Summary:
Discover The Oceanside Oasis nestled in a charming residential area of Atlantic City. Surrounding our neighborhood are fantastic local attractions like Uptown Park, Absecon Lighthouse, Island Waterpark, Ocean Casino, and of course the beach and boardwalk. Inside the home, you'll find a welcoming atmosphere complete with amenities to make your stay comfortable. Whether you're traveling with friends or family, your time here is bound to be truly memorable!

The Space:
FRONT EXTERIOR:
- Small porch area where you can stand and relax.
- Please note that to enter the home there is a small flight of 6 steps to the front and back door.

LIVING ROOM:
- Features a beachy decor, a comfortable pull-out couch, and a large Smart TV (There is no TV cable, only streaming apps).

DINING AREA:
- There is a table to seat 4 in the kitchen and a breakfast bar that seats 4 in the living room.

KITCHEN:
- Kitchen stocked with appliances and many amenities for your cooking pleasure. *Drip coffee maker

WASHER/DRYER
- Located in the downstairs hallway utility closet.

BATHROOMS:
- 1 half bathroom off of the living room.
- 1 full bathroom in the upstairs hallway.

BEDROOM 3: Bunk Beds- the bottom is a full and the top bunk is a single


Each bedroom has comfortable and freshly cleaned linens.

BACK YARD:
- Small deck with steps that lead to the parking area.
- Trash cans located next to the deck
- Not fenced in, a small area that leads to the parking spaces for the homes in this court.

Guest Access:
ACCESS & ENTRY:
- Guests will have access to the entire home.
- Please be respectful to the neighbors and the surrounding homes.

KEYLESS ENTRY:
- There is keyless entry. Your host will provide you with the door code the morning of check-in.

PARKING:
- There is a small parking lot provided that is shared by everyone in the courts.
- For courtesy, we recommend bringing two cars maximum

ADDITIONAL PARKING:
- You can also park around the house where there is plenty of free on-street parking.
- We are not responsible for parking tickets due to negligence.

MAIL:
- Please be advised that it is important to remember all of your belongings during your stay. In the event that you forget any items, we will gladly mail them back to you. However, please note that a $25 shipping fee will be charged for this service.
- Additionally, we kindly request that you refrain from ordering packages during your stay. Our mail is delivered to a lock box, and unfortunately, we are unable to access it on your behalf. If you do choose to receive any packages, please request that a signature is needed so you assure you get your package! Thank you for your understanding.
- We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
- In a quieter part of the city, please be considerate of your neighbors. The property is still located in a city environment; potential for noise from cars.

SECURITY:
- The home is protected by exterior ring camera security.
- There is a Ring Camera in the front exterior.

The Neighborhood:
- We are a part of an HOA; We have rules set in place that all of our guests must follow!
- We have a private shared driveway, though no permits are needed!
- QUIET TIME: This is a city ordinance that our guests MUST follow, between the hours of 10 pm and 7 am is considered "quiet time" and we must be considerate of our neighbors.
- One last note: we do have a noise monitoring system in place called NosieAware. This DOES NOT record any audio, your privacy is our priority. This system does give us a notification if the noise levels within the home exceed a threshold set by city ordinances.

We are a blocks away from the Boardwalk, minutes from other major hotels and casinos. This neighborhood is the safest and cleanest in all of Atlantic City! Right next door to historic Gardner's Basin, you'll be able to take advantage of every one of our top rated sights and restaurants from your next door grocery and deli (Cedar Market), to the best fried chicken you'll ever have at Kelsey and Kim's Southern Cafe. You'll be able to go from the AC Aquarium on the bay side of the boardwalk, to Tony Baloney's Pizza on the ocean side in just minutes.

Getting Around:
We have a private shared driveway in the back for your car when you arrive, where you may park in any spot. You can also park around the house where there is plenty of free on-street parking. For when you travel around the city, parking in AC is generally very easy, cheap, and accessible. We also have the Atlantic City Jitney ($2.50) a few blocks away that will get you pretty much anywhere you want to go in AC during your stay. But we always recommend seeing the heart of AC by taking a nice stroll down the boardwalk!

