Situated just 14 minutes’ drive West of Albuquerque, this 3-bedroom townhouse comfortably sleeps up to eight guests. Modern and functional this vacation rental is beautifully decorated, designed for comfort and convenience.

The Space:
THE SPACE
You'll have access to the entire home, including a private yard with additional seating, perfect for those warm summer evenings. There's ample parking on-site with a double lock-up garage and off-street parking space also available.

Located in a quiet neighborhood with several parks nearby (including a dog park to cater for your most welcomed furry friend), you'll find a host of coffee shops, restaurants, necessary conveniences, and numerous hiking trails, all close by.

Upon entry, you are welcomed by the sizeable open plan living, dining and immaculately presented kitchen with direct access to the private yard.

3 bedrooms and 2 bathrooms provide plenty of space for the entire family, easily accommodating up to 8 guests.

2\. Arriving from North, East, or South: Take I-40 West to Unser Blvd NW, then left on Ladera Dr NW, then right on Casa Verde Ave NW, then left on Arkansas Rd NW. House will be on the right.

* Terms and Conditions agreement and guest verification must be completed within 24 hours of reservation confirmation or prior to check-in which ever is sooner.

* $3,000 accidental damage protection included in every Stay! Although rare, accidents do happen even while we are on vacation. Historically, this was managed with a big security deposit, which can lead to very awkward and unpleasant conversations when the vacation rental manager needed to withhold deposit lot damages. With Security Deposit Waiver, accidental damage from a guest is covered unless it is specifically excluded such as but not limited to smoking inside the unit, intentional damage. pet damage, and willful violations of house Rules. Guest is responsible for damage not covered by the damage waive and for amounts exceeding $3,000. Final claims subject to approval from underwriter. * Pet Fee - $200 per pet. Dogs only with 25 lbs. weight limit. No other pet types allowed.
* 2 Car Lock up Garage and ample parking is available on site

* Smoking is not permitted inside, and we advise a $250 additional cleaning fee will apply if smoking is detected inside.
* We ask that all guests observe and respect the quiet time from 9 pm to 8 am

* Extra linens for the pull-out couch will be in the guest room closet with the queen bed

* Pick up any trash, clean up after yourself, and keep liquids in the dining and kitchen area.

* Please lock ONLY the front door deadbolt and back slider door. Leave other handles unlocked.
* Please leave garage door remotes on the kitchen counter when you check out. Missing garage remotes will incur a $40 fee per remote.

* Please take out trash and recycle bins to the street curb on Thursday night if applicable.

• Unreturned and/or lost house keys will result in a $100.00 fee to replace it.
• Guest agrees to report any issues at home to Host immediately.
• NOTE: Your safety matters. There may be a Ring doorbell security camera, exterior cameras, and a Noise-Aware antiparty device or similar devices at the home.

Great home base for a Spring Break trip
The home was as advertised and communicating with the local manager easy. Close to Old Town and Petroglyph National Monument. About a half hour from hiking on Sandia. We loved everything about the stay and would recommend. The only, very small suggestion is to provide Kleenex!

Spacious townhouse in great area
This is a very spacious townhouse in a great safe area. My husband and I stayed for 12 nights and appreciated the space and area. We had a few concerns when we checked in and our host responded quickly and the minor problems were addressed quickly. We loved the walking paths and views. We would stay here again.

Comfortable Home Close to Family
We have family that live in Mirehaven and this location was perfect - a quick drive or a 15 minute walk on quiet streets and walking paths. This home was comfortable and met our needs perfectly. The host was very responsive and helpful.

Home away from home!
USATF brought us to Albuquerque and this home proved to be the “home away from home” that we were looking for! It was conveniently located near the sports stadium we frequented during our trip. My family of 7 (2 adults, 5 children) had plenty of space in the home. TVs were in every room and the kitchen was stocked with all the basics needed to prepare meals when we dined in. Kids enjoyed the puzzles. Beds were comfy. We all slept so well! Basic toiletries (soap, shampoo, conditioner, lotion), towels and linens were plentiful and the available garage parking was a nice touch of security too! The kids enjoyed the nearby park (within walking distance). The home was also a short drive away from Walmart, gas stations and other eateries. I would definitely rebook with Irvie homes if we ever decided to return to the area. It was a great stay and better than pictured!
