Forest Ridge is a highly desirable resort neighborhood located across from Loon Mountain. You'll enjoy on-site amenities including pools, hot tub, exercise facilities and walking paths. This condo is spacious and features a large, finished walk-out basement with a pool table and second living area. There is plenty of space for the whole family- including your dog! This is the perfect setting for your family's trip to the White Mountains.

This spacious 4 bedroom 3.5 bathroom condo is ideally located across from Loon Mountain Resort. The main level offers a large open concept living/dining area and a well stocked kitchen. There is a deck off of the dining room with a grill. The primary bedroom with attached full bathroom is on the main level, along with a half bath off of the living room. The upper level offers a loft living area, a full bathroom and a queen bedroom. The walkout basement level has one full bathroom and two bedrooms, one queen and one with two twins. There is a second living area complete with a pool table, fold up poker table and games for the family.

Forest Ridge Sports Club has an exercise room, indoor pool and hot tub, locker rooms, and a game room and reading area. Outside of the building is an outdoor pool, swing-set and picnic area, and a tennis court, open seasonally. The facility is available to residents, their families, and their guests. There are passes in the unit for the rec center.

VACATION HOUSE RULES AND RENTAL AGREEMENT

Please be sure to read this rental agreement in full. By clicking “Book Now” you are acknowledging and agreeing to terms and conditions of the “vacation property.”

RENTAL TERMS/COSTS: Total guests not to exceed 8 people and 2 dogs. Rental period begins at 4pm on date of check-in and ends at 10 am on date of check-out.

PARTIES/NOISE: Absolutely NO PARTIES. The vacation rental is not suitable for people looking for a party house. This is a family neighborhood and guests should keep noise at a respectable level. Guests will be asked to vacate the property immediately if any complaints are made in reference to a party in the home.

SMOKING: Absolutely NO SMOKING is allowed inside the cabin.

PET POLICY: If you are planning on traveling with pets, you must agree to the terms (listed below under "Pet Agreement"). 2 Dogs only. Additional pet fee of $75 will be required at the time of booking.

CHECK OUT PROCEDURE: Check-out is at 10am. Guests are expected to follow the check-out procedure. Additional fees may be charged if the check-out time or procedure is not followed by guests.

FIREPLACE: Guests are advised to use the fireplace with care. DO NOT overload/overheat the fireplace. DO NOT use the fireplace if you do not know how to use it.

ALLERGIES: Our home is pet friendly and our dog frequently stays in the home. Although the condo is thoroughly cleaned between each guest, those with severe allergies to dogs are advised not to rent this property.

SEPTIC: Our home is on a septic system. Please do not flush sanitary items or wipes down the toilet. Do not put coffee grinds or kitchen grease down the sink drain.

WEATHER: No refunds are given due to inclement weather or loss of power caused by storms.

PET AGREEMENT
You agree that you will be responsible for the actions and behavior of each pet present at the Vacation Rental during your stay. The Vacation Rental Guest has permission by the homeowner to have up to 2 pre-approved dogs in the vacation home; subject to the terms and conditions of the rental agreement and this pet agreement. Cats are not allowed in the vacation rental.

SPECIFICATIONS:
-All dogs MUST BE HOUSEBROKEN!
-Do not bring a dog that may chew on furniture!
-At least 1 year of age or older and be spayed or neutered.
-Must be up-to-date on vaccinations and flea and tick repellent.

ACCIDENTS: Pets must be housebroken. The FULL DEPOSIT amount will be charged if it is found that pets have stayed that are not housebroken. We take this VERY seriously!

LINENS: Do not use white linens to wipe down a dirty or wet dog.

PET WASTE: Guest is responsible for cleaning up all pet waste. Waste must be disposed of immediately.

DAMAGE: Pet must not cause damage to the premises or furnishings. If damages are caused, the cost of the damage will be deducted from the security deposit.

NOISE: Guests should prevent pets from producing excessive noise at a level that disturbs neighbors. If complaints are made by other residents in the neighborhood the guest may be asked to remove the dog from the property.

RESPONSIBILITY: You accept and assume all risks involved in or related to having a pet on the vacation rental property and you shall be solely responsible for the pet while on the property. You agree to indemnify and hold harmless the homeowner for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your pet being at the vacation rental property, but not limited to, any claim or liability for personal injury/illness, damage, fines, penalties, which is made, incurred, or sustained by you and/or anyone using the Vacation Rental during your stay.

INDEMNIFICATION & HOLD HARMLESS; ASSUMPTION OF RISK. You agree to indemnify and hold harmless your Host, North Woods Vacation Rentals LLC, and the homeowner, for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your use and/or occupancy of the Vacation Rental, including, but not limited to, any claim or liability for personal injury, damage, fines, penalties, loss of personal belongings, or theft of property, which is made, incurred, or sustained by you and/or anyone using the Vacation Rental during your stay. You and anyone using the Vacation Rental during your stay accepts and assumes all risks involved in or related to the use of third-party transportation vendors, the pool/hot tub, activities participated in while on the premises, or amenities provided at the property, as applicable.

GENERAL TERMS. If any section, clause, paragraph, or term of the Rental Agreement is held or determined to be void, invalid, or unenforceable for any reason, all other terms, clauses, or paragraphs herein shall be severed and remain in force and effect. This Agreement shall be binding on and inure to the benefit of the parties hereto and on each of their heirs, executors, administrators, successors, and assignees.

We want our guests to enjoy our home to the fullest, and for the safety of guests, our home and neighbors, you are expected to follow our house rules and check-out procedure. If it is discovered that any house rules are not followed, guests may be asked to vacate the property and will forfeit all monies paid (including any unused nightly rental fees and deposits).

This Agreement is between the owner of the Vacation Rental (your “Host”), and the individual completing this booking transaction for the Vacation Rental (“you” or “Guest”). You agree that you will be responsible for the actions and behavior of each individual present at the Vacation Rental during your stay. This includes ensuring each individual in your party or otherwise present at the Vacation Rental is aware of and in compliance with the terms identified in this Agreement.

The Guests agree to the terms of this Short Term Rental Agreement, as evidenced by payment and the acceptance of the booking agreement through the direct booking, VRBO or Airbnb platform.

Welcome home
We found the condo clean, bright, and homey. With 3 floors of bedrooms, bathrooms, and sitting areas, the spacious condo was ideal for our (adult) family and dog. We chose it because it was pet friendly but there was no trace of previous pet guests.. no odor, stains, or damage. It’s a lovely neighborhood for walking and was peaceful … we only heard ourselves coming and going to our wedding festivities. The host has many subtle touches in the condo for guests ie games, coffee maker, movies… Our only observation for other travers is there appears to be no central a/c. We were there over a horn muggy weekend and the condo was 78-88 degrees. There are window a/c units in the bedrooms which made sleeping comfortable. There were a couple fans that helped move air but it meant leaving our pet in a bedroom while we were gone. Just something to consider. It’s a great lovely space and we were pleased with our stay. A 2 room pet friendly suite was about the same price for a fraction of the space and privacy. The condo is a 3 minute drive to stores and restaurants and route 93.

Great place to stay
We had a great time at this clean, spacious condo in a great location. There was plenty of space to spread out for 8 of us. The pool table was a bonus. Short walk to the clubhouse with gym and pools. Walk to restaurants within 10- 20 min. Parking for 2 cars in the driveway and two more in cul de sac was great as we had different folks staying for different days. Short drive to hikes, river. Bike trail right off the end of the road. Would definitely stay again
