The Space:
The heart of the home resides in the fully-equipped kitchen, boasting modern amenities such as an induction range, brand-new dishwasher, and microwave—inviting you to showcase your culinary skills. The adjacent cozy living room exudes hygge vibes with a cloud sofa, a warming fireplace, and a 65-inch TV for entertainment. For a quieter escape, indulge in a good book by the fire. The dining room, also located on the ground floor, provides ample space for gatherings, comfortably seating eight guests for shared meals and memorable moments.

The upper level of the Hubbell Hill Saltbox offers a luxurious retreat with a primary bedroom featuring a king bed for unparalleled comfort. The second bedroom on this floor is thoughtfully designed with two full beds and a trundle, making it an ideal space for triple occupancy. Moving downstairs, the ground floor hosts the third bedroom, where a king bed awaits for a restful night's sleep.

Step outdoors where a spacious wrap-around deck invites you to savor captivating al fresco dining. As the sun sets, casting golden hues across the sky, the area transforms into a peaceful retreat for relaxation in our hot tub*. Alternatively, gather with friends around the welcoming fire pit, where flickering flames dance in harmony with the crisp mountain air. These outdoor pleasures will elevate your stay while crafting enduring moments beneath the expansive, star-studded night sky.

Guest Access:
We offer convenient door codes for self-check-in. Portoro Homes uses convenient keyless entry for self check-in, details provided 2 weeks (or less) prior to arrival by email and text message.

• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.

- The entirety of the house is at your disposal, excluding the garage and crawl space.
- Please refrain from swimming in the on-property pond.

Welcome to our serene retreat just 5 minutes away from the vibrant communities of Margaretville and Arkville! Nestled in the heart of the Catskill Mountains, our house provides the ideal blend of tranquility and convenience. Margaretville, known for its charming boutiques and inviting eateries such as Trattoria Locale and Binnekill Tavern, beckons you to explore its warm atmosphere. In Arkville, outdoor enthusiasts can partake in the historic Delaware and Ulster Rail Ride, or indulge in various activities like hiking and fishing. The surrounding Catskill Mountains offer a sanctuary for nature lovers, with must-visit spots like Belleayre Mountain for skiing and Belleayre Beach for a relaxing day by the water. The neighboring towns of Roxbury, the home to the Andes Hotel and Wayside Cider, add to the allure with their unique attractions and cultural festivals.

Getting Around:
Bringing or renting a car is highly recommended as Uber, Lyft and Taxi service in the area can be limited. Four-wheel drive is encouraged in the winter months for safety on potentially slick and snowy roads. We have snow plowing service to keep the driveway clear, but it can be slippery after a fresh snowfall or freeze.

Other Things to Note:
Please pay close attention to following the house rules. Non compliance could result in sizable fines.
- All guests staying at a Portoro Homes are required to sign (esignature) a rental agreement and complete identity registration.
- Age restrictions apply. Reservation holder must be 25 years of age.
- No Parties or Events. - Quiet Hours observed, 10:00pm - 8:00am.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. Should you have any questions, please don't hesitate to reach out to Portoro Homes directly.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 4:00 p.m. Check-out time is 11:00 a.m.
- We cannot guarantee early check ins or late checkouts, fee typically applies. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- Some homes have cameras for external monitoring only.
- Some homes have pools and hot tubs. There is no guard around the water features. - Use at your own risk.
- In the State of New York and in Delaware County, all hotel and vacation rental hosts are required to collect hotel tax. We collect these taxes within the booking transaction.
- This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.

- Animals/Pets -- Dogs Only, Guidelines and Fee*
Animals/pets must be disclosed prior to reservation arrival date, maximum of 2 per stay. Only dogs are permitted in “Pet-Friendly” Property listings. Allowed number of dogs will be expressly stated in the listing and a $150.00 fee per animal/pet is required. Animals/pets are not permitted anywhere on the premises unless prior approval is obtained. Any unauthorized animals/pets at the property will result in a $150.00 per day / per animal/pet fee, and may result in your reservation being canceled, and you may be required to vacate from the Property.

Interaction with Guests:
Our goal is that your vacation exceed your expectations. Portoro Homes communicates via email and phone. After a booking is confirmed, rental agreement will be emailed to the guest for e-signature. Check-in instructions are sent by email and text message 14 days (or less) prior to arrival date. We offer convenient keyless entry for self-check in. We do typically check in with guests by text 1-2 times during their stays to ensure a 5-star experience and remain available for any questions. We are available to guests 24/7 for any inquiries.
