Waterfront 2-Bed, 2-Bath Home 2 Minutes to Downtown East Greenwich -
Nestled along picturesque Greenwich Cove, this unique private 2-bedroom, 2-bathroom home is just moments from East Greenwich's bustling Main Street where you will find countless restaurants, bars and shops. Downtown East Greenwich is arguably one of the hottest areas in Rhode Island and no longer the well-kept secret it once was. Situated in a very convenient location only 5 minutes from the highways, 10 minutes to T.F. Green Airport/AMTRAK, 15 minutes to Providence and 25 minutes to Newport.
The home has a very unique layout. The ground level sets up like it's own apartment - equipped with a kitchenette, living area, bedroom with full bed and an ensuite full bath. A spiral staircase leads to the sun-splashed middle floor featuring soaring ceilings and great views of Greenwich Cove. This level has an eat-in kitchen, living room with a slider to the back deck and a full bathroom with a laundry area. The top floor is a loft that opens up to the middle floor. This space has a queen bed, a work area and eastward facing skylights.
Please note that this home only has 2 actual beds, but we have one queen air mattress and two twin air mattresses available for parties of more than 4. There is room in the lofted area or in either living room for the air mattresses. We are happy to have them set up for you prior to arrival if given advance notice for our turnover team.
The host cancelled our reservation the day of. We were traveling and didnât see the cancellation that was sent until we arrived. Needless to say, that was very disappointing, and we had to find last minute accommodations. Additionally, the host indicated âhouse rule violationâ as the reason for cancellation, which was utter nonsense because we had not even arrived and obviously there was no rule violation. I would warn everyone to stay away from this property.
This place was an absolutely nightmare right from the start! The communication with the host is absolutely horrible right from the beginning of the booking that I had made last August 2024. I rented this house to host myself, my husband and a few people in our wedding party to get ready in before our wedding. The listing originally stated that it was able to hold pets, but then the listing was changed to only allow service dogs. We received an email the night we were supposed to check in saying that our stay was canceled due to a coastal storm and that the house sustained wind damage which was a blatant lie. This will not be the end of my complaints for this property and I recommend that nobody even attempt to stay here. Even with the beautiful views it ended up working out best that we got a hotel. I would legitimately give negative stars if I could. STAY AWAY FROM THIS PROPERTY AND THIS TERRIBLE HOST!

Really enjoyed all the outside areas around house to watch the boats and catch up with an old friend. The state park was a a wonderful walk in the woods. House is cute, clean and comfortable. Would easily return for another visit.
We thoroughly enjoyed out stay at this location! Although for older people, the stairs can be dangerously steep. The porches and views of the bay were amazing and it is close to everything. Loved it.
Brendan was a great host- responsive and accommodating. The house was perfect for our plans. Separated upstairs and down stairs living and pet friendly worked well. Great location. Thanks for your hospitality, Brendan.

