Kitchen - The kitchen is fully stocked. Example items include a gas stove, dishwasher, oven, coffee machine, and all the cookware needed to make a gourmet meal.
Bedroom 1 & 2 Queen Bed - Queen sized mattress with comfortable linens and pillows.
Bedroom 3 - Kids friendly bunk bed with extendable day and additional mattress. Can accommodate 3 kids.
Queen Air Bed - For guests who have a group of 6 individuals, a top-of-the-line full sized Aerobed is provided and located in the linen closet on the second floor. The air bed will not come inflated, you will have to inflate it yourself utilizing Aerobed's built-in electric pump - no manual pumping is necessary. The appropriate area to inflate this air bed will be in the living room. Additional blankets and sheets are provided along with airbed.
Entertainment - WiFi, High-Definition TV with Netflix, Hulu, and Disney+ pre-installed, plus free to air channels are available. Please note - access to these streaming services are not provided, you will have to log-in using your own account.
Laundry - Washer and dryer are located in the unit with tide pods,fabric softener, and dryer sheets provided.
*Complimentary coffee, shampoo, hot cocoa, body wash are provided. And we provide welcome kit to our guests as well.
**For large group reservations, please make sure that you carefully read the above details and are okay with the sleeping arrangements. Only three real beds are being provided which accommodate 7 people nicely. Beyond 7 people, the remaining 2 guests can choose to sleep on the single queen air bed. If a reservation is placed for 9 guests, it's definitely doable, but you will feel crammed! Also keep in mind there is 1.5 bathrooms. Please understand and acknowledge the sleeping arrangements prior to booking.
Guest access:
Guests have access to everything in the home. A front door code will be provided to you during your stay. There is a security system but it will disarm when you enter the house.

If you need to check-in earlier than our listed check-in time or need to check-out later than our listed check-out time, please check with us before booking.
Additionally, the closet in the bedroom is utilized to store extra linens and pillows in case the living area is to be utilized as a sleeping area. Guests will have access to this space as it doubles as your closet space, but keep in mind it may be a bit crammed.
All we ask is that you treat this residence the exact same way that you would want a guest to treat your own home :) Please also acknowledge the following:
1. Based on past experiences, we do not host groups who are all 21 years of age or younger. If your group is 21 years of age or younger, please do not place a reservation without written pre-approval from us. Failure to do so will result in termination of your reservation.
2. Please do not use our residence as a party house.
3. Please note that we only release door codes to the person who booked the reservation and you must provide valid, government issued photo ID.
4. All guests must be accounted for in the reservation. This means all guests entering the residence/building at any point in time counts as a guest. In other words, the definition of a guest is not limited to only those people planning on sleeping inside the unit, but to all guests planning to be inside the unit at any given time. For example, if 6 people are going to “hang out” inside the unit, but only 2 people plan on sleeping over, then the guest count selecting during the booking should be “6” not “2.” Any extra guests not disclosed before arrival will lead to an immediate termination of the reservation and we will seek compensation for any damages that are found upon our subsequent inspection of the property.
5. No parties/events. We have close relationships with our neighbors and we respect their rights as homeowners. Therefore, we will know if parties are being held. If this rule is not followed, your reservation will be terminated and we will seek compensation for any damages that are found upon our subsequent inspection of the property.
6. Not for commercial use or special occasions without pre-approval (weddings, bachelor parties, birthdays, commercials, bridal showers, photoshoots, etc.). We will consider your request if you notify me in advance. Failure to inform me in advance will lead to termination of your reservation.
7. Please note that this is a smoke-free/drug free environment. If any smoking/drugs are detected either within the unit or in the common areas of the building we will immediately terminate the reservation and we will seek compensation for any damages that are found upon our subsequent inspection of the property.
8. Pets are NOT allowed in this rental unit. If this rule is not followed, your reservation will be terminated and we will seek compensation.
9. No excessive noise or loud music. Quiet hours start at 10:00pm. If any noise complains are reported by neighbors or building management, your reservation will be terminated and we will seek compensation for any damages that are found upon our subsequent inspection of the property.
10. Please ensure to check-out on-time in order to avoid a $50 late check-out fee. We need to have our cleaners clean the unit on-time for the next guest to check-in. If you require an earlier check-in or a later check-out please request it in advance and we will do our best to accommodate you. Unless otherwise discussed, any guest who is still in the residence/building after 1pm will be charged for an extra night. This does not apply if we have approved a late check-out in advance.
11. Guests are assured that the space will be in clean and working condition. No compensation will be given for non-working items outside of our control, including but not limited to, power outages, internet outages, etc. For items inside our control, we will make every attempt to rectify any problems that may occur. It is the Guest’s responsibility to notify us immediately if there are any problems. No refunds or other compensations will be given for problems we are able to rectify within a reasonable timeframe. Guest will be responsible for costs of any repairs for problems caused by actions of Guest or due to Guest’s failure to immediately notify Host.
12. Guests take full responsibility for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such events.
13. Bug and wildlife info: this unit is located in a heavily wooded environment that is naturally filled with wildlife, including the creepy crawly kind. Depending on the time of the year and weather conditions, Guests may encounter mosquitoes, bees, gnats, moths, lovebugs, ants, spiders, beetles, roaches, ladybugs, stinkbugs, and other wildlife around the property. While we do utilize regular pest control services, we are unable to offer any guarantee against or refunds for the occasional critter that may make it inside. We do our best to prevent infestations and guests can help by keeping doors closed and disposing of trash and storing food in a responsible manner. We have pest control services to deal with all of these creatures. If you come across any of them, please contact us via Airbnb’s Direct Message (DM) system immediately. We will work to take timely action to deal with anything that you may discover, both inside your space, or outside, on our property. Many of these creatures are free-roaming. We do not have control of anything that occurs on neighboring, city, community, or privately owned properties, and cannot be held liable for their maintenance of same.
