Storm or No Storm, Roelens Needs to Do Better
We knew the Cape Coral area had been hit by Hurricane Ian, so we checked a couple of months before our arrival date to see if there had been any damage. We were told there had been some landscaping damage and a few of the pool screens were torn, but that Roelens was sure it would be fixed before we arrived. It wasn't. And that was just for openers. We submitted five maintenance requests on our first day. Some, like the broken latch and closer on the front screen door, were fixed promptly. Others, like the faulty kitchen lights and the ice dispenser in the fridge, were never fixed during our two month rental.
Roelens contract specifies a thorough inspection before the renter arrives to make sure everything is working. We don't think the inspection was done. There's a binder with instructions on how things work, but we didn't get it until day 6. The house hadn't been cleaned (they sent the cleaners on day 5 of our stay), the water line to the freezer was leaking (fixed on day 18), the master bath toilet ran continuously (fixed on day 19, along with the pool screens), two of the smoke detectors didn't work (we didn't think to check them until day 30, and they were fixed the next day). The owner graciously refunded us two days rent since the roof was torn off and replaced while we were there. The listing said there was a safety fence available for the pool, but there wasn't, and they couldn't get us one, so we fished our half-blind dog out of the pool three times.
We were visited by four different Property Managers (two were being trained). The first of them promised a yard cleanup (which was never done) and a power washing of the lanai (done on day 9). The garage door opener was replaced on day 19. She noted the lack of mats at any of the doors and promised to take care of that, but never did. She also thought she'd be able to get us a TV for the master bedroom, but the owner balked at that. We showed her the gas grill which hadn't been cleaned and was infested with ants. That got taken care of by the cleaners, but the igniters never did work, and the grill was replaced on day 53 of our stay.
I could go on, but the bottom line is that the place wasn't ready to be rented when we got there, and was still in sub-par shape when we left. This place has the potential to be a four-star rental, but it's evident that, given the number of properties they're managing, and the damage they suffered in the storm, Roelens just hasn't got the staff to keep up.
