Swimming pond, fire pit, pool table, hiking trails, close to Belleayre, views!

Welcome to our beloved Catskill Mountain home. This midcentury home was built on the land of a previous dairy farm.

We have 27 acres that includes private trails, a private swimming pond with a beach, a playground, a basketball hoop, a fire pit, a deck, and an outdoor grill.

Our home boasts 4 oversized bedrooms and 3.5 updated bathrooms. Two of our bedrooms have desks which are perfect for working/learning remotely. Our kitchen includes a new refrigerator, stovetop, and dishwasher. Our basement is an amazing setting for Apres Ski, a cozy family movie night, or a small group gathering; it is equipped with a restored vintage pool table, a wet bar, and a big screen TV.

We border NYS property and can walk to local hiking trails. We are a 15 minute drive to Belleayre Mountain for skiing in the winter and beach/boating in the summer. It is a 7 minute drive from our home to the Village of Margaretville where you can pick up groceries, shop local, and dine. We are close to the Pepacton Reservoir which is great for boating and fishing.

We have a security system in the home. Each renter will receive a unique access code to enter the home with the door lock and use the alarm system while they rent the home. There are two security cameras outside the home (one above the garage and one in the back above the heating oil tank). Our security system is monitored by Country Home Security.

We really enjoyed our time here! It was the perfect family oasis. We had enough space for two families of four with all of the necessary amenities and more! This is a great home for kids and parents alike. Can’t wait to go back!

Great Weekend in the Catskills

We had a fantastic stay in Margaretville! The house is in a great location, conveniently located near a few trailheads for hiking and right down the street from all the necessary amenities. Easy check in/out and everything was as described. The view from the back deck is fantastic. Annie was a pleasure to work with and we hope to comeback for a stay in the winter.

Family Reunion

Our family had a wonderful time at this property. The house is beautiful and the grounds are breathtaking. The view off the back deck is awesome. The owner was easily reachable and responsive to our requests and wanted to make everything right for us. We would love to stay here again. Especially when the leaves have turned in the fall.

Great family stay experience!

Our party of 8 people with a pet, really enjoyed our 3 days of stay at this quite beautiful and peaceful property. The Location is uphill near the mountains and could see the descends of the cloud early morning. Annie ( the Owner) was quite friendly and responsive to make our stay comfortable. Nearby breakfast places are super cool especially the PICNIC. We can definitely plan to revisit again. Thanks, Abhi

Can't get much better

We thoroughly enjoyed our stay. The house was super clean and contained all the amenities we needed and more. Our host, Annie was super responsive and made us feel very welcomed. We loved the deck and grilled on the top of the line Webber grill several evenings. We have stayed in many vrbo rentals over the years and this property and host is our best experience ever. I highly recommend.

Great Long Weekend!

We had a fantastic weekend at Annie's home! We were 2 families of four and the house set-up was perfect. The kids (ages 3-7) absolutely loved the playroom in the basement, the yard, the pond and the playset. The house was clean, had great communal areas, nice bathrooms and great views. It was also easy to get to off 28. Annie was very responsive. We were very happy with our stay and would definitely recommend.

Spectacular Views

Spectacular view of the mountains! We love to chill on the deck and especially around the firewood just to be wrapped in by mother nature. The house is clean and very welcoming; we enjoy every corner of the house. There are entertainments suitable for adults and kids in the house. The owner, Annie is very friendly and responsive. We want to say a huge thank you for all the supplies that you offered in the house for us to use! There’s 6 of us in this trip, and we’ve been to many vacation houses and this is our best experiences! Although there are no phone services but have good Wifi services in the entire house. This trip totally allowed us to relax and forget about the pandemic for once. We really didn’t want to head back to the city and already planning to come back! THANK YOU Annie for sharing your beautiful house with us!

Serene but enjoyable family getaway setting

We had a great 4-day stay in the Catskills area at Annie's place in Margaretville! The house is spot clean and the kitchen is well-stuffed with items needed for cooking. Our dogs enjoyed running around the huge lawn area and on sunny days we enjoyed playing outside or just relaxing on the balcony with a picturesque view of the mountains. There is so much room (and bathrooms) for a family of four and my boys enjoyed playing billiard game on the pool table by the basement and did binge movie watching or board games on rainy days. Hiking and walking trails are nearby but since it's our first time in the area, we decided to stay comfy and spent four days just relaxing inside the house and within the property. The serene sight and sound of nature allowed me and my husband to take restful naps throughout the day which we could hardly get at home when outside noise made our dogs restless and noisy. The host is very responsive and helpful with any issues related to the property or to the nearby amenities that we're interested in exploring. We're hoping to come back here and be able to do hiking and mountain biking.

