Well stocked home, had pretty much anything you could need. The only thing unavailable in the kitchen was the ice machine/water in the fridge did not work or was not hooked up; we purchased bag ice for the week. Proimity to the beach was great; being on the first floor, we were able to walk out the back door straight up to the board walk out to the beach. We also really liked the access to the ‘third’ pool that was just for beach manor; the other pools got really crowded as more people had access to them, plus the grill/bar was a draw for those. This pool was never crowded. The location was close to restaurants, groceries, stores; plenty to do without going too far. We also loved the mini golf that was on site; we brought our own putters and balls, not realizing they could be checked out.This section of beach was never overly crowed; walking toward the left side of the beach went toward topsail state park, so it was always a pleasant walk that way!

It was right by boardwalk to beach and pool which was so easy and convenient. We couldn’t see the ocean but the convenience and not having to wait on elevators made up for it.

July 2025 Stay

The condo was very convenient to the beach and pool. Parking was good and they had shopping carts and luggage carriers to help get your luggage and groceries to the condo. I would recommend this place to anyone looking for convenience, cleanliness and value. One pool had a bar and grill if you didn't want to leave the pool/beach area to go eat. The place is also convenient to shopping and dining, I would definitely stay there again!

Great Ground Floor Stay

3-generation family trip for 5. While you can’t see the beach from the room like higher floors, the trade off of not having to wait on the elevator is totally worth it. Literally steps away from the boardwalk. We watched two different fireworks shows from our patio with perfect views! Plenty of room to stretch out and relax after a long day on the beach. The kitchen is well equipped with oven, microwave, and cooktop and lots of utensils for fixing meals. We ate quick fix breakfasts and lunches at the condo to spend as much time on the beach as possible. We could be from the room to our beach chair in less than 5 minutes. I’m usually not a beach fan (sand, yuck!) but I’d definitely stay here again!!

Great stay with incredible location!

Being on the first floor next to the pool and beach was so incredibly convenient, especially with having 3 young children. We didn’t have to tote beach toys, chairs, coolers, etc very far, which made this experience the most ideal. Plus, having the restaurant by the beach/pool made it easy for quick, convenient lunches and dinners. Highly recommend.

Perfection

Downstairs 1st floor-tons of natural light-quiet-spacious-my mother called it “palatial” 🥰 even a water filter under the sink for drinking Easy to use washer/dryer. Huge batherrooms w walk in shower plus a tub in one-even and outdoor tub but I didn’t try it out. Thank you 🙏

Very nice and updated!!!

This beach condo is very nice and updated. It is in Beach Manor which is the closest building in the tops'l resort to the beach. Is it ground floor and has easy access to beach walkout. The only issues that need to be resolved/repaired: -the outside hot tub did not have hot water when we stayed -the outside hot tub only had 3 out of the 8 jets working -there are 2 lights out on the porch (the light on the left side of the outside hot tub and the light over the outside table) -the refrigerator/freezer did not have working water/ice Even with these minor issues this is still a great condo for the beach. Will stay again.

Perfect Condo

The pictures are a perfect representation of this unit. We are in the real estate business and have rented a lot of homes and condo's around the world. This is a very spacious condo in a prime location for easy access to the pool and beach and there is a little side yard for the kids to play right outside the unit. The condo comes equipped with everything you need to make your stay easy without having to bring anything from home except your beach towels and clothes. In full disclosure the unit does not have a beach view but that was not important to us and ground floor walk-out feature outweighed the lack of beach view. Vacasa does a beautiful job managing and cleaning the property.

Beautiful place close to the beach

The decor and setup was beautiful and clean. The only issue we had was the place smelled like dank, sour mop water with disinfectant thrown in. It was pervasive, but could be easily remedied by the cleaning crew. Other than that, we loved everything about the condo and our stay there.

Wonderful Stay at 114 TOPS’L beach manor

This was my third stay at the condo. This place is always clean, perfect location, just steps to the beach, or the pool. It’s super close to all shopping and great restaurants! I would recommend 100%.

Beautiful condo

Condo was furnished very nicely with comfortable master bed. The spare bedroom had extra beds and the living room furniture also could accommodate extra guests very easily (we didn't use it but it was available). Bathrooms and kitchen were well equipped. Location was great! No ocean view because of the dunes but perfect first floor access to the pool and beach. Only issue was the refrigerator was leaking water and every few hours the kitchen floor was soaked. We called maintenance who came and put a towel down (already did that ourselves many many times and had to wring them out and replace over and over) and called a repair company. No one came to fix it. Upon checkout the housekeeper showed up at 945am (checkout is 10am) and proceeded to stand outside the door until we departed. We tried to explain we needed the extra 15 minutes since we spent the morning cleaning up the water in the kitchen from the leaking refrigerator and told her to contact the owners/property manager (however, she did not speak English so didn't understand us). We had no phone number to contact other than the maintenance at Tops'l. Despite the leaking refrigerator, it was a very beautiful place!

Amazing place to stay!

Best location

This unit is super close to the ocean. No need to use the elevator and in less than 5 mins you are at the beach. The condo itself is clean, all seating/ eating areas are easy to sanitize. Love the sofa, very comfortable. So many places to hang your clothes, towels and all stuff. Kitchen was perfect, but missing some pots that we need.

Excellent Location - perfect for our family of 4

This condo had everything we wanted: super easy access to the beach (30 second walk), the pool (10 second walk) and easy entrance from the first floor. The kitchen had everything you might need. The beds were really comfortable. The living room was also really comfortable and they had every streaming service you could want! There were beach chairs, skim boards, some sand toys and umbrellas to use too. It made for a perfect vacation get away. Everything was very clean and well taken care of - we felt very safe having our own entrance and everything inside could be wiped down with Clorox wipes when we got there. I highly recommend this condo. The only negative thing I would mention was the two sliding glass doors really whistled loudly one night when it got really windy. The kind of whistle that wakes you up and you wonder where the noise was coming from! Other than that, everything was perfect!

OVERALL, WONDERFUL STAY

While we did not get to enjoy the beach toys that other guests were able to enjoy as the bin was locked and no code was given to us, we enjoyed our stay. This condo has everything else you could think of that you would need. There are plenty of dishes and kitchenware, plenty of space for all of your belongings. It is very clean and comforting. The location is absolutely perfect. Ground floor, short walk to beach, and plenty of amenities on site. Publix is a 5 minute drive and the surroundings are beautiful. The only other thing, is that the main light switch in the master bedroom is quite complicated to manage, but there was plenty of additional lighting in the bedroom that made it just fine. Overall, we completely enjoyed our stay and we will be back to stay here again. The closeness to the beach, amenities, shopping, and relaxation are all too much to pass up.

Fantastic!!