IMPORTANT!!!
THE PERSON WHO BOOKS MUST BE 21+ AND BE PRESENT DURING THE DURATION OF THE STAY!
Please know that you will be asked to sign a check-in form and rental agreement that outlines the terms of your reservation!
All supplies are provided in moderation; the number of each supply on-site is what we provide, and you may need to purchase more for the duration of your stay. If you want additional supplies during your stay, you will be responsible for bringing or obtaining extra. Here is the list of what is provided per stay:

Shampoo + conditioner & body wash
Toilet paper
Hand soap & dish soap
Laundry pods (detergent)
Limited number of trash bags

One roll of paper towels and a roll of toilet paper in each bathroom (plus 1 extra) are provided. You will need to provide your own for the rest of your stay.

Dish soap, hand soap and laundry soap (where applicable) will be provided in moderation – You may need to purchase more for the rest of your stay.

The kitchen is equipped with a microwave, toaster, blender, pots and pans, mixing bowls, salt & pepper, coffee maker and filters etc. The kitchen is fully stocked with plates, bowls, glasses, mugs, utensils etc.

**We also do not provide beach essentials such as beach chairs, towels, or umbrellas.

HOUSE RULES:
A copy of the house rules are posted at each home. Failure to comply with the house rules may result in immediate eviction without refund:

GENERAL:
Quiet time is from 10:00PM to 7:00AM every day. Please be considerate of your neighbors and keep music, loud voices, and shenanigans down to a minimum!
No prom groups
No bachelor parties
No more than 10 guests (You CANNOT allow anyone outside of the booking party to stay at the house.)
No smoking; If ANY sign of smoking is found in the home, the security deposit is automatically forfeited along with additional cleaning costs to be incurred by the renter.
If we are made aware that there are more guests than the agreed upon number, guests will be immediately subject to eviction.

SMOKING POLICY: Our home is non-smoking. If smoking outside, please smoke away from the house, not on the deck or patios. Cigarette butts need to be kept in a container and disposed of properly. There will be a $100 charge for any butts found outside on the ground that the cleaners have to pick up and a $200 charge for evidence of smoking inside our home.

PET POLICY:
We only allow dogs for a $150 fee. There will be a $300 fee for failure to notify us of a pet present in the property.

CLEANING POLICY:
If any excessive cleaning is needed subsequent to your departure (stained rugs, clogged sinks, excessive pet shed/mess, excessive garbage left around the home, stench, etc) There will be an excessive cleaning fee of up to $700 depending on the offense.

CHECK-IN:
Check in time is 4:00 pm. You may request an early check in 48 hours before your arrival. No early check-ins between Memorial Day and Labor Day.
Upon arrival please inspect the house carefully and report any unsatisfactory condition to the rental manager immediately. Failure to report means you accept the house “as is”. To report any items please contact us immediately with any issues.

CHECK OUT:
Check out time is strictly 10:00 am. We allow late checkouts for a $125 fee. Failure to pay this fee with a late check out will result in an automatic charge of 1 extra day stay (amount differs per property but is a minimum of $125.00). If housekeeping arrives prior to your departure and has to leave and come back there will be an automatic charge of $100.

Interaction with Guests:
We live off-site, but am available via text/call/Airbnb messenger 24/7. We have a property manager and maintenance team in place, ready to address any and all of your needs in a timely manner.

Amazing hosts and really clean house. The neighborhood is slowly being upgraded but we didn’t feel save walking on the street after the darkness. For that reason, we walked to go to the beach during the day but took the car in the evening.

Great property
Came to AC with my family for the 4th of July. The property was perfect for my wife and I, son, 2 daughters and our 2 year old daughter. The bunk beds were perfect for the girls and the house was big enough for everyone to relax after checking in. Nice big kitchen allowed us to heat up some food we brought. We didn’t walk anywhere but driving around and getting back was a breeze. I would definitely recommend this property for families that need 4 beds! If we go back to NJ, I’d definitely stay again!

Perfect for our girls getaway
The property was lovely. It was very clean. The rooms were all a good size. We were eight and it was very comfortable. The location was very convenient. Owner/manager laid things out perfectly between the instructional email nearing our arrival and instructions inside the unit. All three cars were able to park in the back without incident. Would def stay here again.
