Guests will have access to the entire apartment, and will share the common graveled backyard w/ the home next door.

Halo Hospitality’s Rental Agreement Terms and Conditions apply. Upon booking, the renter will receive the Terms and Conditions and agree to review and sign. These terms will include, but are not limited to, the following:

GUEST VERIFICATION
Experienced guests with 5 or more positive reviews may request to be waived from this process, otherwise we do require all guests to complete an additional verification screen through our Guest Portal to ensure the safety and security of our community. This 60-second verification process must be completed within 48 hours of booking, or at least 2 hours prior to the check-in time if booking on the same day as check-in. You will be prompted to complete this process immediately after booking. This includes:


1) Providing a copy of your government-issued photo ID.
2) Photo Verification
3) Confirming your contact information & agreement to our Rental Terms and Conditions
4) Security deposit hold during your stay (does not apply to airbnb users)

Guests who have questions about this process are encouraged to reach out prior to booking! The information is collected for screening and verification only and is not stored or used for any other purposes. We thank you for your cooperation. Guests who fail to complete our verification process within 48 hours of booking may be subject to cancellation.

HOUSE RULES
1) Guest Count: Please include the correct number of guests in your booking. Visitors outside the reservation are permitted under most circumstances, but we do require guests to request permission prior to having visitors.
2) Check-in: Please notify us once you have accessed the property. Please inspect and report any unsatisfactory conditions within 2 hours of check-in. Non-urgent issues reported after 9:00 pm will be promptly addressed the next day.
3) Noise Policy: Keep noise to a minimum after 10:00 PM to respect our neighbors and local community. We will contact you directly for any reported disturbances, prior to reporting any nuisances with local authorities.
4) Non-Smoking Policy: Smoking, vaping, and the use of e-cigarettes are not permitted within the property. Any violation, will result in a smoke remediation fee.
5) No Parties: Events and parties are strictly prohibited to maintain a peaceful environment. We will contact you directly for any disturbances, prior to reporting any nuisances to local authorities.
6) Pets: We love our Pets! but they are not allowed in most units, ensuring a clean and allergen-free space for all guests.
a.If the property is labeled as “Pet-friendly”, pet’s are allowed at charge, up to a capped limit. The Pet Fee will be requested after booking via the resolution center, and is paid separately from the reservation.
7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee will be applied for any rule violations related to pets, smoking, or parties.
8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels.
Security: Ensure all doors and windows are securely locked when not present.
9) Age: Guests must be 25 years or older to make a reservation.

Failure to comply with any of these policies may result in the immediate cancellation of your reservation without refund.

CANCELLATIONS
We adhere to the cancellation policy as outlined at the time of booking. Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events. Requests for cancellation outside of this policy will be directed to your travel insurance provider.

EARLY CHECK-IN'S & LATE CHECKOUT REQUESTS
1) Early Check-ins: We are unable to guarantee an early check-in will be possible in advance due to cleaning scheduling. However, on the day of your check-in we will notify you as soon as the property is available & there is no fee for an early check-in. Early check-in requests will be submitted to our team, but please do not expect a response until the day of check-in.

2) Late Checkouts: Are available on a case-by-case basis, depending on the property and cleaning schedule. Requests should be made at least 12 hours in advance of your check-out, and are subject to approval of our cleaning team, which may not be able to respond until the morning of your scheduled departure. We do have a late checkout fee. This fee is paid through the Resolution Center.

POLICY VIOLATIONS
1) Late check-out without prior approval will be charged per hour. We may remove occupants and their belongings from the property if unresponsive, or uncooperative.
2) Excessive Cleaning will be charged per hour. We will provide proper documentation and photo evidence of excessive cleaning required. This will be applied towards unexpected cleanup of spills, stains, bodily fluids, biohazardous materials, odor remediation, etc.
3) Damaged/Missing items will be charged at the replacement cost + Labor. We will provide proper documentation and photo evidence of any Damages or Missing Items.

REPORTING ISSUES
Please report any issues within 2 hours of check-in to allow us the opportunity to resolve them promptly. Non-urgent issues reported after 9:00 PM will be addressed the following day. We may not be able to resolve, or provide a resolution, to issues that are not reported in a timely manner, lack sufficient documentation, or do not provide us with enough time to respond effectively during your stay. We are here to help!

LOST & FOUND
Please ensure you have all your belongings before departure. Items left may be held up to one week at our local office for pickup, or can be shipped back at fee. We are not responsible for locating left items.

Thank yall for the stay and accepting that my girls accompanied me for the hrs after school too 
. I enjoyed the stay! Definitely worth it 
 the few odd things to be unnerving would be that old creeping floors that feel as if they may fall thru .. evidently a crawl space below and noted this was a built on addition from a shop perhaps 
 cute addition to rent out 
 thank yall so much .. is a historic neat part of town

Take expectations, and lower them a bit, the “apartment” is really a shed behind what looks like a haunted house. Nicely updated, but towels were stained, couch was dirty, and you may get splinters if you walk barefoot through the living room. Bed linens were clean, and bed was comfy, and it’s an up and coming neighborhood with plenty of dining options.

Awesome location for everything downtown

The location for a couple is perfect. You can have a cold local beer in your hand in 30 seconds and be at the stadium in a 20 min walk. We enjoyed our time. AC was ice cold and hot water was too hot (in a good way). Only thing to note for some folks is there a great bar across the street with live music. If hearing a band playing is an issue for you than maybe go further out. But for us it was awesome.

Cute and Convenient

I chose this location because it was less than 20min to UTK and well-priced. The downside to this listing is that there are two buildings on site and you share parking. I got blocked out one night when it was pouring but I called the 24/7 number and we got it worked out. One set of the towels for the bathroom had stains and one of the decorative pillows on the bed was covered in hair. There was no toaster which would have been nice but they provided some coffee, muffin mix and shower supplies. Also there’s no counter space or plugs in the bathroom which is highly inconvenient as a woman trying to get ready. The bedroom door does not shut or lock. Overall it was nice to have and good for the price but I think there are several updates that need to happen (caulking in tub, flooring in bathroom, plugs in bedroom and bathroom, bedroom door).