Relaxed spot, easy to find location walking distance to restaurants in town. Easy drive to Newport beaches and parks. Separate suite possible with downstairs unit allowing our married with pet children to have their own spot. Property manager was very responsive to my questions and quick to send a repairman to address a door issue. Property could use a little TLC.
We had a wonderful week. The house is beautiful and fit our needs nicely. We spent most of our time in the upstairs floor & loft but the dehumidifier is a big help in the bottom floor. Having TVâs & acâs on all 3 floors, we were able to keep it cool during severely hot & humid days. As we do not have our own boat or kayaks, we werenât able to use the dock which was a bummer. The only complaint I have is that the upstairs dishwasher is not secure. It works, just tips when loading and unloading. Had a great week, thank you!
I stayed with my adult children and their spouses for my 65th birthday weekend. The location is perfect, on the water but close to town and only 2 minutes from the highway. Nicely staged and clean but no handle on the frig and the downstairs slider was broken. Not enough toilet paper left for a family of five so had to buy some. Overall I would recommend staying here and would be happy to stay there again. Each year we go away somewhere together as a family. This is our seventh year and this rates pretty high on our list.
Really lovely property and nice location. However if you are not a younger adult the stairs can be quite challenging, if not a game breaker, for those with stair issues. My husband and I planned on using the upper 2 floors but upon arrival realized that wasn't going to work for us and stayed in the lower level. My 33 year old son and GF stayed in the upper area. It was still truly beautiful with amazing views. And the host was very responsive!
the listing appeared to be great but once we got there, these photos not accurate. the home was run down with tons of slippery leaves on steep stairs which was a bit of a hazard. there are very narrow and steep stairs to each part of the home. there are drain flies everywhere and swarms of mosquitoes outside. there is a train track right behind the house so it is LOUD. So many random non working light switches and not much lighting in family room.
there was no lock box but the basement door had no lock (next to bedroom) so we got in through that. the lock box was moved to another loaction that was not initially disclosed, which we found the next day. Basement was reading 85% humidity on the dehumidifier w/ water/condesnation dripping from the fridge/walls. the home reeked of mold. dehumidiifer only helped a little
there are NO supplies in the home. bring your own paper towels, toilet paper, there was old hand soap with water mixed in, no basics proivded. there was unwashed dirty sheets from previous guest in the washing machine. there is no nespresso as pictured and no pods. shower had hair and drain flies in basement. fridge was missing the handle. towels were old/stained/smelled moldy. sheets were worn out and covered in lint. someone had sprayed cologne room spray all over the bed instead of cleaning it. would have been a very nice place if it was properly cleaned and stocked.
Sadly, my recent stay was far from satisfactory.
The cleanliness of the property was lacking. The kitchen drawers were dirty, there was mold in the showers and the carpets are in a major need of a deep clean.
This made me question the overall up keep of the property, which is also dire. There are holes in the screens in the sliders, the windows do not open because the handles are broken, and the sliders do not lock. The only was to lock the front slider is from the outside, which leaves you trapped in the house. The one on the ground level has no lock at all. These are 2 major safety concerns.
Lastly, communication with the host was poor. He was very slow to respond, (over a week) and was not very helpful when he did respond.
Overall, I was disappointed with my stay and would not recommend this property to others.
This place is situated in a beautiful setting. While the house is a bit challenging to navigate with the stairs and all, the view and comfortable amenities make up for it ten-fold. Located within walking distance of tons of great restaurants and shops. Will definitely be back!

Great Location But in Need of Some TLC
The outdoor space and location of the property are amazing. There are several decks attached to the house, and another down near the water. It is also a 2 minute drive to downtown East Greenwich with a lot of great restaurants and shops and pretty convenient to Providence and Newport.
We thought the property was in need of some TLC. The first floor is pretty gloomy - it smelled of must and mildew. There are several broken slats in the vertical blinds and they don't close, which makes that level not very private as the driveway is shared with another property.
The second and third floors are quite nice, but be aware that the bedroom is on the third floor and the bathroom on the second - that wasn't clear to me from the listing. As another reviewer noted, the refrigerator door handle is broken, and the flower boxes on the deck are either empty or full of weeds. I had also specifically asked the host prior to booking if there was a grill and blender. Was told yes but there was neither.
We stay in RI each summer to be with friends and family. We would not stay here again.
Small Cove home with loft-best for 2/3rd floor use for one couple only. Floor level has moisture problem with appearance/smell of mold and narrow spiral stairs-not usable for kids and over 60. Positive: Easy access to both Providence and some awesome East Greenwich restaurants. Needs some TLC!
A wonderful stay for our family and two dogs. The adult children slept in the lower level. We enjoyed the upper bedroom with skylights. The pictures are accurate. Well supplied kitchen spaces for cooking. The stairs to the loft and lower level were a bit steep, but we got used to them. Very comfy beds. A great little park down the road made for a nice 1 mile walk with the dogs. Enjoyed the outdoor areas as well, since we lucked out with beautiful weather for our Thanksgiving stay.

Just down King Street from Main Street are 3 different waterfront restaurants and over 5 different marinas. The Boat Basin is also just a 15 minute drive to Providence, 12 minute drive to the Garden City Shopping Center, 25 minutes to Newport and 30 minutes to Narragansett - where a 30 minute ferry ride can deliver you to beautiful Block Island. This home is a peaceful place to spend your time, but sits in a perfect location to allow you to enjoy all that the Ocean State has to offer
