The villa was nice but some of the furniture I. The bedrooms hadnât been cleaned. No towels/ loo rollhad been left for use in one of the communal toilets. There werenât enough sun loungers for the number of people or outdoor lounge seating.Otherwise it was a lovely villa.
Perfect property for a family holiday. Spacious accommodation, brilliant pool/entertainment area which was well secured and a great location if you are happy to spend your time around the pool and visit the beautiful town of St Paul de Vence
The villa is superbly situated and beautifully decorated. It is spacious, well laid out and perfect for a family. The host was hugely helpful. It was a flawless stay and highly recommended.
Beautiful house with everything youâd need for a perfect stay
The property was exactly as describedâŠbeautiful, relaxed, spacious and perfect for a group of family and friends. We loved every minute there! One word of advice, a car is definitely needed in this area even if only for a trip to the nearest supermarketâŠtaxis cost a fortune!
We had a wonderful week staying in St. Paul. Stephanie, the owner, was responsive to any questions we had prior to arriving. Vlasta, the property manager, is a lovely person and gave us a thorough tour of the house when we arrived. She was just a call or text away (we used Whatsapp) to answer any questions or needs that we had. There were 11 of us staying in the villa. It's a large house with plenty of room to hang out. Both the pool area and entire house were very clean. If renting during the summer months, given the climate and extensive gardens, expect to have ants join you on your trip! We kept them at bay by wiping the counters and sweeping the kitchen floor daily and it wasn't an issue. The kitchen was well stocked with anything you needed to cook or BBQ. While technically the house is within walking distance to the historic village of St. Paul, it's an uphill climb better suited for cooler months. We drove the few minutes' drive and had no issues finding parking. To visit other villages along the French Riviera, the Cagnes sur Mer train station was about a 10 to 15-minute drive away and so much quicker and easier than driving. (Please be advised that if you park in the train station parking garage, you need a Lignes D'Azur La Carte to exit the garage) We loved the villa and St. Paul and would not hesitate to stay here again! Beautiful property, well equipped and well appointed. Lots of space and great for a large group. Excellent pool and the gym was a useful addition. Good location. 15?mins walk up the (steep) hill to St Paul (good work out) and short drive/taxi for those less keen on walking. The only minor quibble is that the linen and towels were a little tired.
Our group ranged from young kids to grandparents, and it was absolutely perfect for everyone. The villa is clean and spacious, with plenty of rooms for everyone to have their own space, and the air conditioning in the bedrooms was a welcome relief after a day of exploring. The pool was also a big hit.
Communication with the host (Stephanie) was seamless, and the check-in/check-out process was incredibly easy. Vlasta was very friendly and knowledgeable of the property. We were pleasantly surprised by the lovely welcome basket upon our arrival, which added a nice touch to our stay. The house itself was extremely well-stocked with everything we needed.
The location is excellentâjust a short drive (or uphill walk) to Saint Paul De Vence. Itâs also close to a grocery store, bakery, and the Cagnes Sur Mer train station, which is only 15 minutes away. From there, we easily caught trains to visit various beach towns along the Riveria.

Stand by to be amazed when you visit Villa Le Falevinier. The only thing more beautiful and impressive than the villa itself is the magnificent landscaping that surrounds it.
We were a party of six adults. Everyone enjoyed the spaciousness of the villa, the many patios and terraces, the pool area and the outdoor kitchen by the pool. The weather was much warmer than usual during our 2 week stay the first two weeks of June, so the air conditioned bedrooms were perfect.
The villa's proximity to the Village of Old Saint Paul, Nice, Cannes and Monte Carlo made it the perfect location for exploring the beauty of the French Riviera.
A special shout out to Stephanie who was our point of contact for arranging our visit, and to Sana our local contact while at the Villa. They were both fabulous to deal with !!!!
As a family we have done many villa holidays but rarely as well equipped as this one even down to the childrenâs toys. What a joy to actually have enough plates, cutlery etc without having to put on the dishwasher after EVERY meal. We love to cook and there were plenty of pans, serving platters and other kitchen equipment. Beautiful terrace just outside the kitchen for al fresco dining. Pre-arrival Stephanie replied promptly to the couple of messages I sent and on arrival Vlasta was so helpful and informative. Lovely bonus to have a mid week clean too. The ONLY couple of niggles was that the pool is described as heated but it wasnât and whilst it didnt deter us from having fun it was a bit too chilly. Also a couple more sunloungers would have been handy. And from a safety point very surprised there were no plastic glasses for use by the pool. We bought some and left them for the next guests. As I say just a couple of niggles but far out-weighed by the good points of the villa.
The Lefalvenier villa was absolutely grand, and we enjoyed ourselves tremendously. The location is excellent, near the village of St Paul de Vence. The pool and great spaces indoors and out were perfect for our group of multi-generations. The house manager Vlasta was very gracious and answered all our questions, and even came by to fix the stove when it needed a little help. All the AC worked well which was great since it was record heat in France. We would definitely stay there again! I would recommend getting 2 cars for a big party, as the village is really too far to walk up the extremely steep hill, and you will want to drive to visit Nice beaches and the nearby wineries and towns like Eze. Great villa, thank you for your hospitality.
The villa was perfect for my family of seven, including two children who had their own rooms. It was spacious, very well-equipped, many dining tables inside and out, multiple bathrooms, and pool with an adjacent kitchen, which we looked forward to at the end of every day. Check-in and out was easy and communication responsive. The location was central for an excellent grocery store and high end gourmet food shops, Grasse, Nice, Antibes and walking distance (with a very significant hill) to beautiful St Paul de Vence and Foundation Maeght. The hill up to the St Paul de Vence was so steep most of the family went by car. If you hoped to be able to walk to town to get coffee/croissant, this location would not work. But if you are looking for a beautiful villa that gives all guests privacy and space to hang together in a convenient location, this villa earns the highest recommendation.
