Grassmarket Third Floor walk up
Our stay was very comfortable, and pleasant; with lovely surroundings in the apartment. The owners offered guests biscuits, Scottish toffees and milk for tea&coffeevery thoughtful and generous. We were entranced with the view down onto the Grassmarket. There’s an excellent hot shower and plenty of space to relax. We were there during the weekend, which was especially difficult due to the cafes music until 1:00 AM. The noise from the courtyard behind the building was a lot to deal with because restaurant staff were emptying trash between 12 and 2 AM. As the description states, The walk up to the 3rd floor is extremely challenging for folks, especially if you have hip or knee issues (There is no railing). We got our quota of daily exercise!

Wonderful Stay, Great Location
This property was a perfect stay for our family!Let me preface by saying I would NOT RECOMMEND this property for anyone with limited mobility or small children. The flat is on the third floor with no elevator/lift and the steps (57) are stone without a railing. That said, it was perfect for our family of four (2 adults, 2 teens). It is located perfectly to the Castle entrance and walking the Royal Mile and shops and restaurants right outside on Grassmarket and Victoria Street. The flat itself was clean and comfortable with separate bedrooms, one with two twins and one with a queen, full kitchen, living room, and one bathroom. My sons said the twin beds were comfortable. The queen was also comfortable. The bathroom was updated and very clean. The kitchen is well stocked with everyday items. The host provides a stocked tea station with a pint of milk, a carton of orange juice, and a few treats. The living room area provided some much needed down time to watch TV, play games, and read and space to spread out. The cafe directly below, Jacques' Cafe, has delicious breakfast and the staff was so kind. We also ate at The Beehive Inn and Biddy Mulligans right on Grassmarket.

Hidden Edinburgh Gem Just Off The Royal Mile
We stayed in this apartment in April 2025 and absolutely loved its location with respect to the major tourist attractions in Edinburgh. The property managers were absolutely a pleasure to work and interact with. The instructions for guests were very easy to follow and understand. You can tell that they are experienced with vacation rentals. The flat is located done a narrow-gated alleyway and on the 3rd (top) floor which helped with noise from the neighbors. However, since it is located in the Grassmarket square area, there was noise from the nearby establishments well into the night. With that said, also be aware to keep window blinds closed as the neighboring establishments behind the flat are at your level and people can look in.The WIFI and heaters worked well, and the bathroom and kitchen appear to have been updated recently. Be aware that there is no elevator and the staircases between floor twists up and can be awkward to navigate with bigger-heavier luggage.Furthermore, we came during a “slower” time for tourist in Edinburgh and the weather was cooler/wetter. We cannot speculate how busy the area will be during peak tourism season.

Really nice place and fabulous location but be aware that the winding stone stairs that go up 3 flights have handrail. Not good for seniors. Very organized and welcoming space.

The apartment is conveniently located. The furnishings are simple and nice. And for the most part, the description is accurate. However, you should know a few things before booking this place.It is LOUD. Since you are located by several pubs and bars, you will need to bring earplugs/noise-canceling headphones. I assumed with the thick windows, the noise would have been muted. That is incorrect. You can hear the band playing from the Cold Town House pub in your bedroom as if you are right in front of the stage. You also constantly hear the banging of bottles as the service folks empty the trash.The double bed squeaks terribly. I am not a light sleeper. If you turn at all on the bed, it will wake you up. The bed is useless. You cannot sleep on it at all. It stands to reason that the host would fix this problem with a simple wrench or screwdriver. I tried contacting my host during my stay to ask for these tools and received NO RESPONSE. Also, it is a platform bed with a frame that awkwardly sticks out. I banged my foot/ankle on it several times due to the dresser and bed configuration. Be aware.The view of the castle isn’t what I expected. You have to crank your neck to see it from the back bedroom. It’s not like you will have tea or coffee and admire the view.No olive oil or pan spray. Don’t assume you have some of these basics.The bathroom has a strange mirror configuration. It's super small.I would not recommend this place during peak times.

Perfect place to stay in Edinburgh
We were 3 friends wanting to stay close to the centre but somewhere relatively quiet and peaceful. We had one evening out but wanted to be in for the other evening as we had arranged a long lunchtime out in Leith. The flat was perfect. It was spotlessly clean, excellently equipped and very comfortable. The arrangements were easy to follow and the owner very responsive around allowing an early check in. The welcome pack was really appreciated. I wouldn’t hesitate to stay here again or recommend to others.

Spacious and convenient
The apartment is spacious and convenient. Derek is extremely responsive. There was a brief power outage during our stay and he made sure to keep us up to date on restoration times from the local utility. The apartment is conveniently located to all of the local sites.

Fantastic apartment with fabulous views
Location was perfect. Easy walking distance to castle and Royal Mile and over onto Princes St. many lovely bars, pubs and cafes right on doorstep.

Equipped. The welcome box was very thoughtful. Would definitely stay again. Steps up to the apartment are stone with no bannister so tricky if unsteady on feet.

Loved the rental, very clean and spacious. The stairs going up to the third floor were a bit difficult to navigate with luggage. The location was very central to all tourist needs however very loud at night with music. We enjoyed our stay.

This was a great apartment: super clean, great kitchen, nice gas stove for a chilly nite, and fantastic location. Right on Grassmarket on a square with plenty of restaurants, walking distance to the castle and Royal Mile. Perfect way to see the city. Highly recommend.

The location is perfect. Just off the busy Royal Mile. Lots of great pubs just outside the door. Great for sitting at in the evening and people watch. The flat is fantastic. Great location in the heart of old Edinburgh. Dozens of great restaurants and a short walk to the Royal Mile and Edinburgh castle.

Exceptional on all counts
1. Excellent location. Expect outdoor noise (vehicles, music, people) because of this excellent location. It does quiet down by midnight, however, there are always verbal stragglers about.
2. Immaculate apartment.
3. Very comfortable mattresses.
4. Easy to operate washer. There is a drying rack that plugs in.
5. Wonderful breezes from all rooms.
6. Staff person at Café Jacques was very kind and welcoming (he saw us unlocking the front gate and checked to see if we were managing okay).
7. Contact with owner was easy. We received a standard email close to check-in time with all the needed information (simple in fact). Additional information was provided within the apartment which was clear/easy to understand.
8. We really appreciated the coffee/treats. It would have been nice to have an extra or larger ice-cube tray (we like ice in our drinks).
9. The owners have thought of everything!
10. If you want to be close to Edinburgh castle, restaurants, pubs, shopping, Saturday market, bus tours, this is an ideal spot. I would love to return.

Great Property
This apartment was fantastic! Great location right in the center of activity. Beautiful views of the castle. We could hear the bagpipes and music from the stadium. Be prepared to carry luggage up three flights of steps. That was a haul but well worth it. Cheers!
