"From May 1st to September 30th, we require a 3 to 6-night stay when booking any weekend night if more than 3 months out and a 2 to 3-night weekend stay if booked less than 2 months away from the dates you want to book.
1 night stays are approved on case by case basis and typically accepted during the week in peak season and 99 percent of the time in off season times.

With two cottages side by side, this rental is ideal for group getaways or large families of up to 45 guests. The layout includes five kitchens, five bathrooms, six king beds, a loft bunk, a hot tub, a swim pool spa, volleyball courts, two firepits, gas grills, fire tables, tetherball, basketball, a tiki bar, a game room, and fishing on the dock with kayaks, canoes, and float rafts. There’s even a house escape game where you can search for the word and win prizes like pizza, steak, or dinner!

The property offers four houses with an option to add a trailer for 10-12 people. The accommodations include Sunrise Cottage, Sunny Days Main, Sunny Days Studio, Sunshine Main Cottage, and Sunshine Tiki Home, all located in a cul-de-sac with a private volleyball court, a Michael Phelps swim spa, cornhole, tetherball, basketball, rowboats, and plenty of other activities. Gas grills are available to cook your catch, along with fire tables and house escape games, including a Bible version. If anything is missing, just let us know, and we’ll add it!
The rental agreement must be signed within three days deposit paid constitutes signature of agreement on file and of your booking approval, and a copy of your ID must be sent to us before check in failure to do so may result in the cancellation and loss of deposit or monies paid for your reservation without a refund. Cancellations after a rate discount is applied to advertised rates constitutes a non refundable agreement for any cancellations and can allow to transfer to new dates with 10% cost and credit card fees are applied 3.99 % to all reservations charges charged. Reservations are final in peak seasons and no refund for cancellations are given for any monies paid.

Please note the house rules: an additional guest rate of $25 per person, per night, with a one-time preparation and cleaning fee of $20 per person. Deduct any amount already billed to determine the accurate rate once the final count of guests staying and those visiting past 9pm, who are considered overnight guests, is confirmed. This can be adjusted due to our open-door policy, ensuring we have the most accurate guest numbers possible. The platform does not provide these figures to us. Typically, we add $20 per person or a set amount upfront for a base preparation fee, but as we do not yet know your final guest count, we can finalize the number of guests upon arrival or shortly before. A damage deposit is required for all properties before arrival unless waived by the owner. Property access is granted once the damage deposit and any remaining balances are settled. The deposit amount depends on the property and group size, averaging between $20-$25 per person, with a minimum of $100 and a maximum of $2500. Payments can be processed through Cash App or directly on this platform. The deposit is refunded within 14 to 21 days after checkout, provided that your review has been submitted. Upon arrival at the property, you are required to complete our arrival review sheet. You can find a link in the group check-in text, or a hard copy will be available on-site. If not completed within two hours of arrival, any waived fees will be reinstated on your bill, or a minimum fee of $100 will be charged. The swimming pool spa is designated for use exclusively by your group in two-hour intervals, as per the schedule outlined in the calendar following the manufacturer's recommendations. When the cover is open or the privacy nets are drawn, it indicates that the spa is currently in use by a group, either from your party or from the neighboring house. The shared areas include kayaks, canoes, rowboats, a swim beach, three docks, volleyball and basketball courts, trash disposal, and a free wood pile located by the dumpster. Please ensure that outdoor umbrellas are closed when not in use; a $50 fine will be imposed for any damage incurred. Fireworks are strictly prohibited without exception. Non-compliance will result in neighbors contacting law enforcement, and you will be required to vacate without a refund. Propane tanks cost \$30.00 each, plus a \$40.00 deposit.. For check-in and check-out procedures, we will coordinate via group messaging with the caretaker prior to your arrival and may approve an early check-in or check-out upon review.
