The Space:
Restore peace and calm in our inviting, eco-designed villa that blends Tulum’s natural textures and charm. It is situated inside a beautiful development that promotes an ecological and spiritual lifestyle coupled with modern amenities.
This 1600 sq ft | 149 sqm villa unit features a soothing open living space for quality time together, lots of natural light, a sofa sitting area and a dining table for 6. A fully equipped kitchen with quality appliances is nearby for preparing meals at home, making coffee in the morning, and blending drinks at happy hour! There’s a nice big breakfast bar at the counter for extra seating.
As you head up to level two, you’ll find a cozy TV/sitting room area with a SMART TV for relaxing downtime moments at home. There is a terrace on this level with a shaded sofa, lounge and table. It’s the perfect spot to enjoy your morning coffee or a cocktail.
When it’s time to retire, there are three bedrooms, all with plush queen beds. One is on the ground floor and features an ensuite bathroom and kitchenette. The other two are upstairs, and one has direct access to the second-level terrace. There are two full modern bathrooms with nice vanity space, spacious stand-in showers and rainfall showerheads. Plus, a half bath for added convenience.
Let’s not forget the best part – the private rooftop terrace lounge with outdoor dining, a grill, a wet bar, and a plunge pool. Enjoy a day of fun in the sun without going anywhere! There’s a small private patio downstairs at the entrance, too, with a table and chairs for a moment of shaded solitude.
Inside the unit, you’ll have a washer and dryer (*iron and ironing board are available upon request). Plus, free parking, 24/7 security on the premises, Wi-Fi in the business center/co-work area, a restaurant/bar, a fitness center, a shaded yoga loft, hammocks, and even a dog park!

The Neighborhood:
Located in a beautiful new development just 3 miles | 5 km or an 8- min drive from the center of Tulum town and a 15-min drive to the beach. The property is in an area surrounded by lush jungle, with lots of pathways to hidden gems for a unique connection with nature and plenty of modern amenities.
- Walk to Tulum town in about 30 min or bike there in 10! The town has a variety of bars, restaurants, cute shops, live music & street performers.
- Stroll through the park downtown, where there are often lots of activities happening.
- Bike or take a short drive or taxi ride to the Tulum beach hotspots, jungle restaurants, boutiques & eco-chic nightlife.
- Chedraui grocery store and an AKI are about 6 km | 4 mi away.
When it’s Sargassum season at the beach, don't despair! The beach isn't the only attraction in Tulum. You can still find amazing things to do, like:
- RIVER FLOAT at SIAN KA’AN BIOSPHERE, nature preserve & UNESCO World Heritage Site. The best float is via "Laguna Tours Muyil" (on G Maps).
- NOPALITOS LAGOON, this magical lagoon & nature sanctuary, is a hidden treasure you can access for a small fee per person & bring your own food & drinks to have a picnic there. There's also a day club called “Neek Tulum" (with a cover charge)
- VESICA TULUM, a CENOTE DAY CLUB situated only an 8-min drive from the property.
- GOLF: PGA Riviera Maya Golf Club - 32 km | 20 mi or DREAMS Tulum - 13 km | 8 mi

Getting Around:
The property is about 120 km | 75 miles or about a 1 hr 45-min drive from the Cancun International Airport (CUN). The Tulum Airport (TQO) is now open if you’d like to see if your flight goes there. It’s best to pre-arrange airport transfers. There are shared-ride and private transportation options as well as rental car options at the airport. Let us know if you need any assistance. This is a beautiful development, just know that it’s located on the jungle side of the main highway, about 5 km | 3 miles from the center of Tulum town and a 15-min drive to the beach. It’s a wonderful place to disconnect, surrounded by lush jungle landscape and lots of hidden gems, including 2 natural cenotes onsite. That said, it's best to have a car or bike to get around from this area.
Tulum is experiencing high growth and you may hear construction during the day from surrounding developments or experience power outages due to a lack of infrastructure. Both are outside of our control, and we cannot be held responsible.
For stays longer than 6 nights, there is a $35 USD weekly fixed electricity fee charge. It will be collected before arrival, during your stay, or post-departure. Our team will reach out to you to coordinate the payment.
There is no daily housekeeping, but you can request a cleaning service for an additional fee. Here are some housekeeping rules to keep in mind:
- Please hang towels up; don’t leave them on the floor.
- Please throw toilet paper in the trash basket, not in the toilet bowl, to avoid plumbing problems. (The entire city of Tulum has a sensitive ecosystem.)
- Close the doors and windows, fans and A/C every time you leave the apartment. It only takes a few minutes to cool the environment when you return.
- Take the trash out to the deposits on the left side of the guardhouse by the main entrance.
- Visitors are not allowed.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- Guests might be required to present an official ID at check-in or during the stay.
- A security deposit may be required prior to arrival or at check-in, except for Airbnb reservations. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
- No more guests than those listed in your reservation are allowed.
- No smoking of any kind inside the home! Drug use and illegal activity on the premises are also strictly prohibited. Failure to comply results in a $300 fine.
- No parties, events, or excessive noise after 10 pm. Please respect the neighbors.
- Guests are responsible for damages that occur or extra cleaning costs as a result of their stay.
- There are outdoor security cameras strictly for security and safety reasons.
- Pets are not allowed without prior authorization; an extra fee and rules apply.
- Pools hours: 7 am to 10 pm || Cenote hours: 9 am to 6 pm.
Interaction with Guests:
It’s a self-check-in property. You just need to stop at registration for your keys on the way in and make your way to the villa.
