The Space:
This 60 sqm | 646 sq ft 3rd-floor condo located inside Lúum Zamá, an exclusive residential community, is this incredible new development promoting an ecological, spiritual and nature lifestyle. This eco-community preserved a large percentage of the native vegetation on the grounds of the property to maintain an authentic connection with nature plus it includes access to unique and exclusive amenities.

This 3rd-floor beautifully designed space features:

- OPEN LIVING SPACE with a lovely DINING table to seat 4 for a comfortable meal at home.

- A SOFA LOUNGE spot with a flatscreen wall-mounted TV for chill time at home. The sofa opens to a double bed to accommodate up to 2 guests.

- The LIVING ROOM offers direct access to the PRIVATE BALCONY via FLOOR-TO-CEILING sliding doors that create a natural indoor/outdoor flow. The balcony has a nice HAMMOCK to enjoy relaxing moments with lush JUNGLE VIEWS.

- A PLUSH QUEEN BED in the bedroom with AC, ceiling fans, a reading chair, a closet area with hangers, some cubbies in the closet and a dresser for your things and a safe box for your valuables. There’s direct access to the balcony from the room too with a seat out there you can relax and read or enjoy a morning coffee or evening beverage and breathe in nature.

- One full BATHROOM with beautiful sleek finishes, basin sink at vanity, and a spacious stand-in shower with RAINFALL shower head.

This complex also has a pool onsite, an alluring open-air lobby area, bikes to enjoy, hammocks on the grounds and more. It will be the great escape you’re looking for! Find relaxation and a connection with nature plus amazing amenities inside this lush community. Amenities include an Insta-worthy palapa for yoga, temezcal, an amphitheater, a clubhouse, walking trails/jogging paths, kids’ area, lookout tower, and Wi-Fi throughout the 24/7 secure gated community.

Plus, if you venture out, there are so many things to see and do around Tulum, so get ready for day trips! Everything from beach & water sports like snorkeling, scuba, paddle boarding, and boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, golfing, day trips to Akumal, Playa del Carmen, Cancun, and so much more!

You’ll have exclusive access to the condo and private balcony. Plus access to the shared complex and community amenities.

The Neighborhood:
This condo is located inside the exclusive gated community offering guests a unique connection with nature while enjoying the security of a gated community.
- Lúum Zama features authentic outdoor living lifestyle w/beautiful green areas, breathtaking jungle views and marvelous amenities. This gorgeous part of town will put you in the center of it all between Tulum's town and the beach!
- Bike or short drive to the beach hotspots, jungle restaurants, boutiques & eco chic nightlife. It’s easy access to the bike path just outside if you need to bike (or walk) to town, the beach or the grocery store. (Chedraui grocery store is across from the entrance to the city.)
- Check out Tulum’s little town for bars, restaurants, shopping or a walk through the park.

Getting Around:
The condo is about 120 km/75 miles or about a 1 hr 40-min drive from the Cancun International Airport (CUN). It’s best to prearrange your airport transfers. There are shared-ride and private transportation options as well as rental car options. Let us know if you need any assistance. We’d be happy to help!

Other Things to Note:
Electricity & Internet outages are occasional occurrences in Tulum, beyond our control. While we sincerely apologize for any inconvenience our guests may experience due to these disruptions, it's important to note that Stella Rentals cannot be held accountable for such events.

Also note that Tulum is undergoing development, so you could hear construction noise during the day from surrounding developments.

The pool was built with local materials, you may find the pool water may not be as clear blue due to this reason, even though it's been recently cleaned.

Stella Rentals grants you preferential beach access to ´´Playa Negroni by Tago´´. Contact your concierge to save your spot.

3rd-floor condo and guests must climb stairs.

Wi-Fi, Flatscreen TV, bed linens, and towels are provided free for all guests during your stay.

There is no daily housekeeping service but a mid-stay cleaning service can be requested for an additional fee. The cleaning service does not include changing the bed linens and towels. If you'd like that service, additional fees will apply.

Some home and bath essentials are provided like toilet paper, trash bags, soap, shampoo & conditioner. These items however are not replenished. If you need more, you must purchase more. And any other supplies needed during your stay must also be purchased.

Electricity is included in short-term stays (2-27 nights) but not included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. We ask that you please help us save energy by using the AC wisely and keeping the temperature at 25°C and turning off the AC and lights when you leave the property.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.


HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed on the premises.

Interaction with Guests:
It’s a self-check in property. You’ll access the building and condo unit using digital access codes. The access codes will be provided to you within 24 hours of arrival.

You’ll have complete privacy during your stay, but we’re available 7 days a week should you need anything - just write us a message and someone from our team will respond promptly.
