We're new to VRBO but we have over 300 awesome reviews on other sites.
This home was completely renovated in Jan'23 & located in a very quiet area of Pacific Beach. Partying or being loud is not tolerated. It's a one bedroom cottage w/ it's own private outdoor space & yard, roof top deck, A/C & gated parking. Gated private entrance, easy self check-in & 4 blocks to the beach. Enjoy the 2 bikes, beach chairs & boogie boards.
A few things to highlight:
- We have 2 duvet covers and change them out between every guest (non-clean duvet covers freak me out, this is really important to us).
- Every guest receives a brand-new kitchen sponge still in the wrapper...as used sponges are freaky :-)
- We have a kitchenette and an amazing BBQ, no stove.
- Garbage pick-up is Monday morning and may be a bit loud on occasion.
- The landscaper comes through the property on Tuesday afternoons, please let us know if this is a problem.
- There's a security camera in the alley where you'll access the entry gate so please make sure that the number of people staying there is correct (there are no cameras in your private area/yard).
- Please remember the 9pm quiet time. We live on the property (separate houses & you'll have a private fenced in entrance, yard and area) and our neighbors are really insistent on the 9pm quiet time. This even means hanging out and talking outside of the home.
- Access to the home is via the alley.
WE REQUEST THAT ALL GUEST DOWNLOAND THE VRBO AP to their smart phones. We will do most of our communications through VRBO but feel free to phone us if there are any urgent matters. Please let us know if you do not have a smart phone so that we can adjust our communication methods accordingly.

