We Created Sleepover to be a safe haven while you`re on the road traveling. We`ve put our love, sweat and tears into making ALL our units amazing accommodations for all of our guests. As a result, we strictly enforce the following rules to maintain the integrity of our spaces:
- NO SMOKING: Smoking of any kind (including tobacco, marijuana, e-cigarettes, vape pens, and hookahs) is never allowed at this property. This applies to the entire apartment, including the balcony or patio, as well as all common and outdoor areas of the building. Any smoking violations will result in a $500 fee.
- NOISE: Sleepover guests may not disturb their neighborsâ quiet enjoyment. Guests must observe quiet hours from 10 p.m. to 8 a.m. Parties and large gatherings are strictly prohibited.
- OCCUPANCY: Each Sleepover space has a maximum occupancy limit. There can be no more than the specified number of guests on the premises at any given time. Large gatherings and/or parties ARE NOT allowed.
- PACKAGE HANDLING: Sleepover does not have a staffed front desk, so we cannot accept any package deliveries. WE DO NOT ALLOW GUESTS TO ACCEPT MAIL HERE OR GIVE OUT THIS ADDRESS. Sleepover assumes no liability or responsibility for missing packages or mail.
- LOST AND FOUND: Sleepover assumes no liability for lost, misplaced, stolen, or damaged belongings, including any belongings that are left in the apartment after your departure time has passed.
- PETS: Only certified service animals are allowed. Breed and pet restrictions are subject to building management. Requests to bring a pet must be approved by Sleepover prior to booking. Pet fees are not included in the total reservation price. If you are authorized to bring a pet, an additional pet fee will be applied after the booking is complete. Any pets brought onto the property without approval will result in a $500 fee. Sleepover has a one-pet-per-apartment limit. Only dogs are permitted to stay at pet-friendly properties.
- RETURN OF FOBS & KEYS: All designated fobs, keys, and parking passes must be returned to the original lockbox. Do NOT leave the keys in the unit. Failure to leave all access items behind will result in an immediate replacement fee of up to $450 per item. Please alert Sleepover staff immediately if any items are missing at the beginning of your stay.
- INFESTATION: If Sleepover determines that you have brought any infestation into the apartment or onto the premises, Sleepover reserves the right to charge you for any and all costs and expenses that Sleepover deems necessary to address the infestation.
- PARKING: All vehicles parked on the premises are parked at the risk of the owner. Sleepover shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the property.
- DAMAGED OR MISSING PROPERTY: Guests are liable for any damage and/or theft at the apartment, premises, or property caused by the guests, their visitors, or other persons present in the apartment during the guestsâ stay. This includes damage to rooms, fixtures, furnishings, and equipment (such as towels, artwork, electronics, and kitchen equipment). Sleepover reserves the right to charge guests for 120 percent of such amounts as it shall in its sole discretion deem necessary to compensate or make good the costs or expenses incurred or suffered by Sleepover as a result of the damage and/or theft. Charges may include but are not limited to all property damage, missing or damaged items, smoking fee, cleaning fee, and guest compensation.
- IDENTITY VERIFICATION: To protect against identity theft and fraud and for the safety of other guests and neighbors in the community, you will be required to provide a scanned or photographed copy of your valid, government-issued photo ID during the virtual check-in process for the purpose of performing a background check or screening.
- USE OF PREMISES: The apartment and all amenity areas shall not be used for any unlawful or illegal purpose. No nails, screws, or other items may be driven into any portion of the apartment. Guests shall use the apartment for residential purposes only. Guests shall not conduct any commercial, industrial, or retail activity in the apartment.
- SECURITY DEPOSIT: Non-compliance with the House Rules and Sleepover Rental Rules could result in a penalty and/or forfeiture of the security deposit and/or eviction without a refund.
- CHECK-IN AND CHECKOUT:
The check-in time is at 4:00pm and checkout time is at 10:00am. Guests will be charged an early check-in fee of $25 for checking in earlier than 4:00pm. Guests will be charged a late checkout fee of $25 for any checkouts after 10:00am.
Guests cannot check-in early or checkout late without permission from the host.

USE OF PREMISES: The Units shall be used as described in the Addendum. No other use shall be permitted without the express written consent of the Landlord. Tenants will abide by all city and/or state codes and zoning ordinances. No part of the Units, including all common areas and grounds, shall be used for any purpose which constitutes a nuisance, or which is illegal, offensive, termed extra hazardous by insurance companies or which may make void or voidable any insurance on the Building or which may increase the premiums therefore, or which will interfere with the general safety, comfort and convenience of the Landlord and other tenants of the Building.
RULES AND REGULATIONS: Tenant and its subtenants shall use the Units and the public areas in the Building in accordance with such rules and regulations as may from time to time be made by Landlord for the general safety, comfort and convenience of Landlord and other lessees of the Building, and shall cause Tenantâs subtenants, agents, employees, customers and invitees to abide by such rules and regulations.
INSURANCE: Landlord shall not be liable to Tenant or those claiming through or under Tenant, for injury, death or property damage occurring in, on or about the Building, except to the extent attributable to the negligent acts or omissions or intentional acts of Landlord or its agents, representatives, invitees or employees. Tenant shall maintain insurance as described in the Addendum. Landlord shall maintain adequate liability insurance for the replacement cost of the Building and such other insurance as Landlord may reasonably deem appropriate. Tenant shall indemnify Landlord and hold Landlord harmless as described in the Addendum.
ALTERATIONS: Tenant shall not make or allow any subtenant to make any alterations of or additions to the Units without the prior written approval of Landlord.
TENANT TO SURRENDER PREMISES: Upon the expiration or the termination of the Term of this Lease, Tenant shall, at its expense, (i) remove Tenantâs and any subtenantâs goods and effects and those of all persons claiming under Tenant or a subtenant; (ii) quit and deliver up the Units to Landlord, peaceably and quietly, in as good order and condition as the same were in on the Commencement Date or were thereafter placed in by Landlord, reasonable wear and tear excepted; and (iii) at Landlordâs request, restore the Units to general office standards adopted from time to time by Landlord for general application throughout the Building. Any property left in the Units after the expiration or termination of the Term of this Lease shall be deemed to have been abandoned and shall become property of Landlord to hold or dispose of, as Landlord determines in its sole discretion.
GOOD REPAIR: Tenant will keep the Units in a neat, clean and orderly condition, and in good repair as originally provided to Tenant, including heating equipment, air conditioning equipment, lighting fixtures, plumbing fixtures and window glass.
FIRE OR OTHER CASUALTY: In the event of a partial or total destruction of the Building during the Term hereof from any cause, Landlord shall repair the same; provided, however, that in the event of Landlord in its sole and absolute discretion determines it to be impractical to repair the premises, it may terminate this Lease. In the event Landlord shall elect to repair the Building, this Lease shall not terminate, but Tenant shall be entitled to an abatement of Rent during any period of time that any portion of the Units are untenantable. In the event it is reasonably determined that Landlord will take longer than ninety (90) days from casualty to repair damage to the Building, Tenant shall have the right to cancel this Lease by providing written notice thereof to Landlord.
