The beautiful wooden floors in the open-plan living room add a touch of glamour, making the space extremely warm and inviting. The comfy L-shaped sofa is perfect for an evening relaxing with your favourite beverage and a TV programme of your choice. There’s also a coffee table for enjoying a light snack.

The sofa bed in the living room converts into a double sofa bed suitable for up to 2 adults.

The kitchen has stylish blue cabinets and all the essentials needed to prepare a delicious 3-course meal, including a french press, fridge/freezer, microwave, kettle, toaster, oven, induction hob, cooking basics and silverware.

Share a delicious, homemade meal together at the dining table, which comfortably fits up to 4 guests.

BEDROOMS & BATHROOMS:
The Master bedroom is decorated with vibrant colours, and it offers a comfy king size bed, promising an excellent night’s sleep.

The gorgeous bathroom with marble-pattern accents is fitted with a bathtub and an over-bath shower.

Keep the property clean and tidy.
Whilst washing up and stripping the beds at check-out would be appreciated, it is by no means expected.
Quiet hours are between 10 PM and 9 AM. So please keep the noise down and respect the neighbours in the building.
Please remember to close all windows and doors when leaving.
Careful attention to the keys is extremely important. Guests are responsible for any additional costs resulting from misplaced keys or locksmith call-outs.

Electricity and shower failure/poor communication
On the morning of Friday, November 17th, my partner and I awoke to the electricity being off. No lights worked, no outlets, and the shower would not work either. This was very disappointing as we had an important event to attend and were not able to shower before, nor could we use the microwave or charge our devices. Furthermore, it took very long in between me inquiring with the property managers and them responding. I was told that I needed to disrupt my vacation, return to the property, and fix it myself in the circuit breaker. It was our last day in Edinburgh and was an unpleasant end to the trip. The electricity eventually returned but I was unhappy.

Edinburgh stay
Property excellently located near sights, shops, and restaurants. Because of this however, it is extremely noisy. Did not quiet down until well after midnight which made getting to sleep rather difficult. If you are a night owl it would probably be okay. Beautiful window views of the Grassmarket. Needs a bit of touch up paint on kitchen cabinets and with paying for linens for the sofa bed it would have been nice if a blanket was included. Overall very nice place.

Great location, lovely flat
My two friends and I spent a week in Edinburgh and this flat couldn't have been a more perfect location. Right in the Grassmarket neighborhood, you're within walking distance to absolutely everything. There's restaurants and cafe's in excess so you have plenty of places to eat, but you're also close to plenty of markets if you'd prefer a quick grocery shop. The flat had pretty much everything that you'd need to be comfortable cooking and the breakfast shop that we added on to the booking was incredibly helpful on our first day as we didn't need to worry about getting food first thing. The street that this flat is on can get quite rowdy on the weekends, but it wasn't anything that earplugs couldn't fix and it's such a great location that the business was worth it in my opinion. Mid week isn't nearly as noisy as the weekends of course. My only real issue with this spot was the hot water. We found it to be very inconsistent. Normally this wouldn't be a huge deal but because we were visiting in the colder months, it would have been great to be able to take a nice warm shower or bath and that just didn't happen haha. In no way a make or break issue for me, but I can certainly see other folks being more frustrated by that, especially as it gets even cooler in the winter months. Overall we had a really lovely time and I would absolutely book here again.

Very Noisy Flat
The location was nice since it was close to the Castle and many restaurants. But I would not recommend this flat as it was extremely noisy all night long with street noise. So many drunk people going by shouting at 1,2,3, 4 am!!! There were also street lights that were extremely bright and shining into our flat all night. The drapes helped some. There was no where to put our clothes. The bed was described in the listing as a "King". It was actually a double. Lastly, it was very warm and stuffy because there was no air conditioning or fans available and we could not keep the windows open because of the noise. Do yourself a flavor and stay somewhere else.