- 10 am Check out time

CHECK-IN AND CHECK-OUT TIMES ARE STRICT unless prior arrangements have been made. Exceptions can be made for a nominal extra fee only when there are no other conflicts in the cleaning schedule and with other check-ins and check-outs.
CHECK-IN PROCEDURE:
For your convenience, we do a self-check in. On the day of your arrival we will provide you with two digital security codes, one for the main gate to enter the property and the other one is for the front door. Please be discreet and do not discuss the code outside of the residence. Once you enter please send us a message through the VRBO app letting us know that you have arrived. Upon arrival, please examine the unit, all furniture, furnishings, appliances, fixtures and landscaping and immediately report to us if any are not up to your expectations or not in operating condition or in disrepair. Unless weâre notified on day of check-in of any damage or cleaning concerns, you will be liable. Each property will be inspected, sanitized and cleaned prior to your arrival and after your departure.
CHECK-OUT PROCEDURE:
For your convenience, we do a self-checkout. Please consolidate all trash to the large kitchen trash can (weâll take out the trash to the alley from there). Close the windows, lock the front door and main gate when you leave. Send us a message notifying us that youâve checked out.
NOT A PARTY HOUSE: NO PARTIES OR EVENTS: We strictly prohibit parties, events, excessive noise, and any disturbance to neighbors. Violation of this rule will result in a fine of $1,000, forfeiture of the full security deposit, and immediate removal of all guests, without exceptions or refunds. This is a very quiet neighborhood. Quiet hours are 9 pm until 7 am and no one is allowed on the roof top deck after 9 pm, no exceptions. No underage drinking allowed on the premises. The neighbors all have our phone number and if they call us to complain about any noise issues or excessive people arriving we will kick you out immediately. (Airbnb does allow hosts to remove guests who do not follow our published house rules.) This is not the place for you if youâre a partier or like to get loud or are planning to entertain or will otherwise not be able to comply with the noise and other house/guest rules.
NO SMOKING: Please note, this is strictly a non-smoking rental. If you are a cigarette, pot or any other kind of smoker, this may not be the right place for you. You may NOT smoke inside or outside of the home. If we smell any smoke in the home when you leave we will keep your deposit plus charge you any additional cleaning fees to get the smoke smell out.
For security reasons, PLEASE KEEP THE MAIN ENTRY GATE AND THE AUTOMATED SWING GATE CLOSED and locked at all times when not entering and exiting.
We require the names of all the registered guests upon booking. There are to be no overnight guests not originally registered for the booking.
INFANTS AND CHILDREN: We love children and want you to know that they are more than welcome as our guests. Please let us know in advance the ages of all children and whether you have any special needs, such as a pack and play or high chair.
CHILD SAFTEY: Please note the space is NOT guaranteed to be baby proof or childproof. Please inspect the space when you first arrive and move any choking hazards out of your child's reach, watch them around the roof top stairs and around electrical outlets. It is your responsibility to watch your children at all times. WE HAVE A SPIRAL STAIRCASE TO THE ROOFTOP. PLEASE MAKE SURE TO ALWAYS WATCH YOUR CHILD AROUND THIS.
WE PROVIDE ONE PARKING SPOT located inside the automated gate (weâll leave a clicker for you inside the unit). Please do not park in the alley next to the home. Unfortunately, neighbors have complained due to limited access through the alley when a guest parallel parks in the alley. If your vehicle cannot fit in the parking space please park on the public street or inform the host for a solution. Also, please do not park in front of the automated parking gate as it may open and damage your vehicle.
GENDERAL GUIDELINES & REMINDES: Feel free to enjoy the space, but please be considerate of neighbors and listen to movies or music at a respectful volume.
We provide a hose on the front porch. WHEN COMING IN FROM THE BEACH PLEASE HOSE OFF YOUR FEET BEFORE ENTERING the home and hose off your sandals or shoes if you took a walk on the sand in them. Please shake off all sand from your towels on the beach.
NO USE OF SPRAY TAND OR SELF -TANNER IN THE HOME. It stains the sheets and towels and gets on the furniture. (Feel free to do your tanning prior to arrival.) If the sheets are stained, there will be a fine of $50.
No burning of incense or fragrant candles. The smell lingers and may be an issue for the next guests.
NO FLUSHING OF SANITARY NAPKINS OR WET WIPES. Please place them in the trash can. We want to ensure that a plumbing problem does not disrupt your enjoyable stay.
LIABILITY: The owners of the home do not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property. Guests agree to indemnify and hold the owners harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests' use and occupancy of the vacation rental, including but not limited to claims for personal injury or property damage/loss. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to visit the premise.
DROPPING OFF LUGGAGE BEFORE CHECK-IN: We can arrange for you to drop off your bags but are not responsible for the loss, theft, damage if anything were to happen to them.
DAMAGE: Accidents happen. If you or your guests break anything it is your responsibility to notify us so that we can replace it. If you notify us, we do not hold it against you in your review and we can easily arrange compensation or replacement through VRBO's phone App.
The cleaning fee is for a standard cleaning only. IF HOME IS LEFT IN POOR CONDITION AND ADDITIONAL CLEANING IS REQUIRED, fees will be charged to guest's credit card on file at the rate of $60 per hour. A $75 fee will be charged for each GARAGE DOOR OPENER REMOTE CONTROL that is damaged or not left at the Property upon check-out.
PET RULES: This home is dog friendly. Thereâs a $100 fee per dog. Up to 3 dogs allowed. We allow a maximum of 3 pets weighing up to 50 lbs each. Kindly inform us during the booking process so that we can arrange for the additional payment required for the pet fee.
To ensure a pleasant stay for all, we kindly request your cooperation with the following guidelines:
1. Furniture Etiquette: Guests are kindly requested to put blankets on the sofa or any furniture that your awesome pet will be spending time on. There are blankets in the bedroom closet. We appreciate your efforts in maintaining the current state and condition of the furniture and furnishings.
2. Please do not let your pet relieve themselves within the yard and/or on the fake grass. If they do have an accident, we kindly ask that you pour water over the area.
3. Responsible Waste Management: Please dispose of pet waste in the alley trash cans. Leaving pet waste or bags of pet waste will result in a fine of $50.
4. Guests agree to keep their dog(s) from exhibiting noisy or aggressive behavior that may cause annoyance or discomfort to our neighbors. Any complaints received will be promptly addressed by guests to ensure a harmonious environment.
5. We recommend bringing their own bed and food/water bowls.

My fiancĂ© and I are in love with San Diego. Youâll catch us and our 9 y/o either hanging out on the beach or taking a long bike ride on the boardwalk or enjoying one of the 100s of restaurants in the area. Ha, that sounds cheesy but it's true. We also try to take in an awesome beach sunset at least once a week with our 14 y/o pup, Cornbread. Weâve lived in Pacific Beach for over 20 years and wouldnât want to be anywhere else.