An amazing two weeks. We had a group of family, and then a group of friends and it was unanimous - the perfect retreat and just what we were looking for, both in amenities and location. Close to the village and the bakery, with the train and highway close by for trips to Nice, Cannes, Monaco, and Italy. But most of the time, we were content just hanging by the pool and entertaining area. Gates for the little ones provided a level of comfort. Special shoutout to Vlasta for her responsiveness and hospitality. Highly recommended!
Lovely house 20 min walk from St Paul de Vence. Authentic atmosphere. Everything was superbly well organized - we were welcomed and showed around at arrival, and the house fully prepared for every need - from charcoals for the barbecue, to champagne and fresh juice at arrival.
The house was everything we expected and more!
Wonderful villa for a relaxing vacation with friends
We really enjoyed our vacation and the property owner and manager made the experience easy. Highly recommend organizing a meal catered by the property manager. Villa is located very close to shops and you can walk up the steep hill to the famous town.
Three generations (11 people, ages 3 to 80) spent two weeks in this wonderful and tastefully decorated villa. The house manager Vlasta was amazing, easy to reach and helpful in any way she could be; through her, Stefanie was also a very thoughtful host. Cleaners came in twice a week for some maintenance cleaning, which was very nice.
The grounds and swimming pool are gorgeous and perfectly maintained. We have never had such a well-equipped kitchen in a holiday home, with more than enough of everything to suit such a large group of people who enjoy cooking and eating together. The beds were comfortable, the AC was modern (so no blasts of arctic air in the night and temp regulation in each bedroom), there were lots of places either to gather in or to find privacy, both in- and outdoors. There was a playroom/gym, with lots of fun things for all ages, and plenty of toys at the pool.
Having two toddlers made us really appreciate the safety features, like the built-in gates on all the outdoor staircases (as well as on both spiral staircases indoors) and the fenced-in pool.
This is not a negative point or criticism, but only information for those for whom this might be important: this house involves a lot of stairs. It is described as a âtypical Provençal houseâ. This was our first trip to the area, so we had no idea what this meant (we thought it meant the stucco and the shutters). The house has three (and a half) levels and has a steep and winding driveway; the pool is half way down it from the house. One bedroom is on the main level, three are in the wing beyond that, down ~6 steps (toilet and shower easily accessible). The master bedroom (upper level) is up a fairly easy staircase; one bedroom (lower level) is reached via a steep spiral staircase. This room (like all the main-level bedrooms) can also be entered from the outside where stairs are wide and shallow, if the indoor stairs are too daunting. The gym/play room is also reached either via a steep winding staircase or, again, from outside. For most of us, we tried to look at the walking as good exercise, so that we didnât even have to use the treadmill!
The main points remain: the house and property were beautiful, clean, well-maintained, spacious and comfortable. Vlasta was there on the spot to help, but Stefanie was also in touch with us whenever necessary. Both were very gracious, kind and helpful. We highly recommend a stay at Le Falevinier.
The Villa is spacious, well maintained and well equipped, and has beautiful grounds and views. It is a 20 minute walk to the lovely walled village of St Paul de Vence, but it is a very steep walk and not for the faint of heart. We had 11 in our party and the villa was perfect. The bedrooms and bathrooms are comfortable and tastefully appointed. We had chefs prepare 3 meals for the group and the kitchen and outdoor dining on the patio was perfect. This was a very special and beautiful place for a large family holiday!
Beautifully appointed villa on several levels, spacious communal areas, fully equipped kitchen, easily for 12 guests, large pool, 6 bathrooms, 5min from historic StPaul de Vence, excellent catering options, helpful caretaker, great choice altogether.

beautiful pool area. Supermarket 5 minutes away, 10 minutes to the train station in Cagnes sur Mer. 20 minutes into the countryside outside the bustle of Nice. We were two couples spending a week together and exploring Cannes, Monaco, Antibes, Vence, Grasse, and this part of Provence. St Paul is about a mile away, uphill, so we drove when we visited there. We had a wonderful time, and this turned out to be a wonderful, peaceful place to relax and watch the sunset.
Beautiful property. Very comfortable and great for entertaining. Consumable supplies a little short in supply. House manager Vlasta was so kind and prepared a beautiful Provençal meal for us.
We thoroughly enjoyed our 10 day stay at this villa. It was spacious and had many rooms with a large living area inside the house and on the porch with gorgeous views. The kitchen was well equipped and designed to cater to the number of people advertised on the listing. Although the weather outside was cold as we were visiting in March the inside temperature was comfortable. There were a few issues with the electrical system and loss of power which we were notified about last minute and led to us being unable to open the gate to the villa initially but they were able to address this fairly promptly and I have to say the hosts were quite gracious. There were a few issues with lack of hot water at times for some of the bathrooms but this did not translate into a major inconvenience and occurred rarely.
The pool area is lovely and fenced off and separate from the house with its own mini bar area and this was a relief given we had young children. We couldnât use the pool as it was too cold.
The dining room table and chairs are a bit dated. But the furniture overall was quite satisfactory and the beds were comfortable.
Most of the bedrooms had doors that would open directly to the yard which was nice and the way the house is designed is that it offers a lot of privacy and personal space should it be needed when staying with a large group.
We also appreciated having the cleaning staff come midway through our stay to clean up the kitchen and bathroom areas.
I would recommend this place again. We thank Stephanie for being agreeable and lovely in all her communication with us.
