This property offers a variety of family friendly amenities. There is a private pool with sun deck, heated spa, multiple grilling stations, bark park, corn hole, sand volleyball, life size outdoor chess board game, free private parking, free Wifi, outdoor play equipment, state of the art fitness center, study areas and rooms!
The host was very kind and responsive. The experience was in synch with the listing. The neighborhood is great with Rice Village just around the corner with awesome eating spots.
The place was terrible the dining table and two chairs is something you would put in a kids playroom. The couch should be out on the patio or out at the road for pick up. We would not recommend this place to anybody. At 6:00 pm we called the Hilton and got a room packed up and left. Also the ac was barely cooling.
Shower doesnât work-only runs a bath, host never responded to this concern. Entire unit smells strongly of weed. No utensils (only a single spoon and knife), and didnât even have a cup to drink water from-there was a single coffee mug. Listing is also in a significantly different area than described and was 3x the walking distance to where I needed to close to. Host claimed to not know items were missing etc which is concerning in itself.
Bed had hair on it. Only half a roll of toilet paper was provided for 3 people for a 2 night reservation. Despite confirming that sheets and beddings will be provided for the sofa bed, property manager did not provide them and instead blamed his housekeeper. 3 of us had to share 2 bath towels. We ended up checking out after 1 night (we stayed the first night only because we arrived close to 11pm). The property should not be labeled as posh. It is worse than a motel, with bare minimum cheap furniture and beddings. Communication with Property manager was extremely difficult; he would not respond and I had to go through Expedia/VRBO customer service every time. I definitely learned my lesson to not trust reviews when there were only a handful of them. I suspect the early reviews were fake.
Let's start with the pros:- The check-in process wasn't difficult.- The location was not far from some decent bars and restaurants.Now, the cons:- The place smelled heavily like marijuana from the minute we walked in until we left. The host's first message to us was "no smoking," to which we replied that the place smelled like smoke. We tried to air the place out by opening the door and even bought a candle. Nothing worked. The host mentioned that they did an 'ozone' treatment on the property, but the smell of marijuana was pungent.- The listing was not properly cleaned. We found hair in the tub upon arrival, the bathroom sink had a sticky film atop it, I could see spots on the bed and pillows, and the washcloths in the corner had noticeable stains on them. I had to discard the socks I had worn at the property. We ended up buying new sheets and pillows for our stay, and after we checked out, I left a variety of cleaning products at the property, including sponges and dishwashing liquid.- To end the night, the bed literally collapsed on us. It folded in on itself when all we did was lay down. The mattress is not very comfortable. The property has potential; it just needs a little more love and care put into it. That being said, we would not stay again.

The location of the property on the app is NOT where the location of the property actually is. I understand that the app location is meant to be vague, but the circle that indicates the location should include the area of the actual address. The property is south of Brays Bayou by Kroger.Apartment smelled of smoke the whole time we were there (it wasn't us!). The property is not well equipped - sleeps 3 but there was LITERALLY one spoon and one knife and two plates, one mug and one plastic cup and no pans. This is not a one bedroom, it is a studio, as you can see from the photos. The towels were thin like used locker room towels. The bed frame is unstable creaky metal like that of a fold out sleeper sofa.If you are just looking for a cheap place to sleep, and don't mind smoke, this place is for you. But if you think you are staying by Rice University and would like fresh air, I do not recommend.
This was very well located and the complex is gated so it's very safe. The property was great. There was one item missing when we arrived, but the host responded quickly and got it to us. Thank you!
