The Space:
The condo is located in the Oceana Residences complex and is in one of the most desired locations in downtown Playa del Carmen! This centrally located complex is just 1/2 block from one of the most popular beaches - Mamitas. Plus, you’ll be only 2 blocks from the famous 5th Ave pedestrian walk street where you’ll have almost anything you could think of just steps from your door. But you don’t have to venture out if you don’t want to as the complex has a glorious ground-level pool with lots of seating to rest, relax, and recharge!

- A sun-drenched SITTING AREA that has floor-to-ceiling sliding glass doors that give access to your private patio where you have cushioned seating. The space is outfitted with elegant furnishings and a wall-mounted Smart TV creating a super comfy space to relax after a hard day of fun on the beach!
- A fully-equipped KITCHEN that has quality appliances, granite countertops, loads of cabinet space to stock with groceries, and all the cookware/dishware that you’d need to prepare homemade dishes. Let’s not forget a coffee maker for that essential morning cup of Joe!
- A beautiful wood DINING TABLE and beach-vibe chairs for enjoying meals and good conversation with your group. It can also be used as a laptop-friendly workspace if you have to - we hope you don’t!

Plus, there are tons to see and do; everything from the beach and beach clubs, water sports like snorkeling, scuba diving, stand-up paddle boarding, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private yacht tours and fishing charters, golfing, day trips to Tulum or Cancun and more! The island of Cozumel is just a 45-minute ferry ride!

Getting Around:
The condo is located at the Oceana Residences complex about 55 km | 34 miles from the Cancun International Airport (CUN), however, check your mobile map apps when you arrive as driving time varies depending on the time of day. When you arrive at the property, if you’re arriving by car, there’s free private parking available.
Also, if you’re driving around Playa, be aware there are PARKING METERS in effect from Monday to Sunday, 10 am to 10 pm. You have to look for the parking kiosk, pay, and display your receipt on your car’s dashboard. Luckily, this property is so centrally-located you can easily walk to many places in town. For any sightseeing or activity further away, you can easily rent a bike, take a taxi, or go by ‘colectivo’ (shared-ride vans) where you need to go.

Other Things to Note:
The private spa tub is out of service until further notice.
Electricity is included for short-term stays (2-27 nights). Please help us save energy by using the AC wisely and keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.
It is strictly prohibited to hang any clothing or towels on the balcony. Violation of this rule can lead to fines ranging from 3,000 to 5,000 MXN. Note that these fines may apply even if you are not present at the time when the report is made.
Please be aware that the condo is located in the heart of downtown, sounds from the street can be heard in the condo.
Please also note that the property uses surveillance cameras on the premises. These cameras are strictly for security reasons only.
There is no daily housekeeping service, but cleaning services can be requested for an additional fee.
We do supply some home and bath essentials to get you started, like some toilet paper, soap, body soap, shampoo, paper towels, and some trash bags. Just note these items are not replenished.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (smoking or cannabis) is allowed inside the condo, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charges related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not permitted.
Interaction with Guests:
Upon arrival at Oceana, everyone will need to register at the front desk and get their bracelets. This is a self-check-in unit. We will provide any necessary access codes within 24 hours of arrival.
