Our 3 Bedroom 2 Bath beach + Office with Sofa Bed includes a private attached garage parking, BBQ grill, 2 Patios on the 2nd level, 2 Living room Spaces, and Secluded Master Bedroom with en suite bath. Our home is also equipped with 2 King Beds & lightning fast wifi. The Office, which boasts 2 desks and a monitor makes our home perfect for those who need to work remotely.
Our home includes 2 Smart TVs, WiFi, BBQ, Washer & Dryer, Linens, Beach/Bath Towels, Boogie Boards, Beach Chairs/Toys/etc.
The second story apartment is multi-leveled, has high ceilings and is very spacious (1,620sqft). There are four bedrooms and the home is furnished and has two patios. Best part is the beach is right across the street.
The kitchen is spacious with a 4-Door French door stainless steel refrigerator, a stove, a single oven, a microwave and overlooks the living room, the dining room and the front patio.

***If requesting to use the sofa bed in either Bedroom 1 or the office you must make this request 24 hours prior to your arrival date. This will allow our team to provide linens and prepare the sofa beds for you at no additional cost. If the Sofa beds are used without permission a fee of $50 per bed will be charged.
The hallway features a laundry area with side by side washer and dryer.
The apartment offers plenty of storage and closet space and is located in a perfect quaint family-oriented neighborhood, it is steps away from the usually uncrowded beach (across the street) and at a short walking distance from coffee shops, restaurants (fancy and casual) and stores.
From our home, you can safely walk or ride bikes anywhere on the peninsula, balboa island, or down to Huntington Beach (45-minute bike ride 1 way) along the oceanfront boardwalk or 20 Min by car. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, and Surfboard/Paddle-board Lessons all within a 2-15 minute walk, you will never need to travel far.
For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the Balboa Pier. For those of you with kids, the Balboa Fun-Zone is also just across the street making this home an ideal location for families. For those of you with the itch to shop, we recommend hopping on the ferry to Balboa Island. If you can't find what you are looking for, the world-famous Shops at Fashion Island have it all located just a 5-minute taxi ride from the Island.
IMPORTANT HOME NOTES:
- Must be 30+ Years Old to Rent
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- No Patio Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beachgoers should be expected.
- Fireplace must not be left unattended while ignited for any reason
- You are provided 1 Parking Spot in the two-car garage. small to Mid-sized vehicles are recommended.
- Portable freestanding 12,000 BTU AC units are available to rent at a fixed rate of $399 each for up to 7 nights. Max 3 units per house.
- High Chair & Pack n' Play must be requested 48 hours before your stay and are provided pending availability.
- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review before submitting your booking.
-Tenants will be held responsible for any/all penalties and fines incurred during their stay and loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
- Upon arrival, the guest will be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.
- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later-than-advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.
- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1 pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.
