The Space:

You and your vacation crew will love this beautiful townhome with a private pool and lush yard, BBQ, terrace with cushioned seating, and lots of comfortable spaces to relax. Enjoy outdoor dining on the terrace, equipped and ready for any meal! You’ll have good WiFi and a Smart TV that can connect to your own streaming accounts for downtime between outings and a kitchen that comes fully equipped with high-end appliances to prepare meals at home any time you’d like. There's a breakfast bar to enjoy a quick snack or work on your laptop if needed. And the essential extras like a coffee maker, blender, even a dishwasher!

There are three bedrooms to accommodate 8 guests: one with a king bed, one with a queen bed, the third with a bunk bed that has a double bed bottom and a twin top, and lastly, a sofa bed in the living room.

Plus, there are so many different things to see and do in the Riviera Maya -- everything from the beach and beach clubs, water sports, boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, golfing, day trips to Akumal or Playa del Carmen - home to the famous 5th Avenue.

Guest Access:
You’ll have full, exclusive access to the home during your stay. Guests also have shared access to the amenities on site, such as the pool, a cinema, playground, sunbed area, gym, yoga room, and basketball court.

The Neighborhood:
The property is located in an area well known as Edena by TAO, which is a short drive from the heart of Tulum. Within minutes you can be on some of the most beautiful beaches in the world! Not only that, but you have a variety of cenotes (natural sinkholes) that you must visit, the Mayan ruins, amazing local food to try and a plethora of boutique shops just a short drive away.

Getting Around:
The townhome at Edena by TAO is 43.5 km or 27 miles from the Tulum International Airport (TQO) and 120 km or 74 miles from the Cancun International Airport (CUN). There is driveway parking for 1 vehicle.

Other Things to Note:
Electricity is expensive here, so please help save energy by using the AC only when needed, closing all windows and doors when it's on, and shutting it off every time you leave. A daily allowance of 20Kw/Day of electricity is included for short-term rentals (2-27 nights). Additional consumption will be charged at 3.85 mxn/kw. Electricity is not included for bookings of 28 nights or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check-out for any additional consumption.

We do supply some bath essentials to get you started, like some toilet paper, and soap. These items are not replenished each time you run out.

- Travelers must be at least 21 years of age or older to book.
- Guests will be requested to sign a Rental Agreement upon booking confirmation.
- For long-term stays (21 nights or more), there is a fee of $55 USD for a mid-stay cleaning service.
- No smoking of any kind inside the home! Drug use and illegal activity on the premises are also strictly prohibited. Failure to comply results in a $300 fine.
- No parties, events, or excessive noise after 10 pm. Please respect the neighbors.
- No more guests than those listed in your reservation are allowed. There’s an extra charge for additional guests and visitors over the property's capacity.
- Guests are responsible for damages that occur or extra cleaning costs as a result of their stay.
- There are outdoor security cameras for safety and security.
- Depending on the booking site to make the reservation, a security deposit might be required that is refunded after check-out, provided all terms are met.
- Guests might be required to present an official ID at check-in or during the stay.
- Pets are not allowed.

Interaction with Guests:
It’s a self-check-in property using a door code. Full check-in instructions will be provided before your arrival.
