Featuring 2 bedrooms and 3 bathrooms, this villa comfortably accommodates up to 8 guests! 🐬

LIVING ROOM
⭐The living room is truly the perfect place to relax after a day at the beach or playing golf! Unwind as you enjoy your favorite show on the large flat-screen SMART TV. In the mornings, you can relax out on your private balcony and enjoy a cup of coffee watching the turtles in the pond. From here, you can see you are just steps to the pedestrian bridge that leads to the beach, lagoon pool, and more. You will also find a guest bathroom with a unique vanity and walk-in shower.

KITCHEN & DINING - Main Living Area
⭐The kitchen has been tastefully designed and is fully equipped with everything needed for meal preparation during your visit. Enjoy the stainless steel appliances, cabinets, and granite countertops. Keep the cook company at the kitchen bar, then enjoy dinner at your table for 8. You have a full-size washer and dryer in the unit for your convenience.

MASTER BEDROOM - Upper Floor
⭐Decorated with coastal colors, you will love relaxing here! Enjoy a comfortable king bed, a private closet, and a flat-screen TV. Includes a small vanity/desk area when you have to work a little on your vacation. The en-suite bathroom features a walk-in shower and vanity. Take in the sunset on the private balcony and even enjoy a partial ocean view.

2nd BEDROOM - Upper Floor
⭐The guest bedroom features two sets of twin over full bunk beds. The bunks are great for the kids and have lights at each bed and USB connections for kids' computers, tablets, and phones. Comfortable mattresses that will send you to sleep after an enjoyable day in the sun. There's even a nice desk area for when work or school work is needing to be done. This room also includes an en-suite bathroom with a walk-in shower!

THE RESORT
⭐Edgewater Beach & Golf Resort
The unit is on the Golf Villa side of the resort with the private walkover bridge (accessible by foot or by complimentary shuttle). Edgewater Beach Resort is the only full-service resort in Panama City Beach. Special events are ofter held at Edgewater Convention Center located in the Villa area. On the villa side of the property, you will also find tennis courts, pickleball courts, shuffleboard courts, and a basketball court (all available for rent to guests; contact The Club at EBR for pricing on these courts as well as golf - Ask about the Play & Stay Sports Package for great rates on activities!). This exquisite resort offers 11 pools, a children's splash pad play area, multiple sun decks, 4 hot tubs, a fitness center/workout studio, and a business/conference center – all accessible to guests. Guests can rent beach chair service, watersports, and beach bonfires through Goin' To The Beach service (3/1-10/31). There is an assortment of dining options available to choose from at the resort - you can dine gulf front at Oceans Bar & Grill, grab a slice at Paradise Pizza (served through Ocean's), and/or enjoy a beverage at either Blender's Poolside Bar or Shaker's Bar (the latter open seasonally on the weekends). As you explore the resort, you will also find everything from Starbucks coffee to an ice cream parlor to Edgie's Corner Market where you can pick up beach toys for the kids.

Other Things to Note:

GUEST ACCESS
⭐ You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.

STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, 1 packet laundry detergent, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply a limited number of bath towels, washcloths, and hand towels. We do not provide beach towels, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie or bring from home if you prefer.

Wi-Fi
⭐ Our property provides Resort Wi-Fi and is considered an "open/public network." The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.

GUEST REGISTRATION / PARKING
⭐ Guests will register online for their Resort Access Registration at the cost of $50.00. This will include 1 parking pass and guests can purchase an additional parking pass for a fee of $50.00. This fee is not included with the cost of the rent. The fee is subject to change as it is set by the onsite HOA. The primary guest (person whose name is on the reservation) must be at least 25 years old and on the property for the duration of the reservation. The registration fee includes one vehicle access pass and the use of most Resort amenities (some Club amenities require an additional fee). The registration fee is required whether the guest will have a vehicle or not. Vehicle access passes will be provided by security upon arrival.

NO ELEVATOR ACCESS
⭐ Please note: This property does not have an elevator. Stairs are required to access the unit.

POOLS / HOT TUB
⭐ There are a total of 11 pools and 4 hot tubs. All pools (except lagoon) are heated Nov - March 2023. No alcohol or glass is allowed near the pool/hot tub. You are not to use this amenity if you have consumed alcohol or are pregnant. You are not permitted to add anything to the pool/hot tub, including bath salts, bath bombs, etc. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity at your own risk.

SECURITY
⭐ Our property has an entry security camera, other cameras are located throughout the resort. If you touch or tamper with the cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.

PETS
⭐ Absolutely NO PETS. Due to the health and severe allergies of the host, we cannot accept animals of any kind in this unit. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.

BOOKING
⭐ You must be 25+ to book
The person booking and paying for the reservation must be a group member staying at the property.
Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in.
No events or parties are allowed.

CHECK-IN/CHECK-OUT
⭐ Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.

EARLY ARRIVALS
⭐ We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.

KITCHEN
⭐ Fully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher located under the sink.

SMOKING
⭐ NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property.

REFUNDS
⭐ Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!
