The Space:
The 1,453 sq ft |135 sqm 2-story townhome is located in the new Hispania Residencial development just 5 minutes from Liverpool, 10 minutes from the airport, and 15-20 minutes from downtown La Paz and the seaside Malecón. It’s a newer area where you can find some cool ​​restaurants and bars for all tastes, and less than 5 minutes from the home, plus grocery store options nearby like Chedraui and Walmart. You’ll also have 2 private parking spots at the home if needed. It’s the perfect place to stay and to make fun new memories in La Paz!

The main spaces of the 2-story townhome:

- A luminous and stylish open living space on the ground floor with a wall-mounted Smart TV and plush comfy seating that’s perfect for downtime moments at home between sightseeing and the beach.

- The kitchen is fully equipped with new appliances and all you’d need to prepare meals with important extras like a coffee maker for your morning kickstart and a blender for afternoon adult beverages.

-​​ The dining table can seat 6 comfortably for meals at home. There’s also a breakfast bar at the kitchen counter with two bar stools.

- A private patio with outdoor lounging space, a BBQ grill, and a hammock to relax the day away or get some sun and fresh air while enjoying a beverage or a good book.

-​​ 3 bedrooms on the second floor, all with AC and good-sized closets, to accommodate 6 guests as such:

- There are 2 full bathrooms on the top floor and a half bath on the ground floor.

- There’s a private dryer in the utility area outside that you’re free to use.

Guest Access:
This is a self-check-in property. Just enter the code to access and enter. The code will be sent to you within 24 hours of your arrival.

The Neighborhood:
Located in Hispania Residencial, a newly developed subdivision just about 15-min drive outside La Paz’ Zona Central. You’ll be about 15-20 min to the seaside Malecón.

Getting Around:
The townhome is about 4 miles | 6.3 km or about a 10-min drive to/from the Airport (LAP). It’s a 3-hour drive or 118 miles | 190 km to/from San Jose del Cabo International Airport (SJD).

Other Things to Note:
IMPORTANT TO NOTE: The area experiences water shortages where at times you can be without water for 4-5 hours. Recycled water is an easy alternative to help us, and the environment, with the shortage of water resources. We ask that you please use water consciously, turning it off when it's absolutely not needed and recycle your shower water for times when needed to flush the toilet. (Simply place the bucket under the running shower while you wait for the water to warm up and use it later, if needed, to flush the bathroom).

There is construction going on in front of the property, with noise from 7.30am to 5pm from Monday to Saturday.

Guests will need to obtain wristbands at the main gate for club access. Wristbands are available at a cost of $20 MXN per person.

Please refrain from consuming food or beverages in the living room.

Please note, guests must climb stairs to access the upstairs.

Per HOA bylaws, noise of any kind is strictly forbidden after 9 pm, and no pets are allowed on the property.

Wi-Fi, SmartTV, bed linens, bath towels, and some essentials are provided free during your stay.

The TV is equipped with streaming services to provide various entertainment options. Please note that cable channels are not available.

Please follow all pool rules at the complex. All guests must wear swimwear. Entry to the pool area is permitted only when wearing suitable swimwear.

Please note that the pool is not heated.

We provide some basic essentials complimentary upon arrival (note: these are not replenished): drinking water, a roll of paper towels, a set of napkins, a sponge, liquid soap & trash bags. And in each bathroom, you’ll find a roll of toilet paper, some liquid hand soap, a bar of soap for the shower, shampoo, and bath towels.

Please keep in mind that any damaged or lost items such as towels, sheets, blankets, broken armchairs, furniture, or wall stains will be charged at the time of check out.

There is no daily housekeeping service but if you’d like to arrange cleaning during your stay, one can be arranged at an additional charge.

Electricity is not included for long-term stays of 15 nights or more. There’s a $56 USD weekly electricity fee, in this case, charged on the day of check-in in cash.

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises, this includes tobacco, cannabis, and the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 9 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on check-in day or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
- Please avoid sitting on the sofas while wearing wet clothes - this practice stains fabrics and creates mold. You will be responsible for any damages made to the furniture during your stay.
- Please close and lock all doors and windows upon check out. By failing to do so you will incur a penalty of $50 USD.

- Blocking pedestrian traffic on sidewalks
- Vehicles parked on public roads without moving for more than 48 continuous hours
- Lack of trimming and cutting of bushes or shrubs within unoccupied private units

All 4 loved the stay

Generally everything was very nice. We enjoyed our stay tremendously. The pool was very clean and enjoyable, and only a short walk from the unit. Could have used a few more towels, but that was minor. Beds were firm.

My review

Our group of 6 enjoyed this home. It is well kept and decorated. Compared with other vacation rentals, the kitchen was not well stocked. There was cooking equipment and dinnerware but no cooking supplies at all - no salt, oil etc - and we had to get a garbage bag after using the one provided. We enjoyed the pool area. It is lovely. The pool was chilly - colder than the ocean - and no floatation devices are allowed. The complex is surrounded by constuction. It was not too loud, but we were surprised by this view from some of the rooms. We had rental cars. It was about 20 minute drive into central La Paz and 40 minutes to beaches. We used uber a few times to get in and out of town, but it took a while to get drivers and once there were none availalbe. Loved La Paz and area!
