You are staying in a residential resort in Riviera Maya, in between Playa del Carmen (30 min) and Tulum (20 min), next to Akumal village. In this resort you will find a green paradise of tranquility and luxury in equal parts. GATHERINGS:
We know you are coming to Akumal to have a good time, but out of respect to the other travelers, this condo has a strict “No Party” policy.

QUIET HOURS:
Quiet hours are from 10pm to 8am. Guests are responsible for the conduct of all persons in their unit.

SMOKING:
Smoking of any kind is not allowed in the unit. There will be a minimum $250 penalty fee if it is determined that there was smoking in your room during your reservation period.

MINIMUM AGE:
By booking a reservation, you represent and warrant that you are 18 or older and have the legal capacity and authority to enter into a contract. The name on the reservation must be present at check-in and throughout the duration of the stay.

CHECK-IN / CHECK-OUT:
Check-in time is at or after 4pm and check-out time is prior to or at 11am. Early check-ins and late checkouts are based on availability and can be requested one day before. Additional fees may apply.
Electricity is not included in stays over 20 nights. This fee will be charged every month or a day before check-out in stays shorter than a month.

Communication Breakdown! The address is to a huge property. many condo villages. 100's of condos in each village. we hired a driver. He couldn't find the condo either. We used all our international data chatting with VRBO. It was at the info desk on the compound who finally figured out where we were supposed to go. The address should read what they gave us then: TAO - village Hira- name of condo M5-actual unit they never supplied the key lock combo so we could get into the condo. Thank goodness the cleaning lady was there or I don't know what we would have done since VRBO could not contact the owner. They didn't supply the wifi password until we pestered them for a day. When we could not get the TV working they just ignored my questions. There were 3 remotes-was buried in the cushions of the couch. They could have told us which HDMI to use or we had to have our own netflix. We are tech challenged but we couldnèt get the cable working even in spanish. They could also leave directions on how to order water. Nobody in our building used the same company and we couldn't figure out how to order thru the website since it is all spanish. We do pick up water and a few groceries before arrival but for the first week we lugged large bottles from Tulum which is a 700 peso taxi ride. It would have been appreciated to pay 40 pesos for delivery. Id stay again now that I know what questions to ask first!

Nightmare - Avoid anything managed by Hamaca

First, the management company did a bait & switch and moved me into a different apartment in a different building--one on the ground floor facing a parking lot. After I complained daily, they said they were getting the original apartment ready and there was a booking error. After 3 days, they moved me, and then I found out that night that there was no hot water when I went to take a shower. After days of no hot water, and dealing with a maintenance man in the apartment every evening, I woke up one morning to the entire kitchen and living room flooded. Additionally, the management company doesn't provide any names of people involved, so you are forced to deal with people hiding behind their anonymity. Additionally, they only provided information about the apartment 24 hours in advance, and then didn't give me the proper entry codes for the guard gates. I had to spend literally two hours prior to leaving trying to get the right information from them. These people have no business doing property management. Again, avoid anything managed by Hamaca homes.
