Summit at Tops`l 301 - Beautiful Condo

Tops'l Summit 301 is a two bedroom, two bath condominium in the Summit building with views looking out towards Tops'l Preserve, and just an easy three minute stroll to the beach.

Tops'l is a beautifully landscaped paradise resort, popular year around, with private security, and several resort restaurants. Summit guests have their own private swimming pool, outdoor BBQ grill area, and organized family activities. Located across the highway from the resort is Baytowne with its many restaurants, entertainment, shopping and summertime fireworks displays.

Summit 301 is a 3rd floor corner unit looking out towards Topsail Preserve providing you with tons of privacy. The condo has new living room furniture. The living room also has a large flat screen TV and a queen sleeper sofa. The master bedroom has a king size bed and flat screen TV. The second bedroom has a queen bed and a twin bed as well as a flat screen TV. The kitchen is fully equipped to handle all your cooking needs during those days and nights you want to stay in and cook.

Please note: Summit 301 guests do not have access to the gulf front pool, fitness center, tennis or pickleball courts. Summit 301 guests do have access to the following amenities found near the Tides building: basketball and putt putt.

I took my pregnant, adult daughter for a girls trip and we absolutely loved staying here! We have stayed at lots of these and we both said this was definitely one of the nicest! Beautifully decorated and well stocked! Beds were very comfortable! We are writing this one down and we plan to be back! We also loved being at the end of the row right by the steps!

Winter get away

This was our 2nd year at Tops'l and we cant say enough about the location and facilities. The condo was as presented online and very well appointed. Communications with the owners and property management were easy and effective when needed. Beds were very comfortable. We would definitely recommend.

Great condo!

Great location! Close to the beach (Miramar) yet far enough away from Destin's crowds! Loved that the resort had putt-putt, 2 pools and a hot tub, outdoor grills, and even organized kids' crafts. And a bonus.... this spacious condo included 4 beach chairs, 2 beach umbrellas, and a wagon to haul everything to the beach, a 5 minute walk to the beach...some parts going uphill. We really enjoyed our stay!

Awesome condo, perfect location

This condo was amazing! Looks just like the pictures (which has not always been the case for me in the past). Very clean and well kept up. We had issues when we first arrived and contacted Geoffrey and he came right over, even though it was 9:30pm. Location is very close to the beach. The property itself was beautifully kept. Located within 15-30 minutes of everything we wanted to do. I would definitely recommend this location!

They unit had everything I needed. It was clean with space large enough for 2 adults and 4 kids ages 19,17,12,15. The pool was open and heated!!!!!.. the basket ball court… putt putt golf was nice to have when we didn’t want to go to the beach. Destin boardwalk was only 15 minutes away. I can’t wait to book again!

Beautiful Condo and Experience

This condo was exactly as pictured!. It was spacious and airy with lots of great natural light! it was pristine in its decor and cleanliness; beds were very comfortable; bathrooms were nicely updated. Everything a guest would need was readily available in the unit (washer and dryer, iron and ironing board, dishes, pots and pans, blender, toaster, etc.).The location was ideal, and the proximity to the pool(s) and the beach was spectacular! I would definitely rent this condo again and recommend it to friends!

Outstanding Property

Awesome overall stay and experience. Prior to our trip, we received amazing and helpful info from the property owner. Once we arrived, the condo was better then described. Very clean, the beds were comfortable, and it met all our needs. We had one minor maintenance request that was taken care of immediately. The property that the condo sits on is also awesome and very peaceful. The pool and hot tub by our building was a great place to relax and the private beach was only a short walk away. The beach chair and umbrella rental at the beach entrance was also very easy and the staff there was great. Also the pool, restaurant and bar area close the beach was also great and a nice place to relax and get a quick meal and drink. Even though they were understaffed, those working there were amazing and friendly. Bottom line, I highly recommend this condo. Would be happy to stay there again. A great place to enjoy Destin from!

A Rocky Start, but a Blissful Beach Condo Stay

I recently had the pleasure of staying at a beach condo for a much-needed vacation, and while the overall experience was fantastic, I encountered some difficulties during the payment process when communicating with the owners through VRBO. Prior to my arrival, I faced some challenges in coordinating the payment with the owners through VRBO. Communication was initially slow, and finalizing the payment arrangements took longer than expected. This lack of responsiveness created some anxiety and uncertainty during the booking process, which dampened my excitement leading up to the trip. Despite the initial setbacks, once I arrived at the beach condo, the experience quickly turned around. The location was perfect with easy access to the beach. The condo itself was beautifully decorated, clean, and well-maintained, providing a comfortable and luxurious space to unwind and enjoy my time by the beach. I will be recommending it to others.

Great condo, a few heads up

The condo itself was wonderful. Super cute, easy to get to. Owner was easy to contact. My only issues with this unit were the amenities within the whole resort. Thing that were not communicated beforehand: 1) The beach shuttle basically just takes you up and down a hill. You have to call a number to get picked up but no one told us this or gave us their number. The owner didn’t give us that information. The first shuttle driver we asked just drove away from us without answering. So don’t get too excited about the supposed beach shuttle. 2) Actual beach access was very limited. The first area beach right off the stairs is reserved for owners only, and the majority of the rest of the beach is taken up by rental chairs. So basically they are trying to get you to spend more money. The area for non chair renting guests is a decent walk and is very small so we were all crammed together. We were pretty disappointed in this. 3) The pool decks had basically zero shade. No umbrellas or trees or anything. We just thought this was weird, I’ve never stayed somewhere with no shade available at a pool. So those things were pretty unfortunate especially since we were not told beforehand so we went into the vacation thinking we had an easy to use shuttle and easy beach access when neither of those were true. Otherwise great condo and great location.

