CURATED PROPERTY PRESENTS: âGlebe Houseâ is a fine example of a Grade II listed former Georgian rectory, set within large gardens and grounds in excess of 1.25 acres and spread over three floors, with seven bedrooms and a spacious kitchen and dining area. It has evolved over time from its late 17th century origins with modern additions, making it perfect for large groups who want to experience the history of Bath in comfort and style. The home enjoys panoramic south westerly views across the picturesque valley towards Bath, and hidden around the corner is the tennis court and further stretches of the homeâs large garden.
The Space:
The home offers approximately 5,960 sq ft of accommodation, with high ceilings and bright aspects throughout, arranged over three floors; the principle rooms enjoy the south westerly views across the valley.
To the ground floor is an impressive entrance hall with ornate stone fireplace. There is a trio of formal reception rooms in the form of the library, drawing and dining room with seating for 10, each with views over the gardens as well as direct access outside. Additionally, there is a stylish Smallbone of Devizes kitchen, complete with Aga and island unit and a breakfast/family room leading off the kitchen; this provides an open plan entertaining space with a pool table and bi-fold doors to both elevations, opening out to the gardens and enjoying the views beyond. On a practical note there is a large boot room, utility and separate cloak room off the family room as well as further access to the gardens and parking areas.
To the first floor is the master bedroom which comes complete with an array of built-in wardrobes, far-reaching views across the countryside towards Bath and a generous en suite bathroom complete with separate shower and twin wash hand basins. Additionally to the first floor are three further double bedrooms, one of which has been used as a dressing room and boasts a large enclosed shower fitted wardrobes and some gym equipment. There is also a family bathroom complete with separate shower as well as a separate W.C. To the second floor are four further bedrooms, one with an en suite bathroom and the others all benefitting from vanity wash hand basins. There is also a separate W.C to this level.
Glebe House enjoys gardens and grounds that amount to about 1.26 acres. The main lawns sit to the front and sides and are surrounded by a variety of lovely trees. There is a pennant stone paved terrace leading off the front of the house, which extends to one side and provides an ideal outside entertaining space as a result of its westerly facing direction and far-reaching views across the picturesque valley. Additionally in the gardens is a surfaced tennis court enclosed by safety fencing, with impressive valley views.
On the whole this wonderful family home offers quality practical living space with a touch of finesse and period charm, in a wonderful peaceful country village, with the best of both town and country living.
Guest Access:
Guests will have sole access to the entirety of the house and gardens.
Parking for approx. 6 cars in in the driveway.
The Neighborhood:
Glebe House is situated in an elevated position on a quiet country lane in the highly desirable rural village of Upper Swainswick, on the northern outskirts of Bath - an area well known for walking and horse riding. The village has an historic church, which doubles as a well attended village pub once a month. The property nestles quietly on the edge of the village next to the church. Given the very close proximity to the city centre the property is also particularly well placed for easy access to the all the usual tourist spots.
Getting Around:
Conveniently placed for very easy access to London by road, with the M4 motorway junction 18 approximately 8 miles away, as well as the city of Bristol. Other amenities nearby include the shops and conveniences in Larkhall village. The city centre offers an excellent selection of restaurants and cafes along with many independent and national retail outlets, the Southgate Centre, The Theatre Royal, Thermae Spa, Sports Centre and Bath Spa Station which gives you direct access to London Paddington (from 75 mins) Bristol and South Wales.

We allow up to 3 well-behaved dogs however they must remain on the ground floor.

The house is principally a self-catered accommodation however it is sometimes used as the owners residence so personal/family possessions may be found within the property.
From 1st May until the end of August there will be building works taking place at an adjacent outbuilding to the house however the impact on any stays will be minimal and only during the midweek.
