The Space:
This 581 sq ft | 54 sqm studio suite is a superb choice for a couple or solo getaway to Playa del Carmen. You’ll be in a new condo complex called KAAB South Beach, situated downtown just a block-and-a-half from the famous 5th Avenue and 4 blocks from the beach. You can walk there in 5 minutes!

KAAB South Beach has a phenomenal ocean view rooftop pool with sun loungers and outdoor dining tables. You can spend the day soaking up the sun at the pool, enjoy shaded dining or remote work (if you must) and afterward hit the gym onsite and then shower and go out.

The main spaces of the studio:

- A soothing open LIVING SPACE with a sofa (that opens to a double bed), a sitting area in front of the bed with two chairs & a coffee table, and a 43” HD Smart TV for downtime moments at home.

- A PRIVATE BALCONY via floor-to-ceiling glass doors that let in lots of natural light. There are blackout curtains as well, for days you'd rather sleep in!

- A DINING TABLE that comfortably seats 4 for a relaxed sit-down meal at home. It’s also a nice spot to use as a laptop workspace if needed.

- A well-equipped KITCHEN with quality appliances (mini-fridge, stove, microwave) and all the cookware and utensils you’d need to prepare a simple meal at home. Plus, essentials like a COFFEE MAKER, BLENDER & TOASTER!

- A PLUSH KING BED with quality linens & nightstands on both sides.

- A FULL BATHROOM, shiny and modern with a stand-in shower & rainfall showerhead

- A CLOSET (with hangers!), a SAFE BOX for valuables, AC & BLACKOUT SHADES!

- Wi-Fi, Smart TV, iron, hairdryer, bed linens, beach/pool and bath towels are all provided complimentary during your stay.

And, right next door on the ground floor is AEREO CAFÉ BAR. It's also Playa’s first Speakeasy! They serve breakfast, coffee drinks, appetizers/tapas, finger foods, and sandwiches, along with classic cocktails, martinis, wine, artisanal beer, and more to wash it all down. Open every day but Tuesday.

Plus, you’ll be just a few minutes walk to 5th Avenue, where you’ll find fantastic shops, restaurants, cafes, nightlife and vibrant shopping malls like Paseo del Carmen (1-1/2 blocks from condo), Quinta Alégria, and the shops at Calle Corazón with dozens of boutiques, international chains, and restaurants.

For groceries, you’ll be just 900 m | 0.5 miles away from Chedraui.

There are many things to see and do around Playa del Carmen – from the beach and beach clubs, water sports like snorkeling, scuba, paddle boarding, and boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, golfing, day trips to Tulum or Cancun, and so much more!

Guest Access:
You’ll have full, exclusive access to the condo during your stay. You also have shared access to the common areas, the rooftop pool, the gym, etc.

The Neighborhood:
The condo is located in KAAB South Beach condo complex, a new development in downtown with modern & desired amenities like a rooftop pool/lounge, gym and common areas. You’ll be:

- 1.5 blocks (200 m | 0.1 mile) to 5th Avenue & Paseo del Carmen open-air shopping mall with a Starbucks & many recognizable brands like Old Navy and Zara.
- 4 blocks to the beach & the Cozumel ferry, Sr. Frogs & Dick & Willys
- 900 m | ½ mile walk to Chedraui or 1.1 km | 0.7 miles to Walmart to stock up on groceries

- And there are so many fantastic restaurants in the heart of town on and around La Quinta Avenida (5th Avenue)! It’s easiest to search on Maps what you’re looking for - you can filter by cuisine type, cost, and ratings or just walk around perusing the menus up and down 5th Ave!

The condo is about 57 km or 35.4 miles from the Cancun International Airport (CUN) – check your mobile map apps when you arrive, as driving time varies depending on the time of day. The condo is located in the KAAB South Beach condo complex downtown.

Other Things to Note:
Please be aware that there is ongoing construction located on 1 South Street, just one block from the building. The construction extends to the street behind the condominium and is currently in the structural phase, so there may be potential noise in the area. The construction work is scheduled from 7:00 am to 7:00 pm. While we sincerely apologize for any inconvenience our guests may experience due to these disruptions, it's important to note that this is beyond our control and we cannot be held responsible for them.

Also, the complex is not run by us, so if there are any maintenance issues or utility service breakdowns in common areas, please note this is also beyond our control.

The building has elevator service; however, in case of repair or maintenance, guests must climb stairs.

Electricity is included for stays fewer than 28 nights. For stays of 28 nights or more, you’ll need to pay for electricity usage from day 1 of your arrival at $5 pesos/KWh consumed. The meter will be checked upon arrival and again on departure. Please be conscientious of what you consume and always turn off lights and the AC when you leave as it consumes the most.

There is no daily housekeeping service, but a cleaning service can be requested for an additional fee.

We supply a few basic home/bath essentials like toilet paper, soap, paper towels, and trash bags to get you started. But any other cooking, cleaning, or bath items you may need are not included. These supplies must be purchased and brought onsite by the guest.

There are exterior surveillance cameras at the property for security reasons and to ensure guest safety.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This must be paid by credit card at check-in and will be refunded after check-out, provided all terms are met.

Lastly, long-term stays are available. There’s also a laptop-friendly space inside. Great for the remote worker!

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed inside the condo, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. No glasses, bottles, food, or coolers are allowed in the pool. The use of disposable or plastic glasses is allowed.
- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.

Interaction with Guests:
The condo is self-check-in using the lockbox to access the key. First, please sign in at registration. The access codes needed to enter the building and for the lockbox will be provided to you within 24 hours of your arrival.

You’ll have complete privacy during your stay, but we’re available 7 days a week. Should you need anything, just send us a message.