Tops'l has one of the largest beach accesses in the entire area so there is plenty of room even if you don't purchase the beach chair service. I'm also sorry that pool doesn't provide the shaded areas thought may be there. We would love to have you back anytime.

Nice condo, great resort.

This condo was a very clean, nice unit. We were very surprised at how nice the resort was- tennis courts, mini golf, basketball, pools, restaurants, etc. It's like an all inclusive type resort, except it is not. The owners also provided chairs, an umbrella, and a wagon for the beach, which was very nice of them, but not in the description. We wouldn't have hauled ours 1000 miles if we had known. However, we would recommend using the resort's beach service, and booking that early. There is a private beach and it was not over-crowded. The beach is a little more than a 3 minute walk, maybe 5, but it is not bad and there is a complimentary resort shuttle. This property also neighbors the Hilton property. The condo had a couple minor issues (cabinet door falling off, clogged drain, etc.), but the management company came and fixed those during our stay. I give it 4 stars only because we had issues getting into the condo. The numerical key lock isn't working currently (new one is on order) and the key to get in was difficult to get in from time to time. A couple times we didn't think we would get in and it took nearly 5 minutes of fiddling to get in. Also, there appears to only be one key to get into the unit. It was a bit of a hassle and we ended up leaving the door slightly ajar so we wouldn't get locked out, which is obviously not ideal. The unit does not have a beach view, but doesn't claim to have one. It does, however, have a nice view of the neighboring nature preserve. We would go back to this resort for sure, and would go back to this condo if we couldn't find one with a beach view. We would highly recommend this resort/unit in general though. It was a great trip!

Freezing pool and no ocean view!

Great first impressions by the security guard! Seriously, he was the nicest person we met the entire trip. He gave perfect directions to the condo which would have otherwise been difficult to find at night. When we arrived there was no clear entrance to the condo. We did find the elevators and made our way all the way to the far end of the building where the condo was located. It is a corner unit but there is a huge loud air conditioner running all the time right outside the door. If you have dogs, this is great because the dog park is right outside too. So not only do you have a great view of the preserve, but of all the cute puppies, too! The stairs are right outside the door, so you can walk straight down to the parking lot. The condo was better than expected. The rooms were huge with tons of extra space. The second bedroom had a full size bed and a twin and an extra twin mattress, too. The kitchen was stocked so well that you don’t need to bring anything if you’re planning on cooking. The non-stick pan does need to be replaced along with the kitchen towels too. The couch was super comfortable, but we spent most of our time at the beach. The walk to the beach was pleasant and took about 5 minutes from the condo. We were looking forward to relaxing at the pool in the evenings but the water was freezing. One morning the pool was locked and we called several different people, waited an hour, and tried again but it was still locked. We were told to use the pool on the beach, but it was reserved for a wedding. The beach was perfect every day and not overcrowded considering there are 5 large condo complexes in the immediate area. Mini golf and shuffleboard replaced the pool for evening entertainment and the equipment is located at the Tides complex. Don’t make the mistake of walking into the doors, because it’s an office and the lady gets very irritated and tells you to find the clubs and balls outside. The complex is wonderful for morning and evening walks on shaded and beautifully landscaped walk paths. Gave overall 5 for the beauty, cleanliness, and extra room. Will stay somewhere else with a beach view next time.

To respond to a couple of the things you mentioned in order to provide clarification for any potential guests reading the reviews: --This unit is not pet friendly. Tops'l Beach and Racquet Resort does not allow rental unit guests to have pets on property. Watching other dogs running around the dog park is still a great time though! --The pan has been replaced by 3 new Cephalon skillets! --The extra twin mattress you mentioned is no longer in the unit. It was placed in the master closet temporarily until it could be removed. The bed set up as of mid-September 2021 is: king in master, queen and twin in 2nd bedroom, queen sleeper sofa. The HOA allows 6 guests total in a 2 bedroom unit. --We are sorry to hear about your experience with the pool. We do not manage the Tops'l resort or any of the buildings within the resort, so we unfortunately do not have any control over these rare occurrences. --The Summit building is an L-shaped building with the parking lot and entrance on the "inside" of the L. The entrance is in the middle/corner of the L and guests can look for the blue awning that extends out from the corner. We hope to host you again in the future, we have many Gulf-view properties available, both in the Tops'l Resort and elsewhere in the area. Thank you again!

Condo was exactly as pictured. Very clean inside with extra touches that made the experience even better. When I did message with some minor questions, always got a very prompt response. The entire Tops’l property is very nice. Will absolutely stay in this property again.

Property was clean and comfy. Within walking distance to beach. Enjoyed stay and would recommend.

Good

Was good. Fire alarm malfunctioning at 7 in the morning. Other than that it was good.
