House of horrors & atrocious customer service
Word to the wise: stay away from both this house and this rental agency (Oranj Palm). My family stayed here Thanksgiving week; it was the WORST rental experience any of us have had. We spent all five days dealing with endless issues with little to no help from their customer service.
Maintenance:
Running toilets and/or improper flushing in 2 bathrooms
One bathroom had no hot water in the sink. Handyman was sent over to fix it, and broke the entire faucet so then no water at all.
One shower had water spewing out of the faucets.
Dishwasher in main kitchen DID NOT WORK. Dishwasher in second kitchen left dishes dirty. We were handwashing dishes all week.
Jacuzzi suddenly drained for no apparent reason.
Sprinkler head on lawn blew off sending water gushing everywhere.
No manual anywhere. Completely unclear/not intuitive how to operate jacuzzi jets, gas barbecue, etc.
Safety:
Broken leg on one armchair upon arrival.
Very slippery floor in dining room where people come in from pool - there should be signage there at a minimum. A 77yo family member slipped and fell and had to be taken to the hospital by ambulance.
Very sharp edges on bathroom cabinet mirror. An 80yo family member sustained a deep cut.
Additionally:
VERY poorly stocked kitchen. I called in advance to ask for a list of what would be stocked. Most of the things were not there. There were also NO PAPER TOWELS when we got there. We had to run out to buy basic things - like spoons! Housekeeping came to take inventory of what was needed...and then we never heard back from them.
Check-in/alarm
The house alarm went off upon first entering the house; I was not told it would be armed so was not prepared to disarm quickly. I was not fast enough so...they dispatched the police and were about to charge me $250 for this false alarm; thankfully I was able to cancel in time. For the rest of the day I continued to get calls from the alarm company telling me the alarm was going off (we weren't hearing anything). I called OP who told me I should resolve it with the alarm company.
This place has a punitive feel to it. You're constantly reminded of all the rules (including the ridiculous noise ordinance) and how you will be punished if you don't follow them. OP would do well to spend less time worrying about the city ordinances, and more time attending to the experience of renters.
I wrote to and called OP to complain about our experience; 2 weeks later still no response.
