➤ Please note that you will need to collect the keys from an Ezymart shop that is 900m away (12 minute walk) before checking in, and return them to the same place when you check out.

➤ Check-in/Check-out: Our check-in time is from 3pm and check-out is before 10am. Let me know if you need special arrangements, and I’ll do my best to accommodate.

➤ Please handle the keys with care to avoid any inconvenience during your stay. In the event you lock yourself out, the cost of a locksmith will be your responsibility. If this occurs, contact me right away, and I’ll assist in arranging help.

➤ If the keys are lost, a replacement for the fob and door key will incur an additional fee of $500 AUD.

➤ Please let us know if you will need the sofa bed, baby cot and high chair for your stay as these will only be available under request.

◆ Collection of Personal Information ◆

To confirm your reservation, each guest must complete a pre-arrival form within 48 hours of booking, providing personal information and identification. Failure to submit the required information may result in the cancellation of your reservation, subject to the standard cancellation policy of the platform. We encourage all guests to review the terms and conditions of each listing prior to booking to ensure it meets their needs.

◆ Guest Ages ◆

We welcome guests aged 23 and older. Guests under 23 are permitted only if they are part of a family group accompanied by their parents.

◆ House Rules ◆

We maintain a strict no-events policy. This includes parties, weddings, hens/bucks weekends, and any other functions. It is the responsibility of the booking guest to ensure all guests adhere to these rules. Violations may result in eviction and the forfeiture of your bond.

◆ Number of Guests ◆

Only the number of guests specified in your booking is permitted on the premises. For example, if the property is booked for five guests, only five guests may stay, regardless of the property’s capacity.

◆ Noise Policy ◆

To ensure a peaceful environment, noise complaints may result in immediate eviction and loss of bond. Please keep noise levels to a minimum, especially between 10pm and 8am.

◆ Check-Out ◆

Check-out time is strictly at 10am unless a late check-out has been arranged in advance. Failure to check out on time without prior approval may incur additional charges.

◆ Cleaning Responsibilities ◆

Please return the property in good condition. Additional cleaning fees will apply for excess cleaning, dirty dishes, leftover food in the refrigerator, rubbish left inside the property...

◆ Rubbish Disposal ◆

Please ensure all rubbish is disposed of. There is a garbage chute located outside the apartment. Walk past the lifts, turn left and you will find the garbage chute. Select Red bin for general waste or Yellow bin for recycling.

◆ Loss & Damage ◆

You are responsible for any damage, breakage, or theft during your stay. Please notify us immediately if you discover any issues upon arrival. We will need to send a reimbursement request for any damages that are found after your checkout.

◆ Smoking Policy ◆

Smoking inside the property is strictly prohibited. If you smoke, please do so outside. A penalty fee of $400 will apply if smoke is detected indoors, and a $150 surcharge will be applied for cigarette butts found on the premises.

◆ Security ◆

To safeguard your belongings, ensure all doors and windows are closed and locked when you leave the property. Contact us immediately if you are unable to secure the property.

◆ Pets ◆

Pets are not allowed.

◆ Issues During Your Stay ◆

If you encounter any issues during your stay, please contact us immediately. We cannot consider compensation unless we have the opportunity to resolve the problem.

◆ Key Replacement ◆

Lost keys will incur an additional fee of $400.

◆ Travel Insurance ◆

We recommend purchasing travel insurance to cover unforeseen events such as cancellations or delays. This is especially important for domestic travel within Australia.

◆ Lost Property ◆

Items left behind can be mailed back to you for a $50 handling fee plus shipping costs. If items are not claimed within 30 days, they will be disposed of.

◆ Furniture & Equipment ◆

Please do not move furniture or remove utensils and crockery from the premises. You will be responsible for any damage incurred from moving furniture.

◆ Recreational Inclusions ◆

Use of any advertised facilities (e.g., pools, spas) is at your own risk. Supervise children at all times, and only use facilities if you are experienced.

◆ Equipment & Services ◆

We are not liable for equipment failures beyond our control, such as utilities or internet outages. We will address non-emergency issues during business hours.


◆ Indemnity ◆

Shire Stays is not liable for any personal loss or injury during your stay. Guests are responsible for their actions and those of their visitors. By confirming your reservation, you agree to indemnify us against any claims arising from your stay.

◆ Criminal Activity ◆

Use of the property for any illegal activities is prohibited and may lead to prosecution. This includes using the internet for unlawful purposes.

◆ Obligations to Neighbours ◆

Guests must:
• Avoid creating noise that disrupts neighbours.
• Refrain from violent or threatening behaviour.
• Not damage property or communal areas.

Guests are also responsible for the conduct of their visitors during their stay.
