Oceanfront condo with amazing sunrises over the estuary from east-facing balcony and sunsets from west-facing balcony. Imperial Beach is the most "Southwesterly City in the US." We love our easy-going, carefree beach town with its eclectic mix of restaurants, breweries, parks and the historic IB Pier.

Please note our beach has been closed for 'water contact' for the most part since December 2021, with brief openings once in a while. The city issues notices to avoid the water, but surfers still go out, and one can still enjoy walking/laying out on the beach. We highly recommend checking beach status for all San Diego beaches at "sdbeachinfo". Note the water temperature is usually on the low 60s (quite cold!).

We meet our guests upon arrival. Guests can contact us via the VRBO App anytime between 7:00 am to 11:00 pm. We live 20 minutes away. In case of an emergency, or urgent matter, we are available 24 hrs.

The great room features an open floor pan with west facing L-shaped 23-feet balcony and outdoor furniture, abundant natural light in its huge 22x27 feet living room/dining area (table for 6), a spacious and fully stocked kitchen with a long bar-height counter. This room is very bright and airy. The fireplace is ornamental (not connected).

The kitchen has stainless steel appliances, dishwasher, refrigerator/freezer (note: no ice maker or water from fridge), microwave, gas range and oven, small appliances, pots, pans, baking items, glassware, dinnerware, utensils and cutlery. The laundry closet has a full size washer and dryer, laundry detergent and cleaning supplies.

Our home has 3 bedrooms and 2.5 bathrooms, 2 private balconies, one shared among 4 units. There are 2 smart TVs (bedroom 1 and living room), Internet broadband (no cable), beach items.

Bedroom 1 (main one) has a king size bed, walk-in closet, its own bathroom (shower & two sinks, bathtub is not operational), dresser with mirror, smart TV, and reading chair. The other two bedrooms share a bathroom (shower/bathtub) and a balcony. Bedroom 2 (twin trundle) does not have clothing storage. Bedroom 3 has a king size bed and ample clothing storage (chest, closet).

Guests have access to the entire unit except the closet on bedroom 2 (with the twin trundle bed), where we keep personal items and extra linens for complimentary monthly tidy ups for stays longer than one month. Sheets and towels are changed every week.

Balconies are cleaned the second Tuesday of the month (guests do not wash the balconies), but we note it since units above may wash and water may drip down.
