- Full sized washer and dryer available for stays of 6 nights or longer only
- We provide starter supplies of toiletries, toilet paper, paper towels, dishwasher tabs, laundry tabs, and trash bags. Once this supply runs out, you will need to purchase additional supplies.
- We are pleased to offer concierge services - we will shop for your groceries, spirits, and/or flowers and leave the home stocked for your arrival - additional fees apply!
- We have left a welcome book packed full of restaurant recommendations, things to do, where to park or shuttle for games, etc!

- Our central location is close to all of the best dining, shopping, and entertainment – we are so close to Volta, Big Bad Breakfast, Jinsei, Handy Andy and all of your favorite spots!
- OVR is not responsible and will not provide discounts or refunds for any neighborhood amenities being out of service or any cable or wifi outages or interruptions.

- PET FREE PROPERTY - Per the signed Rental Agreement, any violation of the NO PET policy will result in immediate eviction, plus additional cleaning charges. Emotional Support Animals are not required to be allowed by law in vacation rentals.
- "The Denver Reb" is professionally cleaned and sanitized in between each guest – book with confidence!
- This is a 2-story home and stairs are required to one bedroom suite and office area.
- Our home has a doorbell camera. This camera will record video when activated by motion and will be on during your stay and guests must not cover up a camera.

Our team includes Kris, Courtney, and Shelly - we are excited to welcome you to Oxford! We are here for you to answer any questions or to help you choose the perfect property, just ask! As owners and hosts, we have a small collection of properties to choose from. Our team looks forward to helping you have a fun and stress-free Oxford getaway!

RULES
- Minimum Age: "The Denver Reb" requires a minimum of one adult over the age of 25 be staying at the property throughout the rental term.
- All reservations include a mandatory rental agreement to finalize your reservation that will be sent to your email for easy electronic signature.
- Every reservation includes an accidental damage waiver – should any accidental damage occur during your stay, simply notify us as soon as you can and provide a photo. We will file the damage waiver and replace/repair before the next rental guests arrive!
- We offer optional travel insurance to protect your vacation investment – this will include trip cancellations and delays, medical conditions, and much more.
- Balance of payment is due 60 days prior to the arrival date.
- Check-in begins at 4:00 PM and check-out is by 10:00 AM – We do not allow early arrivals as we are busy cleaning and sanitizing the property for your stay. Should we finish early, we will automatically notify you. We do offer early arrival or late check out for an additional fee – please check with us for availability.
- No smoking/vaping/drugs/firearms allowed in our home.
- We recommend our guests travel with a hotspot in case of any wifi service issues. No discounts for wifi outages or any closed amenities as these are under the control of the HOA.

Oxford University Transit (OUT) – Red North Line – Highland Square (8-22 on the Red North Route) will take you to both the Oxford Square and Ole Miss Student Union

*Departure instructions – We don't believe in long chore lists for our guests! All we ask is that our guests remove all trash and food and start the dishwasher with any remaining dishes. This small list allows our professional housekeeping team to clean and sanitize the home during our short rental turn in time for our next guests. We appreciate you!
