ll have full, exclusive access to the condo and shared access to the condo amenities and common grounds like the pool, gym, hammocks, lounge areas and more.

The Neighborhood:
The suite is located in ANAH inside the private community of Bahia Principe in Akumal and features lush tropical grounds, 3 pools with sun loungers you can enjoy, a covered shaded bar/lounge area, a rooftop terrace, a yoga area, and a gym. Akumal means “Place of the Turtles” in the ancient Mayan language, making it a fantastic spot for snorkeling activities.

Getting Around:
The condo is located in ANAH, about a 1 hour and 15-minute drive from the Cancun International Airport (CUN) or about 97 km | 60 miles away, inside the private Gran Bahia Principe. Driving times vary depending on the time of day, it's best to check your mobile map app when you arrive.

Renting a car is highly recommended. Or you can pre-arrange private transportation for your group from the airport as taxis are quite expensive. Private transport vans can take 8-10 passengers with luggage.

Other Things to Note:
Electricity is expensive here, so please help save energy by using the AC only when needed, closing all windows and doors when it's on, and shutting it off every time you leave. A daily allowance of 20Kw/Day of electricity is included for short-term rentals (2-27 nights). Additional consumption will be charged at 3.85 mxn/kw. Electricity is not included for bookings of 28 nights or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check-out for any additional consumption.

We do supply some bath essentials to get you started, like some toilet paper, and soap. These items are not replenished each time you run out.

For long-term stays (21 nights or more), there is a fee of $60 USD for a mid-stay cleaning service.

There’s an extra charge for additional guests/visitors over the capacity of the property.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

Please also note that the property uses surveillance cameras on the premises. These cameras are strictly for security reasons only.

Lastly, long-term stays are available. There’s also a laptop-friendly space inside. Great for the remote worker!

The laundry room is communal and shared with the other units in the building. It is located on the second floor, next to the elevator. A reservation needs to be made at the front desk to make use of this room. Access and use is free of charge, but you will need to bring your own detergent.

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed in the condo, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties, events or illegal activities are permitted. Excessive noise is not tolerated, especially after 10 pm, to respect the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the property grounds.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Pets are not allowed.

Interaction with Guests:
The place is self-check-in using the lockbox to access the door key. The lockbox code will be provided within 24 hours of your arrival, as it changes after each guest.
