The luxurious master en-suite features a cozy wood-burning stove, private full bathroom, and sweeping views of the countryside, with a bright and tranquil Queen bedroom just down the hall. There is also a sitting room with a Queen-sized pull-out couch that can be closed off for an additional bedroom.

Further down the hallway are two beautifully appointed and sun-drenched King bedrooms sitting just off the open-concept upstairs living room.

Indulge in a retreat-within-your-retreat with our three luxurious full bathrooms. The master bedroom en-suite features an elegant black-and-white clawfoot tub, stone shower, and an oversized vanity. Down the hall is a railroad-style bathroom with a vintage tub and direct views of the surrounding countryside, as well as a third full bathroom conveniently located next to the side-by-side King rooms.

Downstairs, the first floor powder room is conveniently tucked away off the kitchen. Each bathroom is stocked with fresh linens and premium bath essentials.

Upstairs, the second open-concept kitchen features the same high-end appliances and elegant finishes as the primary kitchen, ensuring that cooking and entertaining are a breeze.

Both kitchens are equipped with quality stainless steel appliances, utensils, a variety of pots and pans, and all the dish-ware needed for an enjoyable meal.

Steps away, the sunroom is perfect for kicking back after a day outdoors or enjoying a quiet morning with your favorite book, featuring a card table, leather sofa and four stylish swivel chairs, as well as another fireplace and large mounted smart TV - equipped with all your favorite live channels and streaming apps.

Upstairs, the awe-inspiring open-concept living room offers a tranquil escape. Groups can gather on the large sectional in front of the impressive wall-to-ceiling stone fireplace and 55" mounted smart TV, or share meals around the natural-wood dining table.

For those seeking a moment to themselves, step out onto the private second-floor balcony to soak in panoramic views while lounging in two polywood Adirondack chairs - an idyllic spot for enjoying your morning coffee or unwinding with a late-night cocktail.

Step through the living room doors onto a spacious deck overlooking the expansive grounds to find an outdoor dining table for 8 and brand-new stainless steel Weber Genesis gas grill. As you take in the sights and sounds of the property, you may spot our free-range chickens wandering through the apple orchard. For a memorable experience, request a tour of our state-of-the-art chicken coop - sure to be a highlight for the kiddos in your group!

To your left, a large natural stone fire pit with built-in seating awaits your group. Don't worry, we provide all the firewood needed!

Lastly, don’t forget to explore the impressive network of private walking trails that weave through the property. Follow signs as you meander through tall grass and beautiful meadows, leading you to a hidden picnic table and a charming walking bridge.


IMPORTANT NOTE:
Our farm is situated in a rural, natural setting, so you may encounter various wildlife during your stay. For your dog's safety, please keep them leashed at all times while outdoors and do not let them outside alone at night. Additionally, please be sure to stay on Valley View Farm property - see highlighted property lines in listing photos for reference.

Guest access
When you stay at Valley View Farmhouse you’ll have complete access to the home, with the exception of the locked owner’s closet, basement storage and garage. Prior to your arrival, you will receive a unique front door code for seamless entry into the farmhouse. There is also free parking for up to six vehicles available in the driveway.

Please Note: The farmhouse is part of a working farm and wedding venue. Please be aware of the following access notes and restrictions:

- The Farmhouse is only available for rent November - April, or other select open weekends.
- The garden is a hand-picked potager garden. You are welcome to explore and pick a few items, but please refrain from disturbing or digging in the garden. It is not available for unlimited harvesting.
- The wedding venue and chicken coop/apple orchard are available for guided tours when scheduling permits. We love sharing our farm with guests, especially the kiddos! Please message us for details. The venue, coop, orchard are strictly off-limits unless accompanied by a property caretaker.
- The property caretakers may be present periodically as they take care of farm duties. While rare, there may also be workers or visitors to the wedding venue. They will not enter The Farmhouse during your stay and there will never be a wedding during your stay.


Other things to note:
- Guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.

- We are happy to accommodate your furry friend! Please note: 2 dogs maximum and a $150 pet fee. No other animal species allowed. To help us continue allowing furry friends and ensure that they stay safe while on the property, please ensure your pup is leashed outside at all times and do not let them outside alone at night - as coyotes frequent the property and it may be dangerous for your dog. When inside the home, please never leave them unattended unless securely crated and we do ask that you clean up after them on the property. Woof woof!

- We provide a starter set of premium supplies (toilet paper, paper towels, trash bags, dishwasher & laundry pods, etc) but do not resupply mid-stay.

- Firewood for the fireplace, wood burning stove and fire pit is provided and located outside the front entrance to the home. Please read all instructions in the House Manual before operating.

- The house is equipped with wi-fi via Starlink. However, given the size of the house, internet speeds may vary based on location. Additionally, cell phone service is spotty on the property.

- All guests are encouraged to purchase travel insurance to protect against a change in plans due to illness or weather. We cannot make exceptions to our stated cancellation policy. Separately, your booking includes and is protected by the Waivo damage protection program (this is damage protection, not travel insurance).

- Note: The Farmhouse is a large home, and thus we pay a premium to keep it sparkling clean for guests. We do NOT make ANY money on the cleaning fee or on Airbnb’s guest service fee!
