The Forrest Road Residence is a fabulous 2-bedroom apartment that enjoys an unrivalled location set in the very heart of Edinburgh. Positioned right on the edge of the city’s historic Old Town, you are surrounded by an abundance of character and ‘must see’ attractions. Edinburgh Castle, the Royal Mile and the beautiful open green spaces of The Meadows are all just an easy stroll away. The National Museum of Scotland and the University of Edinburgh are also within walking distance. The Old Town itself and the Grassmarket area have a wide array of restaurants, cafes, bars, and eclectic boutiques - you really will be spoiled for choice of things to do. Princes Street, St James Quarter and George Street are within easy walking distance and afford a wider range of larger retail stores.

This apartment presents contemporary interiors throughout, that sit perfectly alongside original retained features; ornate cornicing, exposed floorboards, fireplaces, and high ceilings - all typical of old Edinburgh architecture.

When you’ve had your fill of exploring the closes and cobbled streets, sit back and relax in the generous, contemporary sitting room, decorated in the latest chic colour palette, and take full advantage of the huge flat-screen Smart TV and complimentary WiFi.

You’ll find everything you need for your self-catering holiday in the roomy, traditional kitchen, including a large oven and hob, along with a solid wooden dining table that seats four guests. Other appliances consist of a fridge, freezer, washing machine, tumble dryer, microwave, and dishwasher. And that all-important coffee machine!

You have the choice of two bedrooms to rest your head. The master suite boasts a super king-size bed and original marble fireplace, and the other also has a feature fireplace and a king-size bed. Both have plentiful storage.

Please note we do not provide hypoallergenic bedding at our properties.

A slick shower room with a spacious walk-in shower, complete with a rainfall shower head completes this wonderful home from home.

And this property benefits from a private parking space - a real rarity in the city centre!

A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager.

Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 19:00 may incur a late arrival fee of ÂŁ25 for unsociable hours with arrivals after 22:00 incurring a late arrival fee of ÂŁ40. Arrivals after midnight will access the property via a key safe. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible.

The latest departure time is 10:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

A ÂŁ200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.

All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.

The apartment was lovely, conveniently located, and the host met us immediately upon arrival. The walkup was as described, so there were no surprises. Having a washer and dryer was an additional amenity that came in handy. The grocery below also was very convenient. I would definitely stay here again.

Great flat in a great location

This flat in Edinburgh is centrally located, with a great little coffee shop next door. The beds are comfortable, and the living room is spacious, a wonderful place in the city!

The property is amazing, beautiful, large room, fully equipped with luxury linens, glassware, And every type of cookware you can imagine. Grocery store, right Downstairs. Walkable to all of old Edinburgh. Host was very responsive. We definitely recommend five stars!!!

Lovely big flat, super convenient location

My husband, adult son & I had a great 3 day stay in this luxurious flat while we enjoyed central Edinburgh. Right in the hub of the city, but still peaceful inside, very comfortable/spacious for 3 adults & great communication with the owner - fab😊

Great find with parking

The apartment is very clean. its great to find a property including free parking behind a secure gate. 2 double comfy beds, great shower, great kitchen. Everything was so easy to use. Bonus is that everything to would want to see and do is well within walking distance,around a 10 minute walk to the royal mile. Will definately staying at this proprty again. Great time in Edinburgh.

Close to everything you want to see.

The apartment is beautifully decorated. Very spacious and clean. We felt we could walk to most everything we wanted to see. Walking distance to the train station, castle. Royal Mile, etc. Lots of pubs and restaurants close by. We loved our time there.

Time in Edinburgh

We had an amazing time at this flat. It was the perfect location to old town and a short walk to city central. The flat was huge and was as described. Easy checkin and literally no concerns. I definitely would recommend. Great restaurants!!! Would stay here again

We had a great stay at this property. The communication from Tony was excellent and we were able to access the property a bit early on arrival which we really appreciated. The property is as it appears in the photos and is well equipped and spacious. It is situated in a great location in the Old Town and whilst the local area is busy it felt perfectly safe. There are plenty of food options and supermarkets available locally. Everything else you need is within walking distance as are many of the attractions and locations of interest. A real gem of a property and one we would definitely recommend.