Peaceful Catskills Getaway

This large home has stupendous views from the living room and deck. We enjoyed watching the morning mist and its shape changes. Our first morning we saw a group of wild turkeys crossing the lower yard--two adults and four babies. The house is a good launching place for hikes, and the house has lots of brochures for hiking in the area. All the bedrooms are large, and the beds are very comfortable. There is a lot to choose from on the TV, both for children of all ages and adults. The extra refrigerator downstairs in the bar area was very convenient for beverages. We connected our Sirius on our cell phone app to the bluetooth speaker in the dining room, but used our own brick and power cord. We enjoyed listening to music while relaxing in the living room. Our granddaughter loved the jungle gym in the yard. One disappointment was that the umbrella on the deck is partially broken and wobbly. Overall this is a lovely home for a peaceful and serene vacation.

Amazing Home. Perfect place for our Christmas in July.....

The home is just perfect. The pictures of the home were spot on. The house was even nicer in person. The view is incredible, the spacious dining areas, kitchen - dining room- and deck, were perect for all 7 of us Sisters to enjoy our meals together. The kitchen served us well, so did the large fridge, and the basement fridge & bar.The basement was spacious, a perfect place to hang out, & added sleeping space if needed. The fireplace was the best. We loved getting it ready for Christmas in July. The bedrooms were all wonderful, with plenty of pillows. We totally enjoyed the yard, the trail, and the marvelous pond. We enjoyed relaxing and floating for hours and hours. And the firepit was fantastic too.The house is in a private setting, and yet close to town. It was absolutely a steal. The place and the price is beyond compare. We were able to check in early, so one of my sisters and I could decorate the place and surprise the others. Amazing hosts, who were just a text, or call away. I could go on and on... Absolutely would love to return, we did not even want to leave. My sisters and I go away for a long weekend every year,, we draw a name to see who will plan the next year at the end of our stay, and I must say, we are so glad our planner found this house, because this house is absolutely an ideal place for anyone to stay. Family Friendly Getaway

We had an amazing summer family stay at this property. We wanted to get away and spend some QT together. The house was perfect- clean and tidy upon our arrival and had everything we could ask for the kids who are 3 and 8 - books, pool table, swimming pond, floats, balls, toys, TV, firewood, fire pit, fireplace, and playground. We brought so much stuff that we are used to schlepping around for the kids and didn't even need any of it! The kitchen was well stocked with everything you need to cook. The grill is amazing and large and high end- a dream! Just note that guests are responsible for filling the propane should it run out. Not a big deal but just something to be aware of, especially if you arrive and it's empty from previous guests. Views from the deck were incredible and we enjoyed hanging out there and watching the sunset. There's also a lounger out there for ultimate relaxation. The host was inviting and responsive and kind. Property is huge with lots of places to explore- I think they cut walking paths through the forest on the back of the property so the kids felt like they were "hiking" back there which was fun! Swimming pond was awesome and the kids really enjoyed splashing around and floating in it and playing with the occasional salamander. Town is less than 10 min from the house and has a mix of high end and utility shops. The French cafe and the italian trattoria are not to be missed. I recommend checking what's open on the days you visit, as some shops and restaurants aren't open midweek or later in the evening. We also took some day trips which were fun, such as the Zoom Flume Water Park and hiking around Alder Lake. Overall, we loved our stay and would definitely return in the future.

Beautiful Setting

Home is well maintained and clean. Property is kept up and pond is a lot of fun. Views from the deck are photo worthy. Host is very responsive to any concerns. Neighborhood is good. Four stars is for distance needed to travel for other areas such as Little Pond, peekamoose, or state parks for fishing although Bellayre is close by. Local grocery store and lunch places are fine.

A Perfect Getaway

We loved this place from the moment we pulled in. Fantastic views, which are surely even better in the other seasons. Plenty of games and outdoor space to keep the kids occupied and the pool table was a huge bonus. Close proximity to hiking trails and lots to explore, spring peepers to sing us to sleep. The host was friendly and accessible, and we felt very comfortable and welcome. The only negative was that our stay was too short! We would love to go back.

Perfect getaway

My husband and I amd 6 of our adult children stayed at this property for four nights. The kids thanked me for renting this horse after being apprehensive about 8 primer starting together. I can't say enough about our stay. There was more than enough room, senic views, walking trails and all of the comforts of home. The property owners were very responsive before, during and as we were packing to leave. Everything was perfect. My oldest daughter said she wants to rent the house again with her children. Thank you for a memorable experience!

Fall getaway

For 5 adults who wanted to a good home base for day hikes, this was perfect. Comfortable accommodations, great indoor and outdoor spaces to hang out, the pool table was a big plus, as was the back porch. Peaceful and convenient.
