This remarkable property has been furnished and equipped to a high standard throughout, and is truly is the perfect holiday home for friends or family. Beautifully presented, it is located in the coastal village of Instow, which is home to a golden, sandy estuary beach, and a selection of eateries, including a superb deli/cafe selling excellent local produce. There is so much to see and do, including walking or cycling along the Tarka Trail, a traffic free route which runs through the village. Catch the seasonal ferry over to Appledore (or 5 miles by road) and explore its maritime history, or maybe book in some surfing lessons at nearby Westward Ho! (5 miles).
Stepping inside, the entrance hallway provides room to kick off boots and shoes. All the bedrooms are on this floor and all have oak effect parquet flooring and Smart TVs. To your right is a spacious bedroom with a super-king size bed with an en-suite shower room and WC. On your left is a bedroom with a zip-and-link bed, with access to the storage area (lockable). There is a further zip-and-link bedroom with access to a Jack and Jill bathroom (accessible from the bedroom and the corridor) which has a bath with shower overhead and WC. Another spacious super-king size room with an en suite shower and WC completes the bedroom offering. Head up the staircase to the first floor and find the impressive, spacious living area with high ceilings, stylish decor and superb views across Instow and beyond. The lounge/kitchen/diner offers a modern yet comfortable space in which to relax and unwind. Ample comfortable seating is arranged around a focal media wall with Smart TV and flame effect log fire below. The dining table and chairs sit in a prime position to take advantage of the views through the large bi-folding doors which can be opened up to a glass Juliette balcony. The well-equipped kitchen has a sleek contemporary design, offering all you need for a self-catering holiday. The breakfast bar island is a great spot for socialising. French doors off the lounge area lead to an outdoor dining area with quality garden furniture and a glass balustrade to take advantage of the views.
Heading outside, this area leads across a decked bridge to the rear enclosed garden which is mainly lawn with a patio area, private hot tub and gas BBQ. There is a lower patio area which can be accessed from the ground floor and here you will find an outside hot shower ideal for sandy toes. There is a games room with large Smart TV and a two-in-one pool and tennis table. From the front of the property (or the ground-floor bedroom), you can access the integral storage area ideal for storage of bikes, surfboards and pushchairs, and here is where you will also find a separate washer and dryer. There is ample room for two to four cars on the driveway and there is also an electric vehicle charging point (included).
