- 1 parking space in the garage (please note that the garage opens/closes manually and does not lock)

LOCATION:
Best of all is the close proximity to the hugely popular 40th Street beach: well-known for its great surf and inviting shoreline. A longtime local favorite, there is something for everyone to enjoy here! Every convenience imaginable is within easy walking distance from this home: from the well-stocked Pavilions grocery store and various eateries just a few short blocks away, to the lively yet quaint Newport Pier area; and so many more destinations in between, including banks, a pharmacy, full-size movie theater, restaurants, and shops for all ages to enjoy. Guests can park their cars once and not use them again until departure day!
The beachfront boardwalk, which runs almost a 6-mile length of the peninsula, facilitates a great transportation corridor for pedestrians and bicycles, in addition to the Seashore Dr. bike path. It's the best way to get around town to avoid any parking and traffic hassles, too!

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:

Good location. Parking is not good for a regular car which most people have - you can only park very small compact cars in the garage or the spot next to the building. We couldn’t fit a car into the garage. Ridiculous that we have to pay to do laundry at the house. Just charge a few bucks more on your house and allow laundry for free. Windows, curtains and blinds are all old and very hard to open and shut. Slider screens are all stuck and hard to operate. Only 2 ceiling fans in the whole house and they both only go slow and don’t have variable speed. Not enough bath towels provided. Family room couch is like a big chair - it would be nice to relax on a regular size couch at night. I wasn’t very impressed with this place and would not rent again. We have been renting for 20 years now in Newport and this place needs a refresher for the price charged.

Great location - a few hiccups

This property has great square footage, a nice balcony, and is wonderfully positioned near the beach and a grocery store. The management company was communicative. There were a few little hiccups during our stay. The main one was parking. The listing noted a garage spot and an adjacent driveway spot. The garage spot is so narrow and shallow that a basic four door could not fit inside (since we had an SUV we had to use street parking which was an added burden given our young kids one of which is special needs). In the kitchen when we turned on the oven to bake something it smoked really bad and set off the fire alarm. The cooking utensils and supplies are dated and low budget (like plastic cooking utensils) but functional. Overall we had a nice time and the check in process was really easy.

We will be back!

Great house for bigger families. The living room, dining room and kitchen are nicely open to each other making it a good space to hang out together. We barbecued burgers on the grill from the deck with a small beach view. Good location to the beach which we did each day we had some extra time.

Beauticul, clean, perfect

We come to Newport Beach every year and this was our favorite rental by far. Beautiful, very clean and perfect for the 6 of us. Easy to find and property management communicated clearly. We will most definately make this our annual stay!

Great for the price

We really enjoyed our stay. The whole process was easy and the house had everything we needed. We had an issue with the shower not draining and they responded right away. The only reason I gave it 4 stars is that the place is a bit run down, could really use a fresh coat of paint and the towels provided were quite thin. Also, my son vapes and it's not allowed on the property at all, not outside or on the deck. But again, for the price, we would stay there again.

Great place a little dated

We enjoyed our stay and the location in Newport is perfect. The only things keeping me from giving it a 5 star are: parking spots are more like 1.5. The second spot is for a small car only. The other gripe is that the Internet was sketchy at times. Other than that we would stay again for sure..

Super loud vacation

The house was in what we thought would be a great location. It was very close to the beach and we were able to walk to restaurants and shopping. None of the windows have blackout curtains, so we were up early every morning. We had police activity at least 4 times every night during the week we were there. It was incredibly loud. For all the notices we received about the quiet times, they were not enforced. The internet was spotty, it was not able to support video meetings if others were streaming movies. It’s definitely not set up to work from this location. The directions to the house were accurate and to the access to the building were easy to follow. The room descriptions were accurate.

Great location

We stayed for 4 days excellent location close to all. A bit outdated we had a few issues refrigerator not working dryer not working but Beachview was very quick and responsive on fixing problems . Could use some updated. I would recommend for a large group.

location of the property was amazing

Had a great experience with Beachview Realty. They were responsive, they let us drop our bags off at their office when we arrived early before check-in. The had specific instructions for check-in and check-out but they were very clear and upfront with their requirements. The sent multiple emails with clear instructions. The location of the property was amazing, just one house from the beach, and was just what we needed.

Short family vacation

The listing doesn't do this place justice. We were two families of four (8 total). So close to the beach without having to deal with all the foot traffic. There is a grocery store right down the street (5 minute walk). My biggest concern going in was regarding parking. We had a 12 passenger van and was able to park it in the space provided (between the building and street sign). The bbq burners should be replaced but we were able to cook burgers fine. 20 minute walk along the beach for ice cream and donuts! A few small issues that were taken care of very quickly by the management company. For the price of the unit we were very impressed. Would recommend to others and would visit again.

Beautiful, but parking is misleading

Pros: Beautiful, clean, steps from the beach, quiet neighborhood, spacious, comfiest beds we've ever slept in at a rental. Easy check-in, responsive management. Enjoyed our stay!! Cons: There aren't 2 parking places -- there is 1. Our compact car (Honda HRV) technically fit in the garage, but it was too tight to get the car doors open. The garage is not a "parking place." The parking spot next to the rental did fit the compact car. Luckily we were able to find street parking for our other car. The washer/dryer should either be free or have a credit card system. Who has quarters in 2023?
