The Price includes:

The Price does not Include:
- Mandatory extra cleaning in case of animals (€ 50,00/week/animal)Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
- Tourist tax (from 01/11 to 30/11 €1.25; from 01/12 to 31/12 and from 01/01 to 31/10 €2.50 per person per night for the first 4 days, children under 12 are exempt)
- If waste disposal will not be carried out according to the rules provided at check-in, an extra of 200,00 € will be required at check-out.

Wonderful classy Villa Metelliano is located in the heart of the Tuscan countryside a few kilometres from Cortona, a fascinating borgo on the hills of the Valdichiana. The owners have restored the villa, which dates back to the 18th century, maintaining its authentic character, with the renovations creating a dream location, rich in elegance and history. The façade of the villa is unique in the Cortona area: it was embellished in the 19th century with frescoes inspired by the Maison à Colombages, presumably during the period of the French troops in the area. The antique stone, the chestnut wood, the parquet planks skilfully adapted to cover ceilings and floors and the beautiful, rigorously hand-painted decorations on the walls are the materials that give voice to the architecture of this luxury villa, characterised by large living areas with windows facing the garden. It is composed of a main house and an annex and is perfect for family reunions, groups of friends, families with children who want to spend their holidays together while protecting their privacy. The bedrooms located on the first and second floor, easily reachable by lift, are comfortable, spacious and tastefully furnished, with ensuite bathrooms and equipped with air conditioning. The pride of this beautiful property, in which the standards of quality and comfort reach a rare excellence, is the lush well-kept park with splendid trees, olive groves, green lawns and colourful, fragrant flowers everywhere that surround the villa and the splendid infinity pool lined internally in green to confer on the pool the most natural look possible. Villa Metelliano is excellent as a starting point for visiting the major towns of Tuscany, such as Siena, Florence and Arezzo, and of nearby Umbria, such as Perugia, Assisi and Orvieto. Short trips will take you to the famous rural borghi around Siena, such as San Gimignano, Montepulciano, Pienza, Montalcino in the Val d’Orcia and the magnificent Chianti area.

Interior:
The property consists of the main house and an annex for a total area of about 300 sq m. MAIN HOUSE: Villa Metelliano has three floors connected internally by stairs and also by a lift. From the main entrance, located on the ground floor, you accede directly to the dining room which leads to the super-equipped industrial kitchen with access to the external laundry. Next to the dining room is the large living room with sofa, armchairs, Smart TV and fireplace. Completing the floor is a guest bathroom. The living room, dining room and kitchen all have French windows giving direct access to the set-up garden structures. In the hallway between the kitchen and the dining room is the staircase leading to the first floor, which can also be reached with the lift. The first floor consists of two double bedrooms with ensuite bathroom with shower. Another flight of stairs, or the lift, leads to the second floor consisting of two double bedrooms with ensuite bathroom with shower. ANNEX: A single floor, it is located a few metres away from, and on the same level as, the villa. A large French window leads directly into a double bedroom with ensuite bathroom with shower. In front of the entrance to the bedroom is a romantic, private outdoor area equipped with umbrella, armchairs and table. Completing the annex, with entrance only from the outside, is a guest bathroom. All the bedrooms are equipped with air conditioning, safe, minibar and satellite TV. Finally, the laundry room, which includes a bathroom with shower, is located just outside the kitchen, down a flight of 6 steps.

Park:
The wonderful estate in which Villa Metelliano is located extends for about 10, partially-fenced, hectares; surrounding the villa is an area of about 3 hectares with the well-kept park for exclusive use, a luxuriance of many types of blooms, cypresses, old oaks, palm trees, olive groves, walnuts, potted lemons and various fruit trees that alternate in the manicured green lawn areas around the houses and in the pool area. An outdoor dining area is located under a pergola with bamboo canopy and equipped, on three sides, with automatic closing curtains in transparent PVC. An additional relaxation area is located in front of the annex with chairs and table, shaded by a large umbrella. A row of cypresses flanks the driveway from the automatic iron gate to the 6-car parking area with a canopy of Virginia creeper.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The magnificent infinity pool is located about 25 m from the villa, at a slightly higher level and can be reached up a few steps across part of the garden. The pool, lined in green PVC to give the pool the most natural look possible, is rectangular and measures 12 x 6 m with a constant depth of 1.40 m; it has salt purification, internal lighting and 6 submerged steps on one side for access to the water. The solarium, in serene stone paving and lawn, is equipped with sunbeds, umbrellas and tables. There is also a shower, an unusual little fountain and an iron gazebo furnished with table and chairs, the ideal place for an apéritif at dusk. In addition to the olive grove, the swimming pool is surrounded by the majestic park with many beautiful tall trees that provide natural shade in the hottest hours. The swimming pool is open from the last Saturday in April to the first Saturday in October.
