Location! Location! Location! Your Front Yard is the Sandy Beach and Ocean! Enjoy lovely sunrises, evening sunsets and Catalina Island views.

Relax on your vacation at this recently updated 3 bedroom Oceanfront lower level unit located directly on the sand at 39th Street on the Balboa Peninsula. Seashore Drive with the boardwalk bike path is located directly behind the garage. This property is walking distance to the Newport Pier and Lido Marina Village.

The highlight of this home is the large beachfront outdoor patio on the sand, just steps to the ocean! People watching has never been more entertaining, all from the comfort of your private oceanfront patio. This patio area includes a large dining table with seating for 6 along with outdoor reclining chairs/ottomans and a propane BBQ. It is a great location for entertaining and enjoying cocktails with family and friends while overlooking the ocean in comfort.

The beachside patio opens into the living/dining room area containing comfortable furnishings, beach décor, fireplace, TV, Wifi and has phenomenal ocean views. There is a sunny interior dining area that seats 6 overlooking the water and sand.

A queen bed graces the master bedroom at the end of the hallway, with an en-suite bathroom. The remaining two guest bedrooms each contain two twin beds and share a hall bathroom with a shower/tub enclosure.

The garage has a washer/dryer and one assigned garage parking space.

The Beach at 39th Street is a great location for all types of water activities. There is a lifeguard tower at 40th Street for water safety along with beach volleyball access.

There are many shops and restaurants within walking distance along with Pavilions grocery store and Lido Marina Village. The newly revamped Lido Marina Village has many trendy dining and shopping options. Only a quick bike ride or walk to Newport Pier with many shops, restaurants and bars, including Dory Fisherman Market to purchase fresh seafood.

Garage entrance is very narrow on a very narrow street, the patio entrance to the beach is difficult if you are a senior citizen, tv options are limited, and the unit could use updating. All in all, it was a great location for a wonderful beach experience.

I would, however, put shelves in the closet with the broom and shelves in the closet with the chairs...There if no room to put your food, drinks, if you are stocked for a week. Those things could go in a bedroom closet. Still had a great time.

Very outdated and needs updating very badly

Overall, I do not recommend this vacation rental. Reviewer Comments: The place never seemed to feel clean, very moldy and shower heads and tubs were un functional. The furniture and couches were not comfortable. The queen bed was so uncomfortable my husband and I slept on the twin mattresses in the kids room.

AWESOME Location.....House needs Help!!!

Overall, I do not recommend this vacation rental. Reviewer Comments: Beachfront was amazing!! Wish the house could compliment outside. House could not accommodate 6 adults comfortably. No room to put anything that was needed for a weeks stay. Living room furniture was a patio set and not comfortable. One of the outside swivel patio chairs was broken. Two butt kitchen definitely needs to be updated. No storage in kitchen. No storage space in any of the rooms. Couldn't access closet in Master. Master bath has a very small shower. Being beachfront definitely got us through the week.

This house is close to all of the amenities and yet is off the board walk and is nice and quiet. This was our 18th consecutive year and we plan to return next year as well.

If you stay outside most of the time, this place is great!

Reviewer Comments: PRO's: 1) Location can not be beat 2) Everything works 3)Showers have incredible water pressure 4) patio and BBQ is the best thing about this house.CON'S: 1) Everything is old and from the 70's including bedding, furniture, bathrooms, and decor 2) Drawer liners in all drawers are old, stained, and not clean-kinda gross when you want to put away your clothes or toiletries 2) Outdoor furniture is used inside as indoor furniture 4) No beach towels 5)skimpy on TP and Paper towels-why is that? An extra $5 could go a long way for a better review 6) Master bedroom and bathroom are tiny 7) Blood spatter on the master ceiling 8) Its not dirty, but I never felt clean in this house 9)No extra amenities whatsoever-felt very nickel & dimed 10) Owner lives upstairs-did not affect our stay but FYI

Ocean front getaway!

Perfect for families with kids who don’t want drag beach gear back and fourth all day! Great location to walk to places and overall really quiet area. Only complaint was the bed in the master bedroom. Unable to sleep on it which made for a long week.

Cottage on Newport Beach

Loved waking up every morning and watching the Dolphins playing in the ocean. House a little small but fit our group of 4 adults and 2 kids. In need of updating bathrooms/kitchen but can’t beat patio right on the beach and close to dining and shopping. Enjoyed our stay.

Thanksgiving Rental

Overall, I recommend this vacation rental. Reviewer Comments: Great location, perfect patio on the beach with no foot traffic providing a more private experience. Had perfect weather. Management was easy to work with and place was clean. perfect size for 2 parents and 4 adult kids (each had a bed). Decor outdated but mostly spent time outside on patio. Had 2 negatives though 1) coin operated laundry. Seems a big inconvenience for the renter especially compared to the high rates that are charged. Luckily we were there a shorter time and didn’t need to do laundry. 2)kitchen and cubboard space is really inefficient. I was fighting the space the entire time. Only 1 person can fit in the kitchen at a time and there is nowhere to put anything. Adding just even a few shelves to the large empty closets next to kitchen would be a huge help. Not good for entertaining or prepping larger meals.

Beach Trip-Annual Family Highlight

Overall, I recommend this vacation rental. Reviewer Comments: We have been going to Newport Beach with our kids and grandkids for for the last 16 years. For all of those years we have stayed at a Burr White property and for the last 12 years we have stayed at 3903 Seashore.We love it because it is right on the sand a few hundred feet from the water. It is a lower unit with a large well furnished patio. Since the upper uint is held by the owner, we have no noisy neighbors to contend with. It is close (walking or biking) to shopping and restaurants and the pier. We have every intention of continuing this exciting and relaxing family tradition for the foreseeable future.