Beautiful flat!

My husband and I came to visit our daughter who is getting her masters and Uni of Edinburgh but she wanted to stay with us while in town. This flat is very spacious and beautiful. It was very clean and had all the amenities needed to spend a week there. The location is fantastic and close to all. There are plenty of pubs, coffee shops and restaurants nearby too. Loved staying here. It was great to come back in the middle of the day to rest and relax and look out from the gorgeous big windows. Fantastic time in Edinburgh and this place was one of the reasons why.

Centralized stay

Property is on second floor, which is 45 steps up. This entry had some outdoor graffiti and does not look so great, but once in the flat, it is sparkling clean with nice amenities. L shaped sofa is very comfortable and also the beds. Washer dryer works quickly and kitchen is well stocked with cookware. Location is excellent. Scotland museum is two blocks away and the Royal mile is a 10 minute walk away. Lots of pubs and cafes nearby. Walk from train station is about twenty minutes. Manager met us on site and was very responsive when the pilot light under the hot water tank got turned off. Would stay here again!

Convenient and amazing city location w/ city sounds

Tony was amazing and so very accommodating. He was available for questions and info and responded quickly. Location was incredible and we were able to walk everywhere we could've wanted! The flat was well decorated and cared for and was very nicely sized. There are a couple coffee shops and a mini market right outside of the door- very convenient! I would recommend a white noise machine to help drown out the noise at night if you're not used to sleeping in the city. Note for travelers** We rented a car for our next destination which required loading up on the street Sunday and parking patrol was all over us so think about parking if you go that route.

This is a beautiful apartment in an excellent location. Everything you need and spotless. It is up 2 flights of stairs if that an issue. Also there is a bar next door and people hang out but seemed to stop fairly early. It all looks newly remodeled and it is just so pretty. We loved it

Good for more than two adults traveling together

The entry to the building and the stairwell is pretty grungy and covered with graffiti, but, if you get past that, the apartment is clean, cozy and spacious. We required a property with two bedrooms and this one was perfect. It's within walking distance to all of the major tourist attractions and neighborhoods. We managed but it would have been easier and comfortable if there were paper towels (only 2 sheets left upon check in); we didn't have to hunt for more toilet paper; a few more towels for a 3-night stay with 3 adults; provide face cloths; and a Nespresso or drip coffee machine would have been lovely. Thanks for a great stay!

Lovely apartment

The apartment itself was lovely - very spacious, clean, and all the amenities you could possibly need. A few caveats, though. I had specifically inquired as to what floor the apartment was on, as my husband has some knee issues. I knew one flight of stairs would be fine, but would be worried about anything beyond that. I was told it was on the second floor. It is actually on the third because the first floor is businesses (so it is on the second floor of apartments). There were 46 steps to get to the apartment! I think anyone who might have an issue with stairs should know this. Also, yes, there is a parking spot for your rental car behind the building, but there is a locked gate, and it takes two people to operate it - one to lift the gate and one to lock/unlock. The building and apartment keys are both tricky - definitely work, but not without some effort. Also, the halls are VERY dimly lit - almost to the point of being a little dangerous. There are automatic lights that come on at night, but during the day, those lights don't come on, and it is very dark and hard to see. Would I recommend this apartment? Yes. As I said, it is a wonderful space, but I think renters should also know the caveats so that they can make an informed decision.

We thoroughly enjoyed our stay in the property. It was spacious, clean and well-equipped. Towels and linen were good. Location and communication with the host were great. Within walking distance of most sights but had a bus-stop outside for venturing further. The stairs to the 2nd floor were the only thing we didn't like - not recommended for those with reduced mobility. Otherwise, fantastic!
